About this property

Modern 2,500 SF Triplex on UWS Park Block with 3/4BR & 3BTH w/ Outdoor Space

Fully-furnished three/four-bedroom, multi-story, 2,500SF, dog-friendly, private apartment with ground floor outdoor space on a park block in the 80s, available for one-to-three-month rentals.

The apartment is new to the rental market. It is our "Pied-á-Terre" for when we visit the city, so it is fully-furnished with all the comforts of home: linens and towels, a fully-equipped kitchen with all major and many minor appliances, high-speed wireless, a smart TV with YouTube TV, etc. But because we make it available for monthly rentals when we're not using it, we've decorated it neutrally, without any family pictures or cluttered personal effects that might make you feel like you're sleeping over at someone else's house. We try to maintain a clean, uncluttered aesthetic while still providing for the comfort of our guests.

OUR GUESTS

The apartment is ideal for three kinds of guests:

1. VISITORS/TOURISTS: Guests who are visiting the city and want to feel what it's like to actually live in Manhattan. Our apartment is much nicer and probably cheaper than any hotel you could get, and it's in a perfect location to enjoy the city the way locals do.

2. BETWEEN CLOSINGS: Guests who couldn't coordinate the closing of their home with their purchase, and need a place to stay before their new home is ready. Our furnished apartment is a perfect way to bridge the gap, so you don't have to move all your stuff in just to move out when your new home is ready.

3. HOME IMPROVEMENTS: Guests who are doing work on their existing home, and need a place to stay during the construction. Our apartment provides a comfortable home-away-from-home for you during your construction.

Best of all, we love dogs, so the apartment is dog-friendly, which makes it ideal for those guests who want to take their dog(s) on vacation, or who wouldn't dream of putting their pup in a kennel for the time they're out of their home for construction or between-closings.


OUR APARTMENT

We're located on a park block in the West 80s, about two-thirds of a block from Central Park West. So it's extremely convenient for the park, all the fun on the UWS, and a half-block walk to the Subway C/E/B line (or a few blocks to the 1/9 on Broadway).

The apartment takes up the basement, ground floor, and first floor of a five-story apartment building that we own. The apartment is a legal rental, since it's a private building, so you don't need to "hide" from the upstairs tenants, the super, or anyone else. You won't have to endure any of that anxiety scuttling around worried about getting caught with an illegal sublet.

MAIN FLOOR

The main floor of the apartment, where you usually enter from the street, is the ground floor. You walk into an oversized Entranceway/foyeur, with a giant floor-to-length mirror perfect for checking your look before you head out. More practically, the Entrance also has a place to put your shoes (if you don't wear them in the house, although you're certainly welcome to), umbrellas, coats, etc. There's also a large coat closet just down the hallway.

The entry leads to a Study with opaque glass doors that can closed for privacy to make it a usable fourth bedroom. The Study features a desk with rolling desk chair on one side of the room and a queen sleeper sofa on the other side that faces a Samsung Smart TV that is set up to allow one-remote access (no cable box) to all streaming services, including the YouTube TV app. The Study easily doubles as a Fourth Bedroom, with the comfortable pullout Queen bed, a closet, and convenient access to a full bath down the hall.

After you pass the living room and the open stairs leading up to the next level, you'll pass hallway to your left with the coat closet and a full bathroom. The fact that the bathroom has a shower/tub is helpful if the living room is turned into that fourth bedroom.

After you pass the bathroom area, you'll come to the Great Room, which features a sitting area consisting of a large leather couch with a leather ottoman facing a Samsung Frame TV and a capacious (and mostly empty) sideboard. The Samsung is a smart TV that is also set up to allow one-remote access to all streaming services. The Great Room also has a non-working fireplace, with a mirrored mantle.

The rest of the Great Room is the Dining Area, which has a beautiful oval dining table that can seat 8 comfortably but is usually set for 6. The table, which you can see in the pictures, has a really interesting metal-and-wood tabletop, and is surrounded by comfortable leather sling chairs. Across from the table is a long galley area with an enormous amount of cabinet space, an ice maker, a wine cabinet, and a sink. The long counter also hides the sound system, which has wired recessed ceiling speakers throughout the ground floor.

From the Great Room, you can go to the fully-equipped Kitchen (in the extension), with a gas stove, stainless steel refrigerator, microwave, and other major appliances. And we've stocked the kitchen with other creature comforts: blender, stove-top popcorn maker, coffee-maker, etc. The kitchen has a huge amount of above- and below-counter storage space.

From the Kitchen, you can also see the outdoor space, which is accessible from the Great Room. The outdoor area is large and airy, and about as private as you can get in a townhome. We have comfy couch/chair seating for 5 people, and a dining table with seating for four. The outdoor space faces south, and gets pretty good light for most of the year because we share backyards with more townhouses, not high-rise buildings.


TOP FLOOR

The top floor of the unit has three bedrooms and two baths. The Primary Bedroom is large, with high ceilings and an extraordinarily large mirror facing the queen bed (it's a built-in -- we didn't put it there!). The Primary has multiple closets and a complete cherry furniture set that includes a sleigh bed, a large armoire, and two large matching bedside tables. It also has an ensuite Primary Bathroom, with a glassed-in shower with multiple shower heads.

The other two bedrooms are on the other side of the floor. The Corner Bedroom is nicely laid out, with a bedroom set with a wooden platform queen bed and matching dresser and bedside tables. The Corner Bedroom also has a large closet and a nice window overlooking the backyard.
The third bedroom is the Bunk Bed Room, so named because it contains a bunk bed setup -- a twin bed (sleeping one) over a full/double bed. (which can sleep two). This bedroom also has a dresser and a large closet, with another window overlooking the backyard and facing south.

The second floor also has a full bath for the two non-Primary bedrooms, with a tub and shower and a double-sink counter. And it also has a small laundry room with a washer-dryer, easily accessible to all the bedrooms.


BASEMENT LEVEL RECREATION ROOM

The third level of the Triplex is the Basement level, which is set up to be a "Rec Room."

The Rec Room is a work-in-progress -- it's semi-finished, fairly rustic, and only partly furnished. But it's a great playroom/gameroom, especially for kids. The room has a huge oversized L-shaped sectional sofa, a flat screen Samsung Smart TV mounted on the wall, an overstuffed chair, and a small ping pong table. It's basically a place for our kids to hang out and watch TV or hook up a game console.

The Rec Room also has storage areas for guests who might need to store belongings during their stay.



ABOUT US

We are a family living in the NYC suburbs that purchased the apartment as our "Pied-à-Terre" for coming into the city for long weekends and occasional weeklong vacations. But except for a few weeks where we have scheduled trips that can can't shift, we work around our guest's needs. We purchased the unit in mid-2022, have spent a year getting it ready, started to host guests in July 2023.

And although this offering is new, which is why we don't yet have many reviews, we've been having guests to our Jersey Shore house for 5 years, and have built up a 4.9 guest rating over about 30 reviews on that home on VRBO. We try to be good hosts who value our guests, prize hospitality, and are extremely accommodating. For example, if you do want to bring your own linens, appliances, etc., we will happily have our stuff stored in the basement for your stay.


PRICING AND SHORT-TERM RENTALS

The triplex would normally rent for $995 per night, cheaper than the cost of three small hotel rooms in NYC, which would NOT include outdoor space, allow dogs, provide a kitchen, etc. Because of NYC short-term rental rules, we can't rent for less than a month. So for those monthly rentals, we discount the $995 per night, depending on the month. We rent for between one and three months at a time, because we like to use the apartment ourselves and don't want to lose access for too long a period of time.

We are a family living in the suburbs of New York City, lucky enough to have vacation homes in both the Upper West Side of Manhattan and the lovely Jersey Shore beach area in Point Pleasant Beach. The family consists of Joe and Linie, their two pre-teen children, and three wonderful dogs. We love hosting guests at either of our vacation homes. We're grateful that the guests help us afford the homes, and have had almost universally great experiences hosting guests in both the off-season and summer season in Point Pleasant. We have many repeat guests every year at the Shore, because we really do try to provide them with a lovely experience when they stay at our home. We're just starting to host guests in Manhattan, but look forward to building a clientele there as well. Joe writes and teaches about client and customer service, so he has extensively studied hospitality techniques, and loves trying them out personally as a property host. We really do try to think like a guest, and try to create a home that will be welcoming to them. That's why our vacation homes have very few "personal" effects -- pictures, clutter, things like that. We try to create an aesthetic where you feel totally at home, and can enjoy either your vacation or your time where you're doing work on your home (or between homes).

Why they chose this property

We lived on the Upper West Side for about 15 years before we had kids, and love the area. We love the quiet neighborhood, the easy access to Central Park, and all the fun eating, drinking, museum-ing, and shopping we can do just on the Upper West. We also love that we're a quick walk to any of the train lines running down the west side to get us to Times Square, the Theater District, Chelsea, the Village, Soho, Tribeca, or Chinatown. And if we want to go to the easy side, we can just take a crosstown bus (or even walk through the park).

What makes this property unique

We bought this apartment because it had everything we wanted: * Three bedrooms, so we could have a primary for us, a bunk bed room for the kids, and an extra bedroom for guests. * A Triplex, so we can all get privacy if we want it (although the basement level is a work in progress). * A classic townhome with high ceilings and a classic layout, but which has modern amenities like central air throughout, a modern kitchen, and a clean, modern interior aesthetic. * Outdoor space, not just so we have a place to get some fresh area, but where we can give the dogs some outdoor freedoms. * A ground floor access, because our last Manhattan apartment was a three-flight walked and we're now too old to do that every day.
