Welcome to our home located in historic Avondale. This house is in a prime location - only a few blocks from the Shoppes of Avondale filled with restaurants, bars, and cute boutiques! This two story home includes an elegant kitchen, living room, formal dining room, an extra game room with sofa bed and 4 full bedrooms. Guests can also enjoy a lush backyard with grill, fire pit and Adirondack chairs as well as relax on the front porch. There is parking for 2 cars on site.
The Space:
All bedrooms are on the second floor - guests with accessibility concerns should contact us before confirming their reservation. However there is a sofa bed on the first floor in the game room.
There is both a formal living room, game room and poker/game table with an open layout; perfect for hosting family game nights!
Upstairs bedrooms include all king size mattresses and a spare bedroom with bunks beds (full size mattresses on the bottom bunk and twin size for the top.
Please note - upstairs there are only two bathrooms and both of them are shared between the four bedrooms. The bedroom with bunk beds has a Jack and Jill bathroom, shared bathroom, with one King Bedroom. There is also another shared bathroom between the master bedroom and fourth bedroom via hallway access. There are two bathrooms downstairs - one full bathroom with shower off the game room space and half-bath off the hallway by the kitchen.
Guest Access:
Guests will have access to the entire home plus shared common outdoor spaces on the property. The exterior pictures displaying a fire pit and chairs are stored in the shed which guests will have access to upon arrival.
Please note, while pictured, the fireplace is non-functional.
The Neighborhood:
This property is located in the heart of historic Avondale, the best neighborhood in Jax! You are directly facing Willowbranch Park, which is perfect for strolling and even has a library on site! You are a few blocks to the northwest of St Vincent's hospital and 1/2-1 mile f to the northeast of the "Shoppes of Avondale." You are approximately a mile to the west of Riverside's Five Points shopping and dining area.
Getting Around:
Uber/Lyft to all the places you need to go within a 1-3 mile radius. If you're comfortable walking at least 1 mile (aka if you're from a city like NY or LA) you can walk to anything you need during your stay.
Plenty of placed nearby to visit.

Check-In & Identity Verification Policy
All reservations require the primary guest (the booker) to complete a secure online check-in process prior to arrival. This includes:
-Uploading a valid, unexpired government-issued photo ID
-Uploading a selfie to confirm identity
-Reviewing and signing our rental agreement
This process is similar to hotel check-in and is required because we do not typically have staff on site. Check-in instructions will only be provided once this process is complete.
If you would like to review the rental agreement before booking, please feel free to contact us.
In some cases, we may also request a security deposit and/or apply a damage waiver fee in accordance with booking channel policies.
* It typically takes ~1 hour to screen a guest after they book this property and could take several hours if we are busy before we are able to provide them with check-in information.
If you make a last minute reservation, we ask you to please be patient and please do not expect to gain access to the property immediately.
Guest Count & Occupancy Policy
Each listing includes a maximum number of guests based on unit type and local regulations. Additional guests are welcome for an added nightly fee:
-4 & 5+ bedroom units: $50 per guest, per night after 8 or 10 guests, respectively
Please ensure your guest count is entered accurately at booking. We will confirm the number of guests after reservation. If the guest count changes, pricing may be adjusted accordingly. For safety and compliance purposes, exterior security cameras are used to verify occupancy. Unreported additional guests may result in additional charges.
Pet Policy
This is a pet-friendly property. While our cleaning team is thorough, guests with severe pet allergies should be aware that dogs, cats, or other animals may have stayed in the space previously.

$30 per night, per pet
$150 per week, per pet
$300 per month, per pet
Pet fees are included in the accommodation rate as long as you choose the appropriate quantity of pets when completing a booking. We confirm this with all guests post booking confirmation.
Local Reservation Policy
Reservations under 7 nights from guests residing in the local area may be subject to cancellation at our discretion. We handle exceptions on a case-by-case basis.
Early Check-In & Late Check-Out Policy
Early arrivals and late departures are not guaranteed and must be approved in advance. If approved, the following fees apply:
-Up to 1 hour: $100
-1–2 hours: $200
-2–3 hours: $300
-3+ hours: $400 or the cost of an additional night (whichever is greater)
Please do not assume availability without confirmation.
Smoking Policy
Smoking is not permitted anywhere on the property, including indoor and outdoor areas. If evidence of smoking is found, an additional cleaning fee of $500 will be applied in accordance with the booking channel's cleaning and damage policies.
Special Request Policy
Requests for items such as pack-n-plays, high chairs, or other non-standard amenities should be submitted at least 7 days before check-in to ensure availability. Requests made closer to arrival will be accommodated if possible but cannot be guaranteed.

We loved our stay! Ample space for our family, comfortable and good quality furnishings. The weather was perfect while we were there, so we spent several hours on the porch, as well as walking and playing in the park across the street. Would definitely return!
This was a beautifully decorated home in a great neighborhood. This was a perfect house for a girls get-a-way. Spacious and had everything we needed. Easy to get an Uber, close to great restaurants and shops. Easy check-in and out process. Will definetly book again if staying in the Jax area!

House was excellent. Very spacious with plenty of room to spread out. Everything was clean and well organized. The kitchen was great but was lacking in some things which we usually find in most rentals such as foil, wire wisk and only 1 dish rag. Overall, a nice home and good location.

Great, large house in convenient and pleasant neighborhood. The house is very spacious, with big bedrooms and plenty of hang-out spots. Very clean, easy communication with management.
Quick walk up Park Street to cafes and stores or head to the river to catch the sunrise. Glad we stayed here.
House was perfect and clean. Exactly how it was described in the listing. Solid location walking distance to food & entertainment. Only small issue I had is that check in wasn’t until 4:00 but you can request early checkin and the host was great with communication.

When noises were reported during your stay, we immediately scheduled a licensed pest control company to inspect the home. They did access the unit, performed an inspection, treated the property, and placed preventative measures at that time. No active infestation was confirmed during that visit. We understand how unsettling unfamiliar noises can be, and we took your concern seriously by involving professionals right away.
Several additional items you mentioned, including minor maintenance adjustments, were noted during your stay. At your request, these were scheduled to be completed after checkout to avoid further disruption to your vacation. The HVAC issue was addressed and resolved during your stay, and any remaining items were fully completed promptly after departure, as requested.
We always aim to address concerns as quickly and respectfully as possible, and we offered to resolve items during the stay when feasible. We regret that the experience still fell short of expectations and appreciate the opportunity to clarify the steps that were taken.
