Bring your kayak, jet ski, or boat & enjoy the best of both worlds (Gulf & River) in this 2-BR, 2-BA condo located on Ole River, across from the beach, & minutes from the World-Famous Flora-Bama. Guests will enjoy unobstructed views of both Ole River and the beautiful Gulf of Mexico. Amenities include: fishing pier, fish cleaning station, BBQ grill, boat slip, pool, & beach access nearby. Sleeps up to 6 guests. 7-ni min rental per HOA rules.



The Space:

This beautifully appointed two-bedroom, two-bath condominium offers a perfect blend of comfort, convenience, and coastal charm. The master bedroom features a king bed and tranquil water views, while the guest bedroom is furnished with a queen bed. A queen sleeper sofa in the living area provides additional sleeping accommodations, making this unit ideal for families or small groups.



Ideally situated on Ole River and directly across the street from the beach, this condo offers the best of both worlds. Enjoy stunning views of both the Gulf and the river from the living area, private balcony, and master bedroom. The location is also less than one mile from the iconic Flora-Bama, placing dining, entertainment, and local attractions just moments away.



The open-concept living and dining area flows seamlessly into a fully equipped kitchen, perfect for preparing meals after a day on the water. Additional conveniences include two full bathrooms and a full-size washer and dryer. The unit is located on the first elevated level and includes elevator access for easy arrival and departure.



Please note: A 7-night minimum stay is required per HOA regulations.



Guest Access:

Guest Access & Amenities



Guests enjoy access to a deeded boat slip, conveniently located as the first slip on the right when walking onto the dock, offering easy in-and-out access to Ole River. Please note that the slip is deeded and does not include a boat lift.



Additional amenities include a large waterfront swimming pool overlooking the river, complete with a shaded gazebo and an expansive sundeck—perfect for relaxing or enjoying the coastal views. Guests also have access to a fishing pier and a fish cleaning station, ideal for anglers. Beach access is located nearby, just a short walk across the street.



Boat Trailer Parking

Boat trailer parking is not permitted on-site. Guests are responsible for arranging off-site trailer storage. Temporary short-term trailer parking is available at nearby facilities for an additional fee, or please contact us to discuss other available options.

Covered parking for up to two (2) vehicles is provided beneath the building in the designated space labeled “108.”

Portside is located less than a mile (0.8 miles) from the World-Famous Flora-Bama, across from the beach on Ole River. By boat, Portside is located minutes from the Gulf of Mexico for offshore fishing and Robinson Island. This property also has a small, private sand beach next to the pier perfect for swimming, kayaking or jet skiing. Don't miss out on this fantastic unit at Portside 108 where you get "the best of both worlds."



Getting Around:

Getting Around Orange Beach, Alabama



Orange Beach is easy to navigate and offers several convenient ways to get around, whether you’re here to relax or explore. Most restaurants, shops, attractions, and beach access points are located along Perdido Beach Boulevard, the main roadway running through town.



Driving is the most common option, and having a vehicle makes it simple to explore nearby areas such as Gulf Shores, Perdido Key, and local marinas. Ride-share services like Uber and Lyft are readily available throughout Orange Beach for dining outings or evenings out.



For a more laid-back coastal experience, guests often enjoy renting bikes, e-bikes, scooters, or golf carts, which are perfect for short trips and sightseeing. The area is also pedestrian-friendly in many spots, with sidewalks and beach crossings providing easy access to the shoreline.



Boat rentals and water taxis are available seasonally, offering a fun and scenic way to travel along the waterways. Public beach trolleys and seasonal shuttles may also operate during peak seasons and special events.



No matter how you choose to get around, Orange Beach makes it easy to enjoy everything from beach days and boating adventures to shopping, dining, and live entertainment—all at a relaxed coastal pace.



Other Things to Note:

Covered parking for 2 vehicles is allowed under the complex in the space labeled "108".



While the complex is directly across from the beach, the nearest beach access is ½ mile to the west at the Orange Beach Public beach access (Shell Beach).



Per insurance stipulations, we can not supply anything which may be consumed (coffee, salt, pepper, oil, spices, sugar, etc).



WHAT WE SUPPLY: The condo is fully furnished and includes bedspreads, linens, blankets, pillows, towels, equipped kitchen. The condo is re-provisioned each year at the beginning of the rental season; however, we make no guarantee that all items will be in the condo during your stay. Please contact us if you feel something is missing that should be there. Bed and bath linens is provided, as well as a starter set of amenities that will typically last for the first 24 hours of your stay. The amenity starter pack includes the following items: one dishwasher detergent packet, one miniature bottle of dishwashing liquid soap, one roll of paper towels, one trash can liner in each trash can, one packet of powder laundry detergent, one roll of toilet paper in each bathroom, one bath soap bar in each full bathroom, and one hand soap bar in each bathroom. Each bath is set up with bath towels, four washcloths, hand towels, and one bathmat, per full bathroom. Sheets and pillowcases are provided for each bed in the property.



TIPS ON WHAT YOU SHOULD BRING: Please bring paper towels, toilet paper, trash bags, hairdryer, napkins, condiments, spices, dishwashing liquid, laundry soap, coffee and coffee filters, beach towels, umbrella, beach chairs, beach toys, sunscreen, and anything else you may need for your perfect vacation.



REFRIGERATOR: Check-in Day was most likely a check-out day for another guest. This means the fridge has likely been open for an extended time and cannot handle an overload of warm foods. It can take up to 24 hours for the fridge to cool down when filled with food.



AIR CONDITIONER: DO NOT set the temperature to a super lower setting (below 70) as the unit will freeze up and could cause serious damage to the A/C unit! Turn on ceiling fans, lower blinds, and keep doors and windows closed. Do not operate A/C with the balcony door open.



MAINTENANCE ISSUES: Report all maintenance issues promptly. Just as might occur at your own well-maintained home, mechanical failures and other breakdowns could occur. Every effort will be made to correct the situation; however, no refunds or rate adjustments will be made for mechanical failures. Maintenance technicians and vendors may access the property for purposes of repairing previously reported issues.



CONSTRUCTION: The continued growth of our area is evidenced by new construction that may be adjacent to or near existing vacation rental properties. You may reserve a property at a time when no construction is nearby, but construction could begin prior to your arrival. We regret any inconvenience but cannot control these situations. Refunds or relocations cannot be considered.



Internet: All of our properties have internet access. However, we do not guarantee internet connection or access due to service being provided by an outside third-party vendor, restrictions placed on internet services by personal computers, different connection specifications, and any additional factors that may lead to interruption, failure, or unavailability of internet service.

The check in and out process was easy and straightforward. The space provided plenty of kitchen utensils and other equipment. The condo was clean upon arrival and the location was close to beach access. We enjoyed our stay.
