LIVING AREA The living area is filled with natural light and offers a large leather couch and a dining table that accommodates the whole group. The house and stay were nice! House was missing some kitchen essentials! A couple nobs for the stove were broken! The room next to the kitchen wasn’t clean properly. A water bottle and cockroach were found underneath the bed! The backyard light didn’t work. Also when drying ourself after showing the towels would leave a burning sensation. The WiFi also did go out Saturday night we had no way of contacting anyone.

Great property!

Overall a great stay! The house was great along with the host and Oceano rentals were exceptional! The only downside was the beach was not the best. The beach was very clean and close but there was so many rocks it was hard to enjoy the water.

Great experience

First time visiting las conchas puerto peñasco and was great experience. The house was not to far from the beach walking distance. The house definitely felt like at home . The rooms were clean and the outdoor of the house as very cozy.

The only negative I have is that the house alarm would randomly go off in the night, or day... and the dishwasher wasn't working. The kitchen itself is very well stocked with everything you would need to cook. We had a great time!

Great house, ok beach

Great house. Plenty of room for 5 plus 2 dogs. Spacious kitchen, good layout, perfect walled in yard. The beach is all rock. Not good for swimming or floating. But perfect for ones who love to explore those bountiful tide pools. There is probably 40 feet of rock in front of you and a mile of it on both sides. We had the Las Conchas security called on us twice during our stay. Them telling us it was a beachfront neighbor complaining about our very standard Coleman 10x10 shade sloth set up on the public beach. They told us to move it “30 feet down” or we’ll take it down for you. We felt bullied but did as that said because we didn’t want any trouble in Mexico. I wouldn’t stay here again. Great house tho.

You get what you pay for

This was by far the cheapest home in Las Conchas, which should definitely be taken into consideration. There is a lot wrong with the home that I hope they will fix for the next person. The washer doesn't work, the water doesn't come out but it does spin. The dishwasher has a broken handle and is hard to open. There is an ice machine but its missing the catch tray so all the ice falls into the water. There is a coffee machine but no filters, but the Keurig works. There are many things in the kitchen but it is all kind if useless. For example, there are two muffin tins, a bunch of casserole dishes, and most of the dinnerware is cracked or chipping. There aren't any potholders so I used a kitchen towel. The pans are teflon and are scratched and the finish is chipping. The couch is dirty and worn down and in the listing it looks clean and comfy. The living room TV doesn't connect to the internet, and the HDMI doesn't work for my Nintendo Switch. The sliding door is hard to open and close and fell off the track many times. The outdoor kitchen doesn't work. The big tub in the primary bathroom (a big reason we booked this place) doesn't drain properly and backs up into the shower flooding the whole bathroom. The alarm system will go off randomly. The beds are comfy. I asked for more towels and they brought them in 30 min. Emergency maintenance was very quick. This place is okay on a budget. I have way more to say but am at the character limit.

He answered any and all questions that I asked. I have been frequenting Puerto Penasco since 1987. There are NOT many homes that I have NOT rented, over the years. I am VERY disappointed in some of the reviews listed on this rental. The home is NOT beachfront, and that is clearly stated. In SO MANY reviews, MANY complained about the beach access and beachfront condition. ALL you have to do, is walk to a home on either side of Los Tocayos, use the walkway, and the beach is EASILY ACCESSIBLE! SO HARD for me to understand, how renters, can be SO SPOILED and leave such negative reviews! I walked my 2 dogs everyday on that beach, as I do, no matter where I stay. NO PROBLEM! The beach was PERFECT! YES, there are ROCKS present FAR from the sand, when the tide goes OUT! Everything was in working condition, as promised. While we were there, last week, the temps were unusually HIGH, and the HUMIDITY was BAD. MORE like AUGUST than October. One day, we noticed a slight AC leak inside the home. We told Oceano, and they sent out a crew FAST, and had it fixed in NO TIME! The humidity did cause the LARGE sliding door in the family room, to become somewhat sticky. We had NO PROBLEM, using the access door to the backyard, in the master bedroom! We reported the sliding door issue at checkout, and I am certain it will be taken care of. I owned a VRBO a few years ago. I KNOW what these owners go through, to deal with the people who will complain and pick the home apart, in hopes for retrieving refunds. TOTALLY WRONG! This home is a rental. It deals with the elements of the Sea of Cortez everyday! We saw signs of work being done on the outside of the home, and it is kept up decently. The enclosed courtyard is AWESOME, and surrounds the home completely, circling it. We LOVED the upper patio at night, to watch the stars and moon, and listen to the waves!

Great location and extremely close to the beach.We were able to use the garage and also there is parking out front to the left side of the entryway.All of puerto penasco is having water issues right now. 6 of us stayed there and we were fine on water. Remember, its not like the states and if you can help conserve water, you will be ok also.House is well maintained and I would highly recommend .

We stayed for four nights and found the place to be clean, spacious and very comfortable. The house is one house away from the beach with easy access and the entire area was very quiet at this time of year. It was a little further from restaurants and shops than I would have liked but that was the only drawback. We were VERY impressed with management's responses to our requests both before we arrived and during our stay. They were very quick to offer information and anything we needed, e.g. more drinking water. At one point the sliding door to the patio became jammed and maintenance was on the spot within two hours to fix it. Overall a great stay!

The property was great. Large spaces to spread out. Backyard and kitchen were awesome. The master bed was the best part of the house. Very comfy and had restful nights. There’s was a small hiccup at the end of our stay with one of the bathrooms backing up. Management offered to move us but opted to stay since we were leaving the next morning.

Our Worst Rocky Point Vacation

Reviewer Comments: This was a bad experience for our annual Rocky Point family vacation. It was not the property I originally rented. The property manager screwed up and gave us this property because the one we rented was now unavailable. It is not ocean side, located behind a house, with a walled patio like being in a jail cell, not a long walk to beach, but beach is pure rocks! Not great for us older folks to get into the water climbing over rocks. Not enough towels, no bath mats, refrigerator did not work so had to buy coolers for our food, when maintenance did come to fix it, it leaked water all over the kitchen so had to use the towels we had to soak up water on floor. One of our children slipped on the floor took a good tumble.None of the TVs worked. The interior furnishings were nice however. House is large.patio is large with one table & 4 chairs, no umbrella, no lounges. If you want ocean side or ocean view or like the beach, this is not the property to rent.

Nice house

We enjoyed staying here, the jets on jacuzzi in master bathroom don’t work and you have to go up some stairs outside to see ocean, the grill did not have propane. It would have been nice if those were in the description. Other than that everything is nice & clean. The heater worked well. The light went out 2 times but they had candles in kitchen cabinet and fire place in livingroom. The shower in master was nice and hot and good water pressure.

Not Great Ocean Views

Overall, I do not recommend this vacation rental. Reviewer Comments: The picture of the ocean view from the ground level outside area are not accurate. The description of great ocean views is also not accurate. The only ocean view is from on top of the roof and even then you can’t SIT and relax to see the ocean, you must stand. The ocean view pictures in the listing from ground level is non existent as there is now a large tall wall blocking any possible view. Even my 6’4” tall boyfriend could not view it while standing. The fridge and freezer did not work and never did, so maintenance had to move the outside fridge into the hallway leading up to the kitchen. Very inconvenient for cooking. There was no propane in the tank to grill so we cooked our steak, chicken, & shrimp on the stove top. The ac for half the house did not work so I had to make yet another trip into town to get maintenance to fix it. There was not enough trash can bags for the whole weekend and there was no hand soap in any of the bathrooms or kitchen. Not sure if the no soap thing is new, but I rent through Oceano all the time and this was the first time I had no soap available to use. Very disappointed in this home & would not call it a luxury home, just a regular ole house. The best thing this house had was a garage available to us to use, enormous closet space in the maim master with plenty of places to put our clothes. It should be disclosed that both bathrooms that have a shower or tub to use are both located inside two bedrooms which makes it hard for other guests to use.
