An oasis retreat with lush coastal landscaping awaits! Our home provides easy access to outdoor activities and incredible local dining! Have the entire home and grounds to yourself, with two parking spaces in the driveway.

The space:
The living room and kitchen are open concept with plenty of space to move around. The back Florida room is spacious with a dining table, sofa and TV. French doors can be closed to offer more privacy or quiet for a different remote work space or rest. The bedrooms are spacious and peaceful. The grounds are lush with tropical plants and 7 different fruit trees including mango, avocado, papaya, banana, lychee and more!
Guest access
Guests will have entire home and grounds to themselves. The back yard is fully fenced and set up with a patio table, umbrella and charcoal grill. There is no garage access for guest's cars, but the laundry is in there and guests can store things in the garage, if helpful.
Other things to note:
Work remotely with ease...with wifi up to 400 Mbps and a dedicated desk. Other work options include patio table outside or the Florida room where French doors can be closed to offer more privacy. The backyard landscaping can provide a nice zoom background, if needed.

HOUSE RULES

There are beds for 4 people.
Minimum age is 25.
Checkout is at 10am. Staying beyond this affects work schedules for turnovers and preparation time for next guests. Without prior approval for a late checkout, guests will pay the base rate for an additional day without keeping possession of the rental. Beyond 2 hours late, 2 days will be charged.
AROUND THE HOUSE
ALL GUESTS MUST BE ON YOUR RESERVATION: No non-disclosed guests or animals are permitted to stay on the property. Doing so is grounds for immediate termination of your stay without refund in addition to a $100 fee per extra person.
No candles.
No moving furniture without putting it back in the exact place it was found.
Please hang towels or any other wet or damp items on hooks or drying racks …not on floor or furniture. Drying rack can be found in the garage.
Please close the patio umbrella after each use, before coming inside. We get sudden gusts and it can fly out and break the table (this has actually happened) or nearby window.
The house is not childproofed. Liability for children’s safety is 100% on the caregiver with them.
PLEASE be considerate and remove sandy, muddy or wet shoes before entering the house and leave them outside. A hose is provided outside to rinse things off.
REMOTES: There is a $175 fee if any remotes that go missing as they can’t be replaced and a new set will be needed.
This is a residential neighborhood so please be respectful that while those around you do get to live in paradise, they have to work here too ;-)
Landscape or property maintenance providers may show up on your visit and should be expected without notice. This is for exterior maintenance purposes only. No one will ask to enter the home during your stay.
Since it is South Florida…to keep bugs at bay:
Keep food sealed and/or in containers.
Keep the door & windows shut at ALL times (EVEN for a minute while loading things in or out) Feel free to open windows w/ screens in them if you prefer fresh air instead of AC but never open windows w/out screens.
TRASH/RECYCLING
All trash must be placed in a garbage or trash can or other approved garbage receptacle.
All Recycling items must be placed in an approved recycling container. (containers are in the garage. Move in front of right side gate for pickup, then return to the garage)
Trash can is on right side of house, behind the gate. (move it in front of gate for pickup, then return)
Trash Pickup: Monday, Wednesday, Friday (all trash must be in a bag)
Recycling Pickup: Tuesday, Thursday (blue bin: plastic, glass, cans and cartons. The yellow bin is for cardboard. NO plastic bags. Recycling should be loose in the bin,)
Yard Waste Pickup: Monday, Wednesday, Friday, Saturday
Please have bins out the night before. Pick up is 8:00 am
PARKING
There are two driveway parking spots, please use those.
Garage is not available for parking.
No parking in the grass at any time(we have sprinkler heads).
No parking on the sidewalk at any time.
Maximum of 2 cars for those staying in the house. If you have more cars coming, lets discuss...they will probably fit!
We do not recommend parking on the street, other than for very brief periods of time.
No RVs, Boats or trailers ($100 per day, if found on site)
PETS
Pets are not allowed. Please do not bring pets. If our inspector finds evidence of a pet during your stay, you will be fined $500 for additional cleaning.
NO SMOKING: This is a non-smoking property, inside & out, including electronic cigarettes and similar items. There is not enough time between guests to air out a smoke smelling house. You will be charged a minimum of $500 in addition to any interruption in our bookings should you choose to break this rule. NO illegal drugs/substances are permitted to be stored or used at any time.
PARTIES & EVENTS
At this time, we do not allow parties or events. This is a residential neighborhood. The neighbors are aware of our vacation rental and they will notify us of excessive noise and partying. By booking our property you agree that if the police are called for excessive noise, partying, or other reasons, you will be charged $500 and will be subject to non-refundable cancellation of the remainder of your reservation. These rules are intended to ensure the harmonious existence between visitors and full-time residents.
Our home has exterior SECURITY CAMERAS that record at each entry point. This is for your safety and the safety of our neighbors. If any of these cameras are moved or blocked by guests your booking will be canceled without refund. There are no cameras inside the house.
CLEANING
The fee covers normal cleaning of the actual house - We strip/make beds, clean the linens/towels and disinfect the house. ALL trash should be tied in bags and taken to the garbage and recycling items loosely in correct bins. Dishes, as well as anything on counters, surfaces and appliances should be cleaned by you. Dirty dishes can be put in the dishwasher and turned on without you needing to stay and put them away. Please remove any food or drinks that have been opened before leaving. If extra cleaning is needed by our staff, it is an additional $100. If an extended stay and you want cleaning services, I can arrange that for you at $100 per trip using the service that we have on a regular basis, as they know the house.
BEACH ACCESSORIES
You're welcome to use all that we provide as long as you rinse them off completely & leave the beach by the ocean. Excess sand in the house will be extra rates as stated above. Our beaches have rinse off stations, as does the front yard.
BUGS
Your walking distance from the water so mosquitos will be present. We have a monthly service to treat the outside. Keep the door & windows shut at ALL times (EVEN for a minute while loading things in or out) & food in containers. Close up the house as they will quickly come in. We will provide no refund or adjustments for any bugs. Feel free to open windows w/ screens in them if you prefer fresh air instead of AC but never open windows w/out screens. We have it serviced on the exterior once a month. This service will be done without prior notice and shouldn’t cause any disruption in your stay.
IN SUMMARY:
By booking with us you agree to these terms and agree that your booking cost will not be refunded should any of these rules be broken and your stay is canceled.
Most of this is common sense but there is a reason we have to write these things here... We aim to give guests a clear description of what to expect so the only surprises you have are good ones! We are available if you have questions and just a call or text away. We also have family in the neighborhood, if needed.
Please ask any questions you have or send a message that we are "ALL SET" to confirm you've read and agree to the house rules and would like to book with us. If you instant book without sending this, the booking will be canceled.
