Oceanside 3 Beds/2.5B Pool Grill Hutchinson Island

Fantastic non-smoking Oceanside 1970's 3/2.5 two level, 1394 sq ft townhome in Jensen Beach on Hutchinson Island, steps away to the Atlantic Ocean via our community private pier access! Two spacious bedrooms upstairs & a POOL view (not ocean) includes a fully stocked kitchen, washer/dryer, beach chairs & accessories, a cooler, 3 TV's, Basic Cable & Smart, outdoor seating & our location can’t be beat!

Private beach entry just across from the pool & minutes to downtown, both causeways & the ocean or the lagoon! Enjoy laid back FL life, beach all day, layout by the small pool & cook meals on the grill. Balconies off both the master bedroom and living room, facing pool. Living, half bath & kitchen on entry level & two bedrooms & two full bathrooms along with washer/dryer upstairs.

This house is not AT ALL childproof so bringing children is not recommended & will be at caregivers 100% risk.

Walking distance (across main street) to restaurants, ice cream, liquor store, shopping, post office, salon & gas/convenience stores.

Oceanside condos with HOA's have a few strict rules that guests must abide by. VRBO requires we list the details of the stay in advance of your booking so were all on the same page. In order to receive an awesome & as expected stay please read this property information to make sure it's a right fit for your entire group BEFORE booking:

Your aware that there are three sets of about 6, 7 & 8 steps to walk up to the condo & that though we are in an oceanfront development, the view from our condo is of the pool and not the ocean. You will need to walk outside and out the pier to get to our beautiful blue-green waters and sandy beach. Your also aware that the condo is two levels so there is another set of steps to get up to the bedrooms inside the unit.

NO SMOKING: This is a non-smoking property, inside & out. There is not enough time between guests to air out a smoke smelling house so you will be charged a minimum of $500 in addition to any interruption in our bookings should you choose to break this rule. If our neighbors call us because you are smoking on our balcony your stay will be canceled without refund, in addition to the $500 fee.

ALL GUESTS MUST BE ON RESERVATION: Guests not accounted for on the booking are not permitted on the property. Doing do is grounds for immediate termination of your stay & w/out refund in addition to a $100 fee per extra person.

CHILDREN:
The condo is not childproof AT ALL - please see photos and ask any questions prior to booking. By booking with us caregiver accepts 100% liability for safety.

NOISE:
Aside from the crashing waves, this is a quiet neighborhood so please be respectful that while those around you do get to live in paradise, they have to work here too ;-)

This is a perfect location for a family vacation, not parties. If neighbors complain of loud or rowdy gatherings your booking with be canceled without refund.

PARKING:
ONE designated parking spot directly in front of the unit. There are numerous guest spots throughout the condo lot, first come, first serve. Parking in other lettered spaces, even for a moment, could cause your stay to be canceled without refund.

BEACH ACCESSORIES
We are happy to provide an assortment of beach gear and a cooler. PLEASE be considerate & rinse off ALL SAND before bringing them back and remove sandy or wet shoes before entering the house. You can leave them outside the door to dry. A hose is provided on the pier to rinse things off, dont forget your body and leave ALL sand AT THE BEACH! CLEANING
Our cleaning fee is lower than the norm w/ the thought people would prefer to save money & clean up after themselves but if not, no worries, we can give you full service if desired. The fee covers normal cleaning of the actual house:
- US: strip/make beds, clean the bed linens/towels & disinfect the house.
- GUESTS: tie ALL garbage in bags & take to the garbage & recycling bins outside & clean any excess sand or appliance/items cooking mess & dishes.

If you prefer not to do these things on vacation we can provide the service starting at $40 per hour if told in advance, $60 if we must call in an emergency team after checkout. It does NOT INCLUDE SAND REMOVAL so please take care and rinse off like your a local. ;-)

No moving furniture without putting it back in exact place it was found. $100 fee per item if the cleaning team has to move any furniture. Please hang towels on hooks & not on floor or furniture.

DOGS / ANIMALS ARE NOT PERMITTED
We love dogs but the HOA does not allow guests to have animals on site. Doing so will cause a minimum $400 fee per day to be billed to your card so please don't bring ANY animal. Any additional legal costs we incur because you bring an animal, you agree to pay for by booking with us.

BEACH ACCESS & POOL/GRILL KEY
Please leave the keys hanging on the welcome box at check-out where you will find them at check-in - we would hate to do it but there is a $550 fee if these go missing. Guests not following posted pool rules will be warned once and then access removed from your stay. No one likes calls from the HOA so have fun but please be respectful. The small clubhouse is not for guest use.

The Master bedroom has two locked owners closets with extra supplies - these are not for guest use & it should not be tampered with in any way. Don't worry, there is still plenty of space for your items in a large walk in closet and another good size closet upstairs!

BUGS
Your on the ocean so mosquitos will be present. The city sprays, we have pest control maintenance like most FL residents but bug spray will still be needed in FL. Keep the door & windows shut at ALL times (EVEN for a minute while loading things in or out) & food in containers. Close up the house as they will quickly come in. We will provide no refund or adjustments for any bugs. Feel free to open windows w/ screens in them if you prefer fresh air instead of AC but never open windows w/out screens.

AC
They work hard here in FL so please do not leave the AC running if your going to open doors for fresh air. If the app shows it continuously running because of this you will be charged whatever we are charged.

Landscape or property maintenance providers may show up on your visit and should be expected without notice. Pest control comes monthly & will need inside the house. We use a non-harmful to humans service.

Checkout is at 10am. Staying beyond this effects work schedules for turnovers & preparation time for next guests. Without prior approval for a late checkout, guests will pay the base rate for an additional day w/out keeping possession of the rental. Beyond 2 hours late 2 days will be charged.

By booking with us you agree to these terms & agree that your booking cost will not be refunded by should any of these rules be broken & your stay is canceled.

Most of this is common sense but there is a reason we have to write these things here... I aim to give guests a clear description of what to expect so the only surprises you have are good ones! I am available if you have questions & usually just a text or minutes drive away if you need anything.

Please ask any questions you have or send a message that we are "ALL SET" to confirm you've read & agree to the house rules & would like to book with us. INSTANT BOOK STILL REQUIRES CONFIRMATION OF HOUSE RULES - include ALL guests & pets on the reservation AND at time of booking please also message with confirmation of the number of guests, that all are non smokers & whether your bringing an animal. Entry will not be permitted without this info & cancellation policy will stand.

LOCALS:
If you are local please state the purpose for your booking & confirm no extra guests will be 'stopping by.'

LONGER TERM STAYS:
We welcome longer stays with extra considerations. Must pay for cleaning service every two weeks. Quarterly stays once a month.

Little overpriced for accommodations
The condo complex is older, built in the 70’s Stairs to the 2nd floor were very uneven and very slippery when it rains. Difficult to bring luggage in and out of condo unit with vehicle parked in front of stairs.

Perfect girls time
The walk to the beach was with in minutes. So many sea turtles were nesting. Pool was right there, even though we had to walk all the way around the building to gain access. Some party members did not find the beds that comfortable. There was everything we need for cooking and beach time. The residents that live there are extremely friendly. The owner responded within second to our questions and gave suggestions of things we could do for downtown Jensen
