Amenities are provided by the apartment complex for residents and their guests. The amenities are subject to being unavailable due to a variety of reasons including mechanical or technical breakdowns, maintenance, cleaning or upgrading work. GrandRoad cannot guarantee the availability of any amenity as it is not in our control. We will do our best to communicate availability as soon as we have information. Thank you!
1. Golden rule: Treat our property how you’d like yours to be treated and treat your neighbors how you’d like to be treated.
- We greatly appreciate you taking off your shoes to keep the floors clean!
- Please be mindful when eating in the living room or bedroom. Clean up any spills and don’t leave food or dirty dishes out for long periods, to help keep our property pest free.
- Quiet Hours are from 10 pm – 8 am.
2. You must be 25 years or older to book the apartment. Children are welcome! Children must always be under the supervision of an adult (18+).
3. NO SMOKING OR VAPING anywhere in the apartment or on complex property. NO ILLEGAL SUBSTANCES OR ACTIVITY on the premises. There is a minimum fine of $500 per occurrence.
4. NO PETS, unless explicitly agreed upon. Minimum $200 fine.
5. Please follow our Check-In time of 4pm and Check-Out time of 10am. Guests that do not checkout on time may be charged $50 in hourly increments, at the discretion of Grand Road.
You can apply for early check-in or late check-out; if granted, the fee is $30 dollars.
6. Damage / Loss: If you damage or lose anything, please let us know so we can repair or replace it.
- LOST KEY FOB is $150.
- LOST GARAGE PASS IS $150.
- Lost GARAGE SENSOR is $150
- If we need to replace linens or towels due to damage, there is a minimum fee of $30.
- Damage due to bodily waste has a $100 minimum additional cleaning charge.
7. You are welcome to entertain up to 2 guests per apartment, but please respect your neighbors.
- NO PARTIES. If you want to have more guests, contact Grand Road to rent a common area for entertainment and hosting of a larger group.
- If you have an unapproved party, there is a minimum fine of $1000. You also agree to pay any additional fines associated with the party, that may be levied on Grand Road by the apartment management and/or other authorities.
8. All overnight guests must be included in the booking. If you have an additional guest, contact us, or make an alteration request and we’ll be happy to include them for the platform prices.
- Overnight guests not included in the booking are subject to additional nightly fees of $50 per guest.
- More than 4 guests staying overnight in the apartment is subject to a $100 fine PER PERSON.
9. Resident amenities such as the pool, gym, conference & common areas, etc., may be unavailable due to maintenance, repair, or other reasons at the sole discretion of apartment management. All guests acknowledge that Grand Road does not control the availability of the complex’s amenities and guests are not entitled to refunds or discounts based on availability of amenities.
10. Grand Road or the apartment management may enter the property in cases where it is urgently necessary to maintain/repair the property, address a safety issue, or comply with local, state, or federal law. Otherwise, Grand Road and apartment maintenance will seek & receive permission from the guest before entering.
