Our spacious townhouse has lovely rural views from its roof-top pool and terraces.

Looking for a place to spend the winter with a cosy wood-burning fire?

Is polo your sport? We're one minute away from the Ayala Polo Field and less than 10 minutes drive from everything else Sotogrande has to offer:

- the bustling marina with its shops and restaurants

THE SPACE

Designed by renowned Spanish architect Joaquín Torres Vérez, our townhouse is joined on either side to neighbouring properties but has been created to provide extremely private spaces.

Covering 275sq metres and ranging over 3 floors plus a wonderful top-floor solarium with unbeatable countryside views, this is a place where you can relax in the private roof-top pool after a hard day playing your sport of choice or enjoy a refreshing drink and some chilled fresh fruit perhaps while you reflect on a wonderful day of sightseeing.

You have a choice of 4 bedrooms, all with ensuites, 3 of which are double bedrooms and one of which is slightly smaller so it's furnished with a bunk bed ideal for agile adults, teens or children.

At the entrance to the property are a lockable pedestrian gate and an electric vehicle gate controlled with a clicker which gives access to the driveway where there's parking for up to three cars.

At the rear of the property is a small but very pleasant and private enclosed garden where you can enjoy outdoor dining with meals prepared in the main kitchen which is also at the back of the house.

**ACCESSIBILITY**

The design of the property means that the front door is accessed via an external flight of stone steps - this means the property is definitely NOT suitable for wheelchair users, and may not be ideal for people with mobility issues or families with very small children. Please contact us if you have any concerns or questions about this.

DETAILS OF ACCOMMODATION:

FIRST FLOOR

FRONT TERRACE
On arrival at the property, the external stone staircase up to the first floor leads you to an expansive terrace at the front with stunning views over the countryside beyond.

Relax here with a drink on the cushioned built-in seating arranged around an outdoor low-level drinks table, or enjoy lunch or dinner at the outdoor teak dining table with 8 padded chairs located just outside the folding sliding glass doors that lead directly into the living/dining area, creating a seamless indoor/outdoor space.

The front door is also found on this terrace so the formal entry to the house happens here, leading you via a small hallway with a guest WC off it, directly to the living/dining area.

LIVING/DINING AREA

A light-filled living/dining space with a dramatic double-height ceiling above the dining area (the table seats 8 people comfortably), a built-in wood-burning fire, a wall-mounted 4K TV with all the main streaming channels, and a huge Natuzzi leather sofa to flop onto. AC unit.

As mentioned before folding sliding glass doors lead out to the large terrace at the front of the house.

An eye-catching floating steel staircase framed behind a curtain glass wall leads from the living/dining area up to the second floor.

KITCHEN

The well-equipped modern galley-style kitchen is at the rear of the house accessed directly from the dining area. The kitchen has everything you'll need including an electric hob, a built-in oven, a large built-in fridge/freezer, a Nespresso coffee machine, a microwave and a small breakfast bar with two bar stools, as well as loads of cutlery, crockery, utensils, serving plates, nibbles bowls, wine glasses, champagne flutes, tumblers, etc

EXTERNAL UTILITY AREA

This handy utility area located immediately outside the back door from the kitchen contains a washing machine and a laundry sink. A slatted steel external security door opens out to useful space for storing sandy beach items and then leads up via a few steps to the enclosed rear garden.

REAR GARDEN

The small lawned back garden is private, completely enclosed and separated from the neighbours' gardens by a fence and flowering bushes. There's a mature tree at the end of the garden and a wooden table with a sun umbrella provides a serene spot away from the hubbub of the main house.

SECOND FLOOR (via the stairs from the living room)

BEDROOM 1 (at the FRONT with ensuite)

A lovely principal double bedroom with a king-size bed, nightstands with lamps, an easy chair, AC, and a large floor-to-ceiling picture window giving views over the orchard and hills beyond. There's loads of built-in wardrobe space and your ensuite bathroom is complete with twin basins, a shower over the low-level bath, WC, a bidet and a hairdryer.

A glass door with a Juliette balcony can be opened so you can enjoy the birdsong in the morning from your bed. Push-button steel security shutters provide total blackout if wanted and the window is dressed with a voile curtain to soften the look.


BEDROOM 2 (at the REAR with ensuite)

This bedroom contains twin single beds that share a long continuous headboard and are separated by a nightstand with two reading lamps. Again, there's a floor-to-ceiling picture window but this one overlooks the peaceful rear garden. Plenty of built-in wardrobe space across the whole of one wall, AC and an ensuite bathroom with shower over the low-level bath, basin and WC complete the amenities.

As with bedroom 1, there's a glass door with a Juliette balcony so you can enjoy the sounds of the birds in the garden in the morning from your bed. Push-button steel security shutters provide total blackout if wanted and the window is dressed with a voile curtain to soften the look.


GROUND FLOOR (accessed down the stairs from the living room)

There are two bedrooms off a small hallway both with ensuites at the front of the house. They both have glass doors which can only be opened from the inside and that lead out to the front of the house where they share a small private terrace.

BEDROOM 3 (at the FRONT with ensuite)
A large double bedroom with a super-king bed, a handy desk if you need to catch up on emails, a couple of easy chairs, AC, a separate walk-in wardrobe accessed on the way to your ensuite bathroom which has a walk-in shower, a WC, and a basin.

BEDROOM 4 (at the FRONT with ensuite)
A slightly smaller bedroom that sleeps two in a bunk bed. AC, a built-in wardrobe, a handy low-level bench and its own ensuite with a walk-in shower, WC and basin and a step for the little ones if needed.

ROOF-TOP SOLARIUM AND POOL

The solarium and pool (unheated) are lit so you can enjoy both late into the night.

There are a couple of sun loungers and a hanging/swinging chair to relax on and, with the best views of the beautiful Andalucian countryside, the boutique pool (approx. 5.5m by 2.4m and 1.2m deep) at the front of the solarium completes the picture.

SELF CHECK-IN, KEYS & CHECK-OUT

You will be sent detailed instructions on how to access the property once your booking is fully confirmed and paid for.

Please note that the keys to the front door are extremely expensive to replace. Any lost or damaged keys or 'clickers' for the automatic gates will incur a €100 deduction from your security deposit to cover the cost of replacing the keys.

NOISE & OUTSIDE AREAS

The property is part of a small, quiet community. Most of the people in the community live there and are our neighbours so we don't wish to upset them.

There are a few community rules. In particular, we have been asked to ensure that our guests don't play loud music or make excessive rowdy noise when on any of the outside terraces or in the pool, especially after 10.30pm.

DECORATIONS
If you put up decorations please do not use sellotape or blue-tac as it damages the paintwork. Any decorations left such as glitter will result in an additional €50 being added to the cleaning fee which will be subtracted from the damage deposit.

Other things to note
The reason we haven't installed a carbon monoxide alarm is that with the exception of the wood-burning fire, there is no other possible source of carbon monoxide at the property.

Superb Property
A beautiful modern, clean and well-maintained house in a quiet location with fantastic surroundings. Rooms were all spacious and bed comfortable. Kitchen well stocked with equipment/utensils. Excellent outdoor dining space. Roof terrace with small pool - lovely for watching sunsets. Owners and property manager extremely helpful and responsive. Easy route by car from Malaga Airport. Short drive to Sotogrande, including beach, restaurants and port and also good supermarkets close by. Good base for people who like to cycle too - some moderate to challenging rides nearby.

We are a Welsh (Jon)/German (Bettina) married couple with two teenage children and we live just outside Cardiff in Wales, though we visit Bettina's family in Hamburg, Germany often.

We all enjoy sports, exercise and being outdoors.

Tennis is the main sport in our household. If we're not playing ourselves we're usually organising for our son to play in tournaments as he wants to make a career as a tennis player. Our daughter also plays tennis but prefers hockey and netball.

We have a lovely little Yorkshire terrier who keeps us busy at home.

We consider ourselves very lucky to have such a beautiful house as Casa La Risa for our family use. In the future, we plan to spend lots more time there but in the meantime, we love the idea that Guests can enjoy the place as much as we do.

When people tell us they've really enjoyed their holiday in our house it makes us very happy!
