The guest host was terrible. No response to our communications! Only hours before we were to check out of other accommodation, we finally heard from him. The house was very clean and neighborhood was great. Perfect for traveling scenic highway 12.

Superb very quiet house in a stunning area
The house is very comfortable, in a secluded yet not isolated location and is modern. All amenities were very good. The Boulder area is home to some of the very best Canyons of Utah. Great house and great area.
We enjoyed staying in this house. It had everything that we needed. The house is very roomy. We liked how it had a separate den for the kids to watch TV. The trees around the house make for a very cozy feeling. It is situated near several National Parks, as well as the Grand Staircase National Monument.
The house was sparkling clean, and thoughtfully and comfortably furnished. The bedrooms are split, and there is plenty of room to spread out. It is close to Boulder, but feels secluded, and private even though it is in a little subdivision. Highly recommended!

The house was very well equipped with plenty of towels, kitchen items (pots, pans, ziplock bags…. You name it). The place was clean and spacious. We appreciate how accessible the entry ways were in spite of the snow (well plowed). We enjoyed our stay very much!

Very Nice Place To Stay Near Boulder UT
I enjoyed very much my stay in this home. It is newly built, well furnished, in a quiet location, and has pleasant views from the kitchen and living room. The master bed was very comfortable. It is about 5 miles from the center of Boulder just off highway 12. The only minor issue I has was that the directions to the property furnished by Evolve were inadequate. They should improve them. Neither Google or Apple maps show the street address. I would definitely stay here again.

We had a wonderful stay at this home. It is spacious, clean, and comfortable, and the kitchen is well equipped. Not knowing the area, we didn't know whether we might be able to hear any traffic noise from Route 12. There was no need to worry. You neither see the neighboring houses nor hear any noises other than those of nature. The stargazing was amazing. The location was ideal for day trips to Bryce and Capitol Reef. Incidentally, Route 12 truly deserves its designation as a scenic byway, and we are glad we got to explore the area.
Very nice house. Decorated nicely and plenty of essentials. Nice area, beautiful back area/wooded Only negative thing was having a mouse (or 2 ?)We found mouse droppings on the counter after we were there a couple days. We didn’t leave food out. The day we were leaving, we saw a mouse in the TV room and kitchen. Not sure if it was the same one. If we not leaving that day, I would have contacted the manager to come and get it otherwise I wouldn’t stayed. I did let the manager know about the situation and he said it happens in the spring

Great place with shortcomings
Great house in a secluded location. However, in a location where it got to over 100 degrees, the ad should be VERY clear that there is no AC. Also, with no AC, I was shocked that 2 of the bedrooms did not have a ceiling fan. Also, with this is mind, you would think there would be fans to use, but no fans in the house at all. There were a few common necessities that were missing, but otherwise the house had most necessary items. I also thought it was odd to charge a large amount for cleaning and other charges, but then demand we clean everything before we leave. Main problem was the heat and no ac or fans. I would not have booked if I knew that.

Kyle, the right vacation home is everything, and we're disappointed if this wasn't the one for you.
- The listing for this property is very clear and does not have AC listed. The location is at 7,000 feet and hasn't needed central air conditioning. Ceiling fans and canyon breeze keep it cool most of the year. There is a portable fan in the TV room. Having said this I will invest in a window Air Conditioner for those hotter days in summer.
- The cleaning fee is fair and what we ask is not unusual for VRBO rentals. We ask guests to empty the garbage, turn the dishwasher on, etc, to keep the home clean, and safe from smelling.
- I'm not sure what was missing but had you called we would have done what we could to make your stay better.
We truly go above and beyond for our guests, and we are confident that future guests will have excellent stays!
This location and this property were a terrific fit for me (Mr. Turning 72), my wife (we're from Chicago suburbs), my daughter and her husband (traveled from KC, MO) and my son, drove from northern WY.
We really anticipated that we'd use the property more. But with traveling and hiking every day, it didn't allow as much time to hang at the house.
We visited Capitol Reef (twice since it was nearby), Arches, Zion, Bryce Canyon, and Escalante Stairsteps. All great visits, albeit Zion & Arches each with slightly over seven hour drives round trip. But well worth it. I had no idea that this area of Utah encompassed such expansive beauty in its landscape. It was a wonderful visit!!
The only small disappointment was that the fireplace needed its igniter replaced. Hence, we were unable to use it. Everything else was very satisfying. Even with five adults, hot water was never an issue. And nighttime temps within the house were quite comfortable.
BTW, a shout out to the following dining options: Hell's Backbone Grill & Farm (had my birthday dinner there), Escalante Outfitters (great meal after going to Bryce), and Curry Pizza (after our last hike at Captiol Reef). Great eats! Hopefully we can return to this area in the next few years.

We had to cancel our stay due to weather and other factors and I booked the property when there was no cancellation window. Just today I noticed I was refunded nearly half the cost. Which was such a blessing! I have stayed at this property two other times and obviously have always been pleased which is why I booked it for the third time but how nice that I got a refund when the owners did not have to do that
This was a wonderful base from which to hike in a number of nearby National and State Parks. Home was clean, very well set up and organized, exactly as described and even roomier than the pictures would indicate. Be prepared to isolation as Boulder is a remote location -- which is want we wanted.
We will stay here again when our travels take us to this part of Utah!
PS: Incredible dining at Hell's Backbone Grill & Farm - James Beard award winner -- don't miss it!
Nice home, in a quiet area. Very nicely decorated. Be aware that the area where this home is located is several miles north of Boulder, so no views of the lovely sandstone bluffs typical of Boulder itself. Instead, you can see Boulder Mountain from the kitchen and back patio which was nice. Large lot, with plenty of privacy.
We had a great time here with our two young kids. Easy to explore the surrounding area—we did a day trip to Bryce and to Capitol Reef. Others complained about lack of A/C but wasn’t a problem in July—open the windows and use the provided fan. Would definitely consider another stay here.
Great house on scenic rote 12. The property is within 10 min of Boulder where there are 2 fabulous restaurants and a grocery store. Split floor plan was a great with a master suite on one side and two bedrooms/ bath/TV room on other side. Kitchen and laundry were roomy and the outdoor patio was perfect for evening meals. The house backs up to the Dixie National Forest where you can see deer and birds.
The house was so beautiful, comfy and in a great location.

Nice property outside of Boulder, UT
Great location with access to hiking along the Escalante River, in the Boulder Mtns, and in Capitol Reef National Park. Surprisingly, there is nice hiking out the back door in the National Forest along Boulder Creek and nobody is out there, at least in November.
The kitchen and common areas were perfect for 4 people and would accomodate 7 or 8 without difficulty.
Very nice place with easy access to hiking in the Escalante river, Boulder Mtn, and Capitol Reef area. A hidden gem is the National Forest accessed through the fence adjacent to the property- outstanding hiking upstream and downstream along Boulder Creek. I did have some minor suggestions that I emailed the property manager about but did not hear back.

The house is in such a great area of natural beauty. We could have explored the area for a month! Astounding wilderness beauty. The landscape views, sunlight, and night skies are fantastic. We appreciated the quiet seclusion of the property and spaciousness for our family group. It was just lovely!

Nice place but it was remotely away from towns. Get your groceries first. Check in was not a good experience but our stay was good.
