Before making a reservation, please read and understand our house rules.

1. Check-in begins at 3 pm or later. Check-out must be completed before 11 a.m. Depending on calendar availability, you may request an early check-in or a late checkout. It is not possible to confirm availability until 24 hours before your arrival or departure.

2. On your reservation, you must indicate the number of guests you will be accommodating. Your host must approve any additional guests or visitors.

3. Parties, events, and excessive noise are not permitted. We ask that you respect our neighbors and observe quiet hours between 9PM and 9AM. Your removal from the property may be the result of your violation after our initial warning. We are located in a residential community, which is a vacation destination but also home to many residents. Therefore, we ask that you respect their privacy and their peaceful environment.

4. Only outside smoking is permitted. Indoor smoking of any kind is strictly prohibited. There will be an additional fee of $100 for fumigating the home if smoke odors are detected after check-out.

5. Pets are permitted with the host's approval. Pets should be kenneled when unattended. Pets should not be allowed on furniture or beds. To avoid disturbing neighbors, dogs should not be left barking unattended in the backyard for long periods of time. All dog poop must be picked up prior to checking out or a $25 charge may apply.

6. Guests assume full responsibility for any accidents, injuries, or illnesses sustained on the premises. All guests accepting this reservation expressly assume the risk of any harm resulting from their use of the premises. The guests recognize that they may purchase personal insurance to protect themselves in these circumstances.

7. In the event that accidents occur, please let us know before departing if the property has been damaged.

8. Thermostat Settings (Applicable May 1st - November 1st): Our properties in Arizona are equipped with Nest thermostats, allowing guests to adjust temperatures within a designated comfort range. It's important to note, however, that during the summer months, from May 1st through November 1st, the thermostats are programmed not to go below 74 degrees. This aligns with the energy efficiency recommendations from SRP, our local electric company, which suggests a setting of 78 degrees for energy savings. We set the minimum at 74 degrees, balancing between energy conservation and guest comfort. During this period, if a guest requests a temperature setting lower than 74 degrees, we can accommodate this, but it will incur an additional cost of $2 per day for each degree the temperature is lowered. This fee applies for each day of your stay within these months. This policy helps us maintain a balance between providing comfort, being environmentally responsible, and managing energy costs during the hotter months. We appreciate your understanding and cooperation.
