Step inside and feel immediately at ease. The light and airy living room boasts cathedral ceilings and a 75-inch smart TV with cable package, perfect for your favorite sports games. Wifi is included in your stay, as well as a collection of books, games and DVDs. There are two separate desk nooks (one with a standing desk option) available for those that would like to catch-up on work and email.
The master bedroom, situated on the first floor with an adjacent bathroom, features a king-sized bed, dual closets and TV, providing a peaceful sanctuary for relaxation. Upstairs, you'll find a queen bedroom with private deck, offering a secluded retreat for some personal time, as well as a delightful third bedroom with two twin beds, perfect for accommodating children or additional guests. The second floor shares a full bathroom. Additionally, a washer/dryer is available for your use.
The kitchen is fully-equipped for preparing home-cooked meals. Whether you're enjoying a quick breakfast before heading out to explore the island or indulging in a leisurely dinner with loved ones, this inviting space caters to your needs. A large deck with patio seating and a propane grill extends off the kitchen for your post-beach BBQ dinner. A small screened-in porch with high top seating for two is perfect for a quiet morning coffee or evening glass of wine.
Up to (2) dogs or (2) cats are welcome to this villa with required additional pet fees per pet to apply.

The first gate pass is included in your stay. You must call our office if you require more than one gate pass
LSV (Low Speed Vehicle) RENTALS PERMITTED at this property. An LSV requires the use of one of the gate passes included in the maximum number of vehicles passes.
Requirements for LSVs
Must be registered and insured, have a 17-digit VIN and display an LSV license plate, display a valid SIPOA entry pass issued specifically to that vehicle. Drivers must have a valid driver's license. No off-road tires allowed
Usage Restrictions:
For street use only. No use on bicycle paths, walking paths, golf course cart paths, boardwalks, or beaches. Follow SIPOA vehicle and parking rules.
Safety Requirements: SC seat belt laws apply to all occupants. Child seats are a must. SIPOA officers and CCSO will stop vehicles with unsecured children
Walk across the street to the boardwalks to the beach! The Seabrook Island Club is a 3 minute walk away. Amenity Cards are required to use the Seabrook Island Club and SIPOA Lake House facilities. This property includes access to the Club amenities: the Beach Club oceanfront pools (seasonal), Pelican's Nest outdoor restaurant/bar (seasonal), Island House restaurant/bar, golf and tennis. Additional fees are charged for all activities except outdoor pool usage. The Club Amenity Card also allows access to the Lake House facilities (outdoor pool/no fees; indoor pool/fitness center/fees apply). Amenity cards are arranged through the Seabrook Island Amenity office.
Additional fees are charged for all activities except outdoor pool usage. Passes for the Lake House indoor pools and Fitness Center are available for $15/day/person or $10/day/person for 3 days or more. There is no charge to use the outdoor pool at the Lake House.

Cancellation Policy:
If you cancel more than 30 days prior to your scheduled arrival date, you receive your funds back, minus $250. If you cancel within 30 days of your arrival date, you lose your funds. If able to re-book it, you will receive what we rent it for, minus the $250. Feel free to ask any other questions you may have.
For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest under the terms of the Rental Agreement.
