Located amongst the 16 acres of beautifully landscaped grounds that is Riviera Gardens in North Palm Springs, Penny Palms is a freshly-designed super glam condominium that delivers 2-bedrooms - each with ensuite - and the ultimate in luxury vacation living. With very generous proportions, this house-sized first floor condo grants you abundant living space for an extended stay. This includes its oversized primary bedroom, generous dining and living area, plus two outdoor patios.

Once inside the expansive and leafy grounds of this community, you will come upon this beautiful condo’s front entrance patio. With its high walls, it’s the perfect place to take in some sun on its twin sun lounges, or alternatively take a meal or a cocktail at the stylish 4-seater round dining table under the black and white umbrella.

Moving inside through the front door, the glamorous Hollywood Regency design style will take your breath away as the generous living area unfolds in front of you. Directly in front of you is the glass and gold dining table, surrounded by 6 blush pink velvet chairs. Located within the bay window, it’s the ultimate place to enjoy breakfast, lunch or dinner.

If you’re desiring something a little more casual but still stylish, the three gold and grey velvet stools at the kitchen counter are perfect for a morning coffee, quick bite, a cocktail from the adjacent super cute bar cart, or just to converse with the cook. Whomever is on chef duties will appreciate the newly renovated and fully-stocked kitchen too. It comes complete with high-end LG appliances including stainless steel gas convection self-cleaning range, French door refrigerator, quad dishwasher and microwave - not to mention some off-beat but colorful food-themed wall art.

As you wander through the expansive living area, past the colorful cocktail-inspired wall art, you will come across the lounge room with its deep blue velvet sofas granting you ample seating. It’s the comfortable place for watching the large screen TV set atop that impressive gold-trimmed media console centerpiece. The living room also gives you access to the back patio when it’s time to take a break and enjoy some timeout from the show, or perhaps just a cup of coffee in the fresh morning air.

For accommodations, the master bedroom is an oversized delight with its green velvet king bed complete with hotel quality luxurious linens, bench seating, TV and desk in case you need to get some work done on that vacation. The legendary Slim Aarons’ photography graces the walls, while the house-sized slick-looking ensuite features a double vanity and a 4-head shower that’s large enough to grace a fitness club!

The second bedroom is equally impressive with its sharp-looking white, black and gold color palette. A king bed with super soft mattress invites you to relax, flanked by its cute pineapple lamps. It’s accompanied by dresser with TV, bench seating, and garden views, while its ensuite features another large shower with dual heads.

Speaking of water, when you’re ready to venture further afield, Rivera Gardens itself allows you to take advantage of this fully-gated community’s 4 pools and 4 spas, so there’s no excuse for coming home without a tan!

Riviera Gardens is located close to the Palm Springs uptown design district, as well as favorite spots such as Boozehounds, Toucans and Margaritaville. Desert Regional Hospital as well as downtown Palm Springs itself are also not far away. Supermarkets are just a short 5 minutes drive, while the surrounding area presents many hiking and mountain biking trails.

•Responsible party booking this reservation must be at least 25 years old and present for the entire stay booked.

•This space is set up for 4 adults/kids. Please adjust your guest count accordingly prior to booking. A maximum of 2 cars are permitted at the property at any time.

• This home is not child proofed. Cabinets are not secured, and we do have breakable items in the home. We welcome adults who bring well behaved children but we expect them to fully supervise their child at all times and do not advertise or guarantee that the home is in any way child safe /child proofed.

•An outside contract is required by the city of Palm Springs will need to be read and signed prior to your visit. A link will be sent after your reservation is confirmed. The responsible guest on the reservation will also need to provide a photo of their government issued ID as required for short term rentals in the city of Palm Springs and must be present for the stay.

•A face to face greeting at check in is required.

HOUSE RULES-

•Check-in is after 3PM

•No parties are allowed- although, having a few guests (up to 4 between the hours of 10AM and 10PM) over for dinner and drinks is encouraged. We want you to enjoy your time without a bunch of rules but please be respectful of the space and of our neighbors.

•This is a NON-smoking unit -- NO smoking inside but you may smoke outside provided ashtrays are used and sliding doors and windows are closed. If discovered that guests have been smoking indoors, the booking party will be responsible for a minimum $500 cleaning fee.

***TOILET*** DO NOT THROW ANYTHING BUT TOILET PAPER INTO THE TOILETS. All other garbage (i.e. Tampons, baby wipes, paper towels, etc) is to go into the waste basket.

•Please DO NOT bring glasses in or around the pools or spas. There are plastic glasses provided for pool and spa use.

-Please bring all trash and recycling to the large bins when removing from the home. Thank you!

•Missing and/or stained TOWELS will be charged to the guest at a rate of $50 per item. Other linens will be charged accordingly for replacement. Brooklinen sheets or duvets will be charged at $195 per set for any stains or damage. ANY BROKEN OR MISSING ITEMS will be charged to the guest accordingly.

•We do allow PRE-APPROVED well behaved dogs with an additional pet fee. We DO allow service dogs. They must be kept off furniture and picked up after they do their business.

GUEST STAY (RESPONSIBLE PARTY) AS SUBJECT OF THE LAW: Responsible party acknowledges that during the length of the rental period, responsible party and his/her guests is/are subject to all State and Federal laws, County Ordinances and City regulations valid within the jurisdiction where the home is located. Owner(s) and/or Manager(s) are neither responsible to inform Responsible party of what these laws, ordinances and city regulations are, nor could Owner(s) and/or Manager be held liable should Responsible Party(s) and/or Responsible Party's guests commit a crime, misdemeanor, felony or infraction (including parking infractions). You must also acknowledge Security Deposit - if you damage the home or any items in the home, you will be charged the total cost of replacement.

RESPONSIBLE PARTY'S (GUEST'S) LIABILITY: Guest agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Responsible Party or their guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Guest agrees to reimburse owners for costs incurred to repair/replace damaged items.

HOLD HARMLESS: Owner(s) / Manager(s) do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, phone, internet, cable or satellite TV, or electricity services or plumbing. Nor will Owners accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. The foregoing notwithstanding, Owner(s)/Manager(s) will use good faith efforts to remedy any deficient condition following notice.

PERSONAL PROPERTY LEFT BEHIND: If found, any items left behind will be mailed back upon request via USPS. The cost of shipping, shipping container and any packing materials will be charged to the responsible guest along with a handling fee of $25.

CLEANING: The property will be inspected and cleaned after your departure. The cleaning fee you have paid will cover normal cleaning. You are required to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from the security deposit and charged through the Resolutions Center at the rate of $50 per hour. There is NO GLITTER/confetti allowed. An additional cleaning fee of $350 will be charged if any glitter/confetti like product is found inside or on the grounds of the home.
