About this property

Iconic, Provincetown Waterfront Home

This spacious, stylish home with ocean views has a rich history, and your own story will be woven into its fabric when you spend time here. The three sophisticated bedrooms are ideal for couples, and a comfortable daybed provides space to bring a single friend along, too.
Living Spaces
Martin House effortlessly combines luxurious furnishing and original features with modern amenities and thoughtful touches to create a space you’ll love spending time in.
The historic lounge offers plentiful seating and a stunning open fireplace, plus the original bar where Norman Mailer sat nightly when the property was a restaurant. If the walls could talk, they’d no doubt have many fascinating tales to tell. A second living area provides a comfortable sofa and matching armchairs that invite you to curl up for a quiet moment with your favorite novel. Or, maybe you’ll be inspired by the home’s past literary patron and do a spot of writing instead.
The study offers a dedicated workspace and comes complete with a printer for when you need to get a few tasks done. Complimentary WiFi is available throughout the property, and the space is newly fitted with an air conditioner to keep you cool on those steamy summer days.
Kitchen & Dining
The newly renovated chef’s kitchen gives a nod to the property’s time spent in the hands of several successful restauranteurs. It’s now your turn to make culinary magic, and the space is extremely well-equipped for you to do so.
Get your mornings started right at your very own tea and coffee-making bar. Whip up cappuccinos with the Nespresso coffee maker and milk frother, or brew the perfect mug of Earl Grey — best enjoyed cozying up in bed or in the sun on your private patio.
Generous countertops and a Thermador 48” gas range with griddle and double oven provide plenty of space to cook up lavish lunches and sumptuous suppers for your group, and the Fisher & Paykel dishwasher makes cleanup quick and easy. Most importantly, you can always be certain that the wine is chilled to perfection with the Sub Zero wine fridge. A Meile washer and dryer can also be found in the kitchen and ensures you’re looking your very best throughout your vacation.
Guests can choose from two gorgeous dining areas when mealtimes roll around. Share stories of last night’s antics at the kitchen table over long, lazy breakfasts, or enjoy a taste of fine dining in the elegant wood-paneled dining room.
Bedrooms & Baths
This iconic home offers three stylish bedrooms and three modern bathrooms for unbeatable comfort and privacy. The primary suite’s king-size four-poster bed is the centerpiece of the room and guarantees the most restful sleep imaginable. The en-suite bathroom continues the luxury with marble countertops and a generously sized walk-in shower.
The second spacious guest suite also features a king-size bed with high-quality linens, and the space benefits from plenty of natural light. There’s also a spectacular private balcony with ocean views. When night falls, bedtime readers will appreciate the bedside lamps that create a beautifully cozy ambiance. The third stylish guest suite offers a queen-size bed, plus a sumptuous armchair that makes a perfect spot for reading and journaling. These two guest suites share a bathroom with a walk-in shower and ample storage space.
Down on the first floor is where you’ll find the study with a comfortable twin-size daybed. The third full bathroom is adjacent to the living room and boasts a romantic, antique clawfoot bathtub that’s ideal for soaking your stresses away (best paired with a glass of wine).
Outdoor Amenities
Kick back, relax, and soak up the stunning ocean views from your private fenced-in patio. The outdoor kitchen and pergola-covered dining table are ideal for enjoying al fresco lunches, and once the sun goes down it’s time to gather your group around the firepit for a beautiful evening under the stars.
Access to the public beach is adjacent to the property, and eight beach chairs, beach towels, and an umbrella are provided. Parking is available off-site — details will be provided before check-in.

Host profile image
Hello! I am Kent Newton, Host/Property Manager of Martin House 157
Provincetown is a special place for me and I have been visiting for 30 years. When the opportunity arose to purchase Martin House, I couldn’t pass it up.
I am a big animal lover and have pets of my own that I love to spend time with. I also enjoy cooking and regularly invite friends and family over for dinner parties. Interior design and gardening are passions of mines, and I take great pride in this beautiful vacation home that I am lucky to be able to share with guests.
My dream for the future is to retire here and make Martin House my full-time home. Until then, we are thrilled to offer it as a short-term rental for others to enjoy. I hope you will fall in love with Provincetown as I have over the years.

Why they chose this property

Provincetown (often called "P-town") is an upscale New England town located at the extreme tip of Cape Cod in Barnstable County, Massachusetts. Our little slice of paradise juts out 60 miles into the sea and our magical community prides itself on welcoming visitors with open arms.
Provincetown is known and loved for its pristine beaches, picturesque harbor, and vibrant art scene. P-town is also arguably the best-known LGBTQ+ summer resort on the East Coast. For almost a century, our town has been an iconic destination for folks identifying as LGBTQ+, and the bohemian spirit draws visitors back year after year.
Year-round, queer-friendly events include August’s Carnival, where 90,000 people gather to enjoy the camp and colorful parade on Commercial Street. May is our annual Single Women’s Weekend, and October is our flamboyant Fantasia Fair. We finish the year in style with our Santa race — complete with teeny-tiny swimsuits.
Martin House is perfectly positioned to enjoy the best of P-town. Located next to the world-famous Boatslip Resort & Beachclub, you can spend the day luxuriating by the ocean and enjoying superb hospitality. Whale-watching tours are available at certain times of the year, and sunset sailing trips can be enjoyed year-round.
Foodies will love Provincetown’s eclectic restaurant scene. The Red Inn serves consistently excellent food in a historic 19th-century setting, and Liz’s Cafe is our favorite spot for rustic brunches and fantastic cocktails.
