This recently remodeled Summit Beach Resort condominium is conveniently located on the 4th floor of this 15-story complex. The Summit is centrally located on Thomas Drive near numerous restaurants, shops and family entertainment venues. This well-maintained 4th floor unit offers an amazing gulf view from its beachfront balcony. Fully equipped to host your family or friends on a comfortable, sun-filled vacation. This condo offers a king bed in the bedroom, 1.5 baths, two twin size bunk beds in the hallway and a queen sofa sleeper in the living room. Comfortably accommodates up to 5 guests. The Summit has 3 large parking lots, tennis courts, basketball court, shuffleboard court, indoor gym, 4 pools, 3 hot tubs and dry saunas. Additionally, there is a gift shop/convenience store on-site, along with Bikini Bob's Restaurant & Bar and a poolside tiki bar.

-Summit does not allow pets

PAYMENT SCHEDULE: A minimum initial payment of $325 is due at time of booking. Final payments are due 35 days prior to arrival. If a booking is made within 35 days, payment in full is due at time of booking. We accept MasterCard, Visa, Discover, Cashier's Checks, Checks and Money Orders. Checks, Cashier's Checks and Money Orders must be received at least 30 days prior to arrival. Initial payment amount may vary based on the booking avenue.

NOT INCLUDED: A refundable security deposit of $200 (charged within 24 hours of your arrival date) and The Summit Owner's Association registration fee (paid upon arrival to the Summit Owner's Association in the lobby) is $27 and includes 1 parking pass & up to 5 property armbands. Extra parking pass $27. While we do our best to provide you with accurate, up-to-date information, The Summit Owner's Association reserves the right to change the registration fee at any time and without notice and is based on SOA limits and availability.

**The Summit Condominiums is undergoing a property-wide balcony restoration project from September 2025 through March 2026, with dates subject to change based on weather and construction progress. During this period, balconies may be closed or partially closed, outdoor furniture may be stored inside the unit, and guests should expect noise and dust. While we will reaccommodate as able, no refunds, discounts, or guaranteed relocations will be provided. Thank you for your understanding while property improvements are being made!**

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was somewhat unhappy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: For the price we paid for a very outdated condo we could have stayed at at a newer property. Although the vacation was a good one, we won't be booking this property again. The furniture had some sand and stains and the floor was gritty. We did report those things on the form when we 1st arrived.

Room was run down, wish I could add photos! Base boards rotten, paper ripped off sheet rock in bathroom, mattress must have been from the 60s. Could barley sit on balcony from the neighbor who smoked weed constantly.Had to ware shoes while in condo, I didn’t at first and my feet were black as the Ace of spades. Photos on listing are very deceptive. Only good part is the beach. I wise I would have read reviews before I booked.

Overall, I recommend this vacation rental. Reviewer Comments: Very disappointed in the room. The mattress was more like a cheap air mattress instead of something that goes on s bed. The air conditioning didn’t cool well and it also made a terrible noise. The dryer only stayed on for 30 seconds at the time. The toilet seat was at Lea 50 years old and the hot water only last for one shower. The room smelled like mildew. The owners should update with some of the money they make because it surely wasn’t cheap. I will never stay in 404 again.

Rating Details: The property manager was very helpful. The vacation rental was clean. I was more than happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Not our best stay. Upon arrival, there was a leak in ceiling in the kitchen. The rental facility was quick to send someone out to look at the damage but only put towels on the cabinets to collect water. No one ever touched base with us to check on the status of the leak. The room could use some updating. Chairs on the balcony were pretty but uncomfortable. There was no dust pan for sweeping or a mop for any clean ups that were needed. The dryer on the property did not work. Property owner must have been aware because there was a note on it that said to cancel and restart the process if it stopped drying but it never did. We had to air dry our laundry. Access in and out of the room was easy. Access code to the gate that goes out to the beach wasn’t updated. Thank goodness someone was there to let us in and out. The building on the right is an eye sore and needs be demolished. The staff at the front office of the condo were of no help with any questions we had about the room or property. Their response was “condo is owned by someone else and you need to contact them “ or “I don’t know “. The workers at the tiki bar were fantastic and made sure everyone was satisfied with their beverage. Even the kids! Don’t leave your beach chairs on the beach for any amount of time in the evening hours. We were gone for a short time and came back to see our brand new chairs missing. No one informed of us a beach cleanup every day. They only picked up chairs mind you! Our water bottle was still sitting in the sand! Make that make sense! We’ve stayed at the Summit before and it was great but after this visit, I don’t know that we’ll be back. The rental property phone was great with our almost daily concerns but the Summit itself was not.

The dryer literally had a note that if it shut off just hit start again...well it only ran 3 minutes at a time. It smelled terrible, we weren't able to check in until late due to cleaning and then it was filthy anyway. I would NEVER stay here again. We also had our ice chest stolen from the pool area to top things off.

Was able to get a unit one floor down from our friends.
