BOOKING PROCESS Once we received your request to book, we will email you our rental agreement for an electronic signature. Once it has been filled out/signed by you and agreed to by us, we will then charge your credit card for the down-payment of 25% of the room rate and confirm your booking. No money will be held or charged from us until you filled out and signed our rental agreement.
CANCELLATION POLICY (PLEASE NOTE IT DIFFERS FROM VRBO) 25% of the room rate will be due upon reservation (once the rental agreement has been signed). The remaining balance will be due 30-60 days prior arrival (depending on the length of your stay). Once paid these amounts are non-refundable. You do have the option to purchase travel insurance. We will send all details once your booking is confirmed.
DESCRIPTION Our wonderful 3 bedroom beach retreat "Pacific Sands #709" is located just one house off the ocean and offers everything you possibly need for a comfortable and fun vacation by the beach.
This is the lower unit of a two unit home and suitable for a family of 7 people (5 adults max). These numbers include any potential day visitors. We do not differentiate between overnight guests and visitors.
LAYOUT Enter on the 1st floor to living room featuring a dining room table, 2 comfortable leather couches, mounted LCD TV, and spectacular views of the beach and boardwalk. You can people watch from the comfort of your couch!
1st LEVEL The 1st floor patio is big enough to accommodate the whole group for a nice gathering to watch the sunset or enjoy a meal from the grill with an afternoon BBQ. Off the living room is a full bathroom and bedroom with king size bed.
2nd LEVEL Go up the stairs to the master suite with vaulted ceilings, queen bed and full bathroom.
3rd LEVEL Go up the second flight of stairs to the third "Crow's Nest" bedroom which features a bunk bed (twin and full), bathroom with shower and deck that is perfect for enjoying a cup of coffee while you watch the waves. There is a private balcony, with table and chairs with views into La Jolla and Point Loma. Please note that the top level bunk bedroom does not offer AC. This level is NOT suitable for small kids.

AMENITIES You will love the convenience of the keyless-code locks so you don't need to worry about keys. The property is well stocked with everything you could possibly need and offers high speed internet. Linens, towels, beach towels, boogie boards, beach chairs, high chair, pack 'n play are provided for your convenience.
PARKING Roomy 2 car, side-by-side garage (large enough for a minivan, or large SUV, plus a small sedan. Garage size is 7' high; 18' deep; 15'9 wide. In addition there is a big parking spot along the house that fits a large SUV.
SUPPLIES The house offers everything you might possibly need, including supplies such as: laundry, hand, dishwasher and dish soap, toilet paper, paper towels, kitchen sponge and of course all fresh, spotless and clean linens and bath towels. Please note we do not replenish supplies.
LOCATION The Tangiers property is situated west of Strand Way, in the heart of North Mission Beach. The house is just steps to the boardwalk and the sand - there is no road or alley to cross. Walk out the front door and your feet will be in the sand within seconds. Being one house off the boardwalk allows for more privacy yet you are close enough to watch all beach activities and listen to the sound of the waves.
Hang out in the lap of comfort at Tangiers, or hit the town and enjoy the nearby: - Water-sports – SUP, kayaking and sailing on Sail Bay across the street; - Boogie boarding, surfing and sunsets just outside your door to the west; - Sunrise and quiet strolls around Mission Bay; - Coffee houses, shopping, restaurants, craft beer eateries, and nightlife are all a walk away; - Balboa Park and the San Diego Zoo are 15-20 away; - Sea World is a 5 minute drive and Belmont Park is one mile south; - Brilliant coastal hikes and tide-pooling are a few miles to the north and south; - There are miles of boardwalk for biking, running, walking and skating.
PLEASE NOTE Occupancy limit (incl. visitors) = 7 people (5 adults max) For friend groups ALL must be over 35 years old.
We absolutely do not want to rent to anyone that is intending to party at the house.
We have a NO smoking and NO pet policy.
Kindly understand that at rare occasions we might not be able to move forward if a time frame requested does not fit well in our calendar. In this instance we will ask you to shift your dates or offer you alternatives if available.

My family (my husband & 10-year-old) came for our nephew's college graduation, this was the perfect house, in the perfect location! It was exactly as described and what we wanted for our stay. We walked every morning on the boardwalk, hung out on the beach, our son went surfing. It was close to everything we wanted to do and see. Everything was wonderful!
Great location to have the beach within walking distance for the kids. The property had beach chairs, beach towels, and beach toys, which was great that we didn't have to supply our own. Great to have garage space as well for our vehicle
Location was amazing and overall the house was good. A few items reduced it from excellent: If you need reliable WiFi, make sure to bring a hot spot; bring your own toiletries (only a small shampoo and body wash, no conditioner); bed comfort was average. House was cleanly and easy to get in and out of and they had a lot of beach items to use.

We are replacing the king mattress on June 7 to ensure the most comfortable sleep experience for future guests.
Regarding supplies: our homes offer laundry, hand, dishwasher and dish soap, toilet paper, paper towels, kitchen sponge and of course all fresh, spotless and clean linens and bath towels.
For the internet, the home is equipped with three Eero devices to provide strong Wi-Fi coverage throughout the property, with internet speeds typically measuring around 385 Mbps up and down. It’s possible that one of the Eeros may have been accidentally unplugged during your stay, which can affect coverage in certain areas. We’ll be sure to check that all devices are properly connected, and we appreciate you bringing this to our attention.

The house was a perfect location. Can’t ask for better. A/C was nice and cool and refreshing after being at the beach all day. The only negative was that this house did not have filtered drinking water. We got used to all the other houses having filtered water from the fridge. Not a deal breaker, just bring lots of water.

The only thing I would note is that the bedroom with the bunk beds is accessed from the third floor balcony with the ocean view. Was a wonderful treat for our teenage son as it was almost like having his own separate place. However, I would not think it a safe option for children.

The location of the property is awesome with views of the boardwalk from the living room couches. Beach equipment that is available covers all bases - umbrellas, chairs, sand toys and boogie boards. Kitchen is well stocked with all of the necessities - we needed a larger pot for some of our planned meals so simply adjusted the menu.

We had a great time. The property was almost on the sand. We could watch all the beach scene from the living room. Each bedroom had a bathroom. Well stocked. All around great!
The home worked out perfectly for our family. It was literally steps from the beach and had a beautiful view from our living room and patio. The three bedrooms and three bathrooms was also perfect for our family of four. We also really appreciated the beach toys, chairs, coolers and beach towels available at the house. We loved the home and location and would highly recommend it.
At least once or twice a year we enjoy coming to Mission Beach but this time it was perfect as we had the ocean only steps away from the home. Everything was I. Walking distance or driving distance.
The location gave us the opportunity to meet up with two sets of cousins whom we only see once or twice a year.
Just a perfect time on the west coast.
We expected 3 bedrooms in one house. The children bedroom was outside separate from the house by 2 doors. We could not let them sleep there alone. So I (the grandma) slept there with two little girls and little boy slept on 1st floor with grandpa and son and daughter in law on 2nd floor. 2nd floor bathroom shower rod kept falling off wall. Fan on 3rd floor not working.

Our family of 5 visited from the East Coast to get away from the cold and this property is a gem of a gem!
Windows and balcony with a straight view of the Pacific Ocean was breathtaking. House was in great shape and provided more than sufficient comfort for our family.
Mission Blvd is full of places to see and eat all a few minutes walking distance from the house. The Bay boardwalk and Ocean boardwalk are a block away.
Most places are within a 10 minute drive. La Jolla is around the corner. I-5 is the same if you want to head north towards Legoland or LA (Made it in under 2 hours).
All in all, you cannot go wrong with this property. If you’re visiting Southern Cali for the first time, you’ll want about a week here since there is so much to do and enjoy.
Our family of 6 had a fantastic stay and everyone LOVED this property. Everything was so clean, comfortable and family friendly. The house was spotless and check-in was easy & convenient. The location could not have been better. One house from the ocean and only a 3 minute walk to the bay. There are lots of cafes, restaurants and bike rental places near by. The spacious patio with its fantastic ocean-view made for great family evenings. My husband and I used the deck on the roof top for our morning coffee. It was so peaceful and relaxing. The fact that each bedroom was on a different level with its private bathroom was perfect for our needs. The house was fully equipped with everything we possibly could have asked for. Property management was fantastic to work with. We thoroughly enjoyed our stay and will definitely stay at this incredible place again in the future.

Beware! You may not get what the listing shows!
My family and I were greatly disappointed with this booking. The listing implies that you will get the whole unit, but then they bait and switch and only rent you one half of the duplex, and don’t tell you that you won’t be getting the balcony with ocean views. We booked specifically for that great balcony that is marketed so beautifully in the pictures. We did not even get access to that unit. This was very disappointing. The unit was also a bit rundown and dirty, with many small inconveniences like broken remotes for the tv and fan and mediocre shower water pressure. The location is great. You’re one house from the beach, but the bait and switch after marketing the beautiful balcony was unacceptable. We contacted the host and they did absolutely nothing to accommodate us. I do not recommend giving business to this host.

For future guests, please note:
The property 709-711 Tangiers offers two 3 bedroom units. If you wish to book the entire building = 6 bedrooms, the upper unit 711 (VRBO Number 4256474ha) has to be booked in addition to 709.
We take very great pride in making our guests feel home and well taken care of. One of our main priorities is to offer the highest cleaning standard so please contact us right away if the cleaning is not to your absolute satisfaction and we will make things right immediately. Same applies to any repairs (IF needed).
Couldn’t have asked for a better location or view! We had the best time! House was spacious for our 5 adults and 2 teens! We easily fit our two rental cars in the garage. Enjoyed cooking in the evenings and hanging out on the patio! We will be back! Thanks for a great stay!

The third floor to the roof and views from the roof are amazing at sunset.
I came out with family and a friend for 10 days!!! Location was perfect and loved the ocean walk. Enjoyed being able to walk for coffee every morning and all the restaurants.
This is a wonderful house right near the boardwalk. It is extremely clean and updated with plenty of room for everyone. You will be sure to enjoy your stay here right in the heart of Mission Beach.
