Classy Mission Beach Condo - 2Br (Sleeps 7)

Summary:
Location is everything! Wake up and be steps from the sound of the waves hitting the beach, and grab breakfast around the corner at one of the many places to eat nearby. This contemporary beach house will be your favorite vacation destination every year!

The unit was completely renovated in May 2016. It has new luxury porcelain tile floors, bedrooms, bathrooms and kitchen with updated granite countertops, wood cabinetry and stainless-steel appliances. Also, a new AC was installed in 2023.

The Space:
LIVING AREAS:
This clean and comfortable 980 square foot, two bedroom, two bathroom, first floor condo is located steps from Mission Beach, shops, restaurants, Belmont Park & Beach House. The condo is casual and spacious with the living, dining and open kitchen areas combined. The living room features a genuine leather couch that pulls out to a queen bed. In addition, there is a futon in the main area that folds out to a twin. This first floor condo is the only unit in the building with a garage attached, with a door that opens up to the main living area.

KITCHEN & DINING:
The kitchen is stocked with essential kitchenware for you to use, including dishes, utensils and basic appliances, to make you feel right at home when you`re cooking. The renovations added a brand new stove, oven, dishwasher and refrigerator. The kitchen is equipped with a coffee maker, toaster, pots and pans. Basic pantry items that are left in the kitchen (salt, pepper, oil) are free for you to use.

BEDROOMS & BATHS:
There are two bedrooms that include two queen size beds. The guest bedroom is on the court-side of the building with a sliding glass door that opens up to the shared patio area on the ground level. There is a shared full bathroom in the hallway between the two bedrooms.

The master bedroom has a 60” curved 4k TV on a full-motion wall mount, and has an attached private bathroom. Both bedrooms have built in closets with ample room to hang clothes, in addition to a full dresser in each bedroom. There is one queen sized mattress in the pull-out couch, with a twin bed in the ottoman (condo sleeps 7 - 2 adults per queen) for additional sleeping accommodations.

OUTDOOR AREAS: 
Outside the main sliding glass door entrance is the private patio for you to use. There is a shared common patio area off the court-side guest bedroom (East side of the dividing fence). The building also has a shared rooftop deck with spectacular panoramic views of Mission Beach, the Giant Dipper roller coaster and Mission Bay.

Please not the roof deck is shared between 8 different units in the building - most of which are short term rentals with other vacation guests occupying the space. Only registered guests and owners are allowed on the roof deck, and please note that guests are responsible for keeping the area clean :)

EXTRA AMENITIES:
The condo has 2 60” curved 4K Smart TVs equipped with expanded cable package and premium channels. WiFi is also available. Clean linens and towels are provided for your stay.

GARAGE & PARKING:
A small 1 car garage is attached to the condo and fits SMALL COMPACT CARS ONLY! (SMALL GARAGE - DIMENSIONS: 14` LENGTH, 7`6" WIDTH, 6`5" HEIGHT), with a door that opens up to main living area. If you have an over-sized vehicle, some guests are able to park in the garage by climbing out the rear of the vehicle while leaving the garage door open to make it fit (tricky - but doable).

Street parking is available yet hard to find, but there is also a free overnight parking lot ~¼ mile away (A parking map of the area will be provided with your arrival instructions).

This condo has a private deck with an ocean view from the lifeguard chairs on the patio. The interior of the condo has been completely renovated. Brand new tiles, flooring, kitchen, garage, bedrooms and bathrooms and has a very comfortable feel. The condo has expanded cable package and all premium channels and streaming services (HBO, Starz, Cinemax, Hulu, Netflix, Prime Video), WiFi, and 2 60" 4K curved smart TVs.

WHAT TO EXPECT DURING YOUR STAY:
Rent Mission Beach is a leading full-service vacation rental management company. We guarantee each listing is unique, and all information updated regularly and is 100% accurate. Immediately after confirming your reservation, we will provide helpful communications regarding your upcoming stay with us in a timely manner.

Upon arrival, you will be given easy access information to get into your rental. It will be professionally cleaned and ready for you to enjoy. Expect to have everything you would get if staying in a 5-star hotel, including shampoo, soaps, paper products, towels, and linens. Please contact us if there is anything we`re able to provide you with before, during or after your stay - our friendly and knowledgeable concierge staff will be readily available during your entire stay!

Guest Access:
You will be able to access the whole condo & private patio. The other half (East side of fence) of the outdoor patio is shared common space for the other 7 units in the building. There is also a shared rooftop deck you can access with a door code.

The Neighborhood:
Mission Beach is the center of fun and activity out of all the San Diego beach communities. Belmont Park is an amusement park that features the Giant Dipper wooden roller coaster, mini golf, a zip line, rock climbing wall, ropes course, arcade and more.

At any point of the year the beach and boardwalk is bustling with activity. You`ll see everything from people riding bikes, skateboarding and surfing to people just hanging out laying on the beach or playing games in the sand. Rent a Bird Scooter and cruise the boardwalk to get in on the action!

The property is also within walking distance of the famous Belmont Park - an amusement park that features the Giant Dipper wooden roller coaster, mini golf, a zip line, rock climbing wall, ropes course, arcade and more - all located right around the corner!

Getting Around:
The condo is located just one block North of Ventura Place with easy access to get in and out of the Mission Beach. You might not even have to get in your car after you arrive! From the condo, you can walk to restaurants, shops and the beach just steps away. If you need to get anywhere in the greater San Diego area, Uber or Lyft are great ways to get around easily.

Other Things to Note:
RENTAL TERMS & COMPANY POLICIES:

The vacation rentals we represent are typically second homes owned by individuals who also use them as a vacation home. These homeowners have made them available to share with responsible groups that will treat the home and neighborhood with respect. While many of our guests are on vacation, the full-time residents that live nearby are not.

*No smoking, parties, or events. Noise ordinance starts at 10pm.
*Max Occupancy is strictly enforced. No more than the max number of guests allowed inside.
*Self check-in: Anytime after 3PM and check-out by 10AM

ANY EVIDENCE OF SMOKING ON THE PREMISES (INCLUDING ALL OUTDOOR AREAS) WILL RESULT IN A MINIMUM $250 FINE

EARLY CHECK-IN/LATE CHECK-OUT:

**PLEASE NOTE** Due to the nature of last-minute bookings and the cleaning schedule, EARLY CHECK-IN IS NOT AVAILABLE. However, you will be notified the morning of your arrival as soon as the unit is confirmed cleaned and ready for check-in. LATE CHECK-OUT IS NOT AVAILABLE as the cleaning service will arrive shortly after the 10am check-out time (usually by 10:30am) to prepare the condo for the next guests.

**GOOD NEIGHBOR POLICY:

NOISE IS THE MOST SERIOUS ISSUE: First, we need to reiterate that this is NOT a party house. We have had complaints from the neighbors in the past about guests throwing parties or being loud late at night. This is simply not allowed. If your group is loud and disrespectful, I will get a call from the neighbors and you will be asked to leave, forfeiting your deposit. We take this very seriously and you should too. If you have any questions or concerns, please contact me at any time.

NOISE COMPLAINT FINE OF $300-$1000: Any formal noise complaint issued by neighbors or City Officers will result in a $300-$1000 fine deducted from the security deposit. Police have the right to fine guests up to $1,000 for first time noise complaints. Noise travels far at night. PLEASE CLOSE ALL WINDOWS AND BALCONY GLASS DOORS THROUGHOUT THE CONDO if you are playing music or talking loudly, and walk outside to assess your noise level. STRICT QUIET HOURS start at 9PM on weekdays and 10pm on weekends.

MAINTENANCE REQUESTS:

If anything needs immediate attention, please contact us and we will send someone to take a look at the issue and will try to resolve it within 24 hours of your request. We appreciate all your feedback on minor issues as well, and we will see to it they get fixed as soon as possible.

CLEANING SERVICE:

Cleaning services are provided by a third-party vendor. The cleaning fee is what they charge per cleaning per stay. Please do not haggle with the cost of the cleaning fee before making a booking inquiry, as this charge is mandatory for every reservation.

**THERE IS A NON-NEGOTIABLE CLEANING FEE FOR EVERY STAY**

It is standard for beds to be made for Guests arrival as part of the linen and cleaning service.
The home is provided with a starter set of toilet paper & paper towels. Owners do not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, & laundry detergent, etc.

Please be sure to bring your own beach towels, chairs, canopy, etc. as these items are not supplied. If you plan on traveling light, there are a few retail surf shops and rental places nearby where you can reserve beach necessities at a great rate.

Perfect location at Beach and Park
I love that this place is literally a few steps to Mission beach and that it's right near Belmont Park. I was worried the park would be loud at night but it wasn't. The condo was is in good shape and seemed well maintained. The kitchen has some essential dishes and pans but wasn't quite as well stocked as some others we've stayed at. Enough to get the job done. We donated a can opener :) I wanted to use the grill one night for burgers but alas, no propane. Our family of seven slept great with room to spare. With a little effort I was able to park our Chrysler Pacifica in the small garage by climbing out the back hatch and leaving the garage door open. We had a great time and I'd definitely rent again.
