Summary:
Welcome to your home away from home in Jax Beach! Enjoy this breezy boho beach getaway, just a few steps from the Atlantic Ocean. This beachy apartment has 4 full bedrooms as well as a sleeping porch so it can comfortably fit a party of 16 people (including sleeper sofa and air mattress). This property also includes three full bathrooms, one of the downstairs is split up (toilet in one room, shower in another).

You'll be steps away from Jax Beach restaurants, boutiques, nightlife, and activities and will truly have an amazing time in your beachside home!

The Space:
Original beadboard walls and ceiling will give you that nautical feeling throughout your stay with us. This apartment has the unique appeal of feeling like a cozy "home away from home" just a block off beautiful Jax Beach!

We have a smart thermostat in place in this unit and do limit temperatures to the following ranges to reduce our environmental impact:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F
If this is outside of your comfort zone then this unit may not be a good fit for you.

The Neighborhood:
Safe and mostly residential south end of Jacksonville Beach. Surrounded by countless local shops and eateries within walking distance. Very bike-navigable. At peak season, significantly less crowded but equally gorgeous beaches, popular with the locals, are located minutes away to the north.

There are multiple retail locations within a short walk - the Beach Hut Café is a few steps to the southwest, Eleven South is a little over a block to the north, and Starbucks is a few blocks to the north, and Whole Foods is around a half mile to the south (across A1A)!

Getting Around:
PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.

This house is pet friendly. Thus, if you are extremely allergic to animals this property may not be a good fit for you.

We charge a pet fee of $50/night / pet that you bring with you. This reduces to $250/week / pet and $500/month / pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
3+ hr early arrival/late departure: $300 or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.

Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine.

It has an automatic schedule (which in the summer will adjust the temperature up and in the winter down during the day) but we are happy to modify this within the below range on request:

Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F

***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We will assess a $500 cleaning fee in addition to the regular cleaning fee***

You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will ask you to leave immediately.

Most people drive & use their own vehicles, but Lyft and Uber are also available in the area for you to use.

The Beaches Trolley is an exciting seasonal addition to the Jax Beach scene. The Trolley can easily take you to eat, meet, shop, sun and fun. The weekend service runs every 20 minutes from South Beach Regional Shopping Center to Atlantic Blvd starting May 27 to September 5, 2016. The cost is $1.50 per trip. Use the MyJTA app to purchase a one-day pass to ride all night.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
