Please note that our property does not have exterior security cameras, or carbon monoxide alarms, a pool safety fence or pool alarms. For the protection of guests and property, please read and follow the rules listed under “House Rules”.

I. The Tenant is hereby notified that the pool and spa can be dangerous. The Tenant fully accepts the risks involved and will use the swimming pool and/or spa at the Tenant`s own risk.

The Tenant is further notified to be cautious when exiting or entering the pool or spa because the surrounding surfaces may become slippery and present slipping hazards.

II. The Landlord/Broker will not be responsible for any injuries sustained by the Tenant and/or the Tenant`s occupants or guests when using the swimming pool and/or spa.

III. The Tenant agrees to have a responsible adult supervising minors while they swim in the pool or spa at all times.

IV. It is the Tenant`s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool and spa.

V. The Tenant agrees not to use glass containers in or around the pool. Plastic or metal containers should be used at all times.

VI. The property manager is responsible for maintaining the appropriate water levels of the pool and spa (halfway up the tiles of the pool). Water levels can drop due to evaporation, excess splashing, entering, and exiting the pool. Please notify the property manager if water levels appear low.

VII. The Tenant is responsible for keeping the swimming pool/spa clean of debris and keeping the pool/hot tub areas clean, neat, and organized.

VIII. The Tenant is responsible for the full cost that may be due for repair and/or replacement of the swimming pool and/ or spa that is required due to negligence by the tenant or the tenants’ occupants or guests.
