Designed to utilize environmentally-friendly and sustainable elements without compromising on function or luxury, the home offers 3 bedrooms, 4 bathrooms, a den, BBQ off the kitchen, and a fantastic rooftop deck with fire pit and 360-degree views of Venice.

The Space:
Professionally designed by Interior Particulier, this modern, brand new construction home has spared no expense to offer you a truly comfortable and inspiring home away from home. Interior Particulier has completed over 10 projects for Open Air Homes, and each project has welcomed consistently happy guests into the spaces they create. We are excited to view the final product for this home, and will be photographing the end result in the middle of December, with updated photos coming shortly after.

The living room is a stunning showpiece, featuring 12-foot Fleetwood pocket doors that open to the front yard, fireplace with handmade Zia tiles, and built-in white oak shelving and hidden TV console. The innovative chefs kitchen features Dacor appliances, Neolith counters, Ruvati sink, a walk-in pantry, and wet bar with wine fridge. Upstairs are the den and 3 en-suite bedrooms, including the massive primary bedroom with high ceilings, private balcony, office, walk-in closet, and spa-like bathroom with rainfall shower, soaking tub, and Neolith Riverwashed tile. The guest bathrooms feature Heath Ceramics tile and Kohler fixtures.

Guest Access:
Guests will have access to the entire home and the garage to park. There will be no one else on the property, other than the weekly gardener who needs access to the home to service the plants on the roof as well as the front yard.

All 30+ day stays require mid stay cleaning by our professional housekeeping team. This is a full clean of the house and change of linens. We pay our cleaners a fair, livable wage and we always strive to hire the best, most reliable and honest cleaners in the business. This team in the backbone of our company, and they work tirelessly to ensure every stay is a clean one!

The Neighborhood:
When visiting Venice Beach, you are entering the most walkable and bike friendly city in all of Los Angeles. We recommend exploring the great restaurant scene on Abbot Kinney, Rose Ave and Main/Pacific, as well as on the boardwalk. There has been a revival of the restaurant scene, and the shopping has always been top notch, especially on Abbot Kinney.

Be sure to walk Abbot Kinney, especially on the weekends, if you want to see a great example of the vibrancy of this community. If you’re up for a bike ride, take the path North all the way to the start of Malibu, or there is a secret path through Marina Del Rey that can take you all the way down on a bike path to Redondo.

We recommend walking the walk streets, and seeing all of the unique architecture throughout the entire community. The canals are also worth checking out to view the unique history of Venice Beach.

Getting Around:
Most people choose to have a car when visiting Southern California. There are an abundant amount of unique and significant attractions within two hours of this home. If you’re an explorer, we recommend a car.

If you’re the type that wants to arrive and relax at the house on your vacation, Uber and Lyft are readily available as well.

Other Things to Note:
Open Air Homes is setting a new standard for the short term rental industry. During your stay, we rely on a centralized texting service so that you can reach us anytime simply with a text. Our property management team cares for each home, and our goal is to have each home properly maintained before you step foot in the home. We make your check in and check out process a breeze, and simply ask you to turn off the lights/AC and lock up on departure. Our team is well versed in the local community, and we offer each guest a personalized set of recommendations before your stay, with the goal of making your stay a truly unforgettable experience.

- By booking with us, you agree to sign our Rental Agreement.

- You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

- Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in additional charge up to $1000 and/or eviction without limiting any other legal or equitable remedies available to Owner and/or Company.

- All stays over 30 days require mid-stay cleaning. Please ask your reservation associate for more details.

Instant Book is turned off for all of our homes at Open Air Homes. This is a conscious decision in order to be a positive change for the short term rental industry, We encourage guests to send us a respectful note and provide us a little bit of background about your group before booking, and then we will take this to the owner for approval. Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed!

At Open Air Homes, we strive to give you such a great experience, that you will consider us for Property Management if and when you buy. Our goal is to provide unforgettable, relaxing vacations to our guests, and we aim to take care of all of the needs of this property before you step foot in the home.

There is a 10-day grace period to return any items taken from the home at check-out (keys, garage remotes, etc). Replacement costs will be charged to guests if items are not received within 10 days of check-out.

PET FEES: For stays under 30 days, there is a non-refundable fee of $150 per pet. For 30+ stays, there is a non-refundable fee of $300 per pet. Damages and/or failure to pick up after your pet may result in additional charges at check out.

House rules :
1) Additional charges to be applied to invoice after request to book. Mandatory charges include taxes, service fee, insurance, pet fee, CC fee, etc.

2) All refunds are subject to a mandatory 4% processing fee, including reservations that qualify for free cancellation.

3)The rental agreement must be signed prior to arrival. Additional fees for lost keys, damages, additional cleaning, and items left behind will apply.

We use a centralized texting service and have an international team so that we can provide you with 24/7 communication.
