Fully updated with central A/C, full kitchen, and full bath. Free wi-fi.
Enjoy the central location of this 650 square foot guesthouse that has a Queen in the bedroom with a full-size sofa/futon in the living area. Located 5 houses from 'The Drag' (Guadalupe Street) and only a few minutes walk to numerous restaurants, grocery stores, University of Texas, and Central Market organic grocery & park. We are less than a mile from the hospital district (Austin Heart, Seton, St. David’s, University Medical/Brackenridge, and Dell Children’s). We are less than 2 miles from the State Capital and Downtown. Slightly over 4 miles to Zilker Park where Barton Springs and all of the major festivals occur. Other features include original hardwood floors, free wi-fi, Netflix, cable TV/DVD, full kitchen and bath.
Located on public bus routes and free University of Texas Shuttle route.

Mark's place is great. Very cozy, centric location. Pretty easy to get around the city from here, just north of the University off of Guadalupe. The apartment covers your essentials, and Mark is super accommodating if you need anything else. He also knows Austin like the back of his hand and will steer you in the right direction for what you're looking for in the city. I hope to visit Austin again, and soon and would definitely come back.

Great location, just don't look to get too comfortable.
The experience fell a bit short of expectations based on the glowing reviews. It was very clean, well located, and the operators written instructions were very helpful. We were disappointed to have no contact with the owner, and the place is a little tired and hard. Our overall visit to the area was great, and in another season this place would likely be fine, but for the money we just wish we could review it a bit more positively.

The owner was super friendly and the location was great.
We loved all the trees on the property, the helpfulness of the owner and the great and beautiful neighborhood. Unfortunately the inside needs some TLC. It was pretty musty smelling and the kitchen was filthy -needs a thorough cleaning-the cabinets, refrigerator, and the additional shelving in the kitchen. Also, would be nice to have some better lighting in the kitchen area. The bed wasn’t particularly comfortable and the bed linens needed some updating. Everything was a bit old and tired and needed some refreshing. On the positive side, the internet speed was great, and there was a nice work area to sit at. We went for long walks around the neighborhood and really enjoyed it. Mark made some great restaurant recommendations and we ate at the best Japanese restaurant we have ever eaten at. The price to stay here was great as well.
Cute one bedroom carriage house apartment located in a nice neighborhood north of the UT campus, but within walking distance of campus and good restaurants. The owner was very responsive and helpful making the check in and check out process very easy. He even recommended an interesting area to explore and stop for dinner. Great for a weekend visit!
My daughter and I came up for ACL weekend one. We enjoyed our stay very much. It was very convenient to Zilker and quiet. The little apartment was perfect for what we needed.
Mark, the owner, is very attentive to every aspect of his tenants' needs and goes the extra mile to make the stay pleasant. The property is very conveniently located in the heart of historic Austin's many attractions and UT, as well as St. David's Medical Center. You won't be disappointed in this rental and certainly not in the management. .
The perfect place for my wife and me to visit our son who lives nearby. Super clean and very convenient to groceries, pharmacies, laundry. We walked the neighborhood each morning and enjoyed the quiet atmosphere. We are fellow innkeepers and have no problem giving this venue our highest recommendation.
We stayed here while our daughter was taking a summer course at UT. The property is exactly as it appears in the photos and is in a great location. It is a perfect property for one or two people who want to be close to central Austin.
Mark was great host and made everything easy as can be. Stayed in the bottom unit and it was easy access, spacious enough and perfect for 2. Located 1 block off Guadalupe; close, but not too close. Extended our stay 1 day because we enjoyed the unit. Mark will be has involved with you as you like. If you want info, he’s responsive and if you prefer privacy, he is supportive.

Cozy, light filled and oh so clean!
This was our second time to stay at this property. It is a great location, very clean, lots of natural light and offers everything you need. Owner provides wonderful suggestions for food and entertainment so no planning necessary if you are a first timer visiting Austin.

Easy stay just north of UT campus
Great location near 34th Street and Guadalupe, just north of UT campus; very convenient for visiting parents. The house is clean, with plenty of seating and space to spread out. Very much appreciate the large desk, kitchen table and seating at the kitchen bar, too. Between activities with my UT student child, it was easy to drop by the house house for a quick bite, change of clothes, or just some down time relaxing, watching a bit of Apple TV. WiFi worked great, strong water pressure with plenty of hot water, natural light from abundant windows, and coffee for the mornings. Just a heads up, access to the apartment above is via a stairway on the back of the property (a visitor made the mistake of coming to a locked door on the front of the house which is the downstairs apartment instead). Thank you for a good stay on another fun weekend in Austin.

Comfortable and hassle-free
Every aspect of this apartment is easy, from arrival to departure. For the week I stayed there, parking was no problem, the bed was very comfortable, the outdoor table was a nice place to do work or read, and the location was convenient to everywhere I needed to be. Mark was responsive to texts and all went smoothly. There were two different guests in the upstairs apartment - although I was not overly disturbed by it, louder voices can be heard in the downstairs apartment, so sensitive sleepers may find this an issue. Overall, it was a great stay and I will definitely stay there again if it is available!

Lovely one bedroom first floor cottage
Great location close to UT campus and central Austin. Access to a parking spot was a nice perk. The cottage is clean and comfortably furnished. The kitchen is a bit dated but functional. The shower is tiled in and has a low ceiling. Not a problem for me but might be challenging for someone over 6 ft. There were 2 walking distance establishments Hopfields and Amy’s Ice Cream we thoroughly enjoyed.

Convenient location near the University and Downtown. In a safe neighborhood. Clean, comfortable and all the necessities available. Mark, our host was quick to fix a problem with the furnace. Would definitely recommend to anyone looking for a good value in Austin.

Perfect location for us.
We had a weekend trip to visit our daughter, who is a student at UT. This was a very good location for that as her apartment was about 5 minutes away. Typically we don't spend much time in our accommodations when we visit, always on the go, and this trip was no different. The time we did spend at this neat little apartment was great. It was very clean and well stocked. The bed was very comfortable. Communication with the owner was top notch. The only thing that made us slightly uneasy is the parking situation. There isn't any dedicated parking for the renter so we had to park on the street. It isn't a heavily traveled street but my wife was slightly apprehensive about parking her brand new car on the street. The parking situation is the only reason I didn't give it 5 stars.

Clean, well-maintained, older, second floor, one-bedroom apartment.
Bed was comfortable. No odd odors. Linen and towels were new.
Perfect alternative to downtown ($$$) hotels.
Located in an established residential neighborhood within 20 minute drive of downtown Austin on main streets. Within minutes of several restaurants, grocery stores and coffee shops.
Property owner was very accommodating to a last minute registration.
When fully booked, downstairs sounds tended to rise almost unimpeded.

Another Great Stay
This is our second stay here. We spent the week of Thanksgiving and even cooked a turkey in the oven! This rental is well stocked, clean, cute and in a great location. All for a reasonable price. What more can we say. We will be back.

Why they chose this property
This property is in Aldridge Place between the University of Texas and Hyde Park. It was Austin's first planned development with many of the homes designated as historic. One of the most notable features is Adams / Hemphill Park that runs through it's center. The history of Adams-Hemphill Park dates to 1912, when Lewis Hancock (1856-1920) donated more than two acres along Hemphill Creek for use as a park. Hancock, who served as mayor of Austin from 1895-1897, was an influential figure at the turn of the twentieth century. Hancock donated the land for Hemphill Park when he began selling tracts of land in the Aldridge Place neighborhood in 1912.
