Charming historic house in Montepulciano center, Tuscany

Residenza Fabroni is located in the historic center of Montepulciano, on the second floor of the historic Venturi building of XVII century. The house does not have an elevator but the steps are comfortable and large.
The furniture of the early twentieth century and the details of great historical value, such as ornate ceilings and wooden beams, embellish this historic home.

The house can accommodate up to a maximum of 10 people.
It is on 2 levels and consists of 5 bedrooms (3 double bedrooms and 2 double bedrooms with twin beds), 3 bathrooms, 2 living rooms, a lounge, a dining room, a kitchen and a rooftop terrace with a breathtaking view.

The dining room, in seventeenth century style, offers a large cozy table where every morning you can have your breakfast admiring the wonderful panorama from its window.

The living room is the perfect place to relax and enjoy the quiet of the house with a glass of good red wine: elegant and comfortable sofas are surrounded by antique furnishings, decorations, frescoes and paintings from the seventeenth to the nineteenth century. It overlooks the main street of Montepulciano, the heart of the village, with its typical shops, fashionable stores and restaurants, a must for Poliziani and tourists.

The charming Napoleonic living room, is dedicated to the great commander Napoleon Bonaparte. On the walls you can see paintings that retrace his exploits and battles.

Upstairs you will find one of the loveliest corners of the house: a small living room with fireplace, a warm and intimate refuge after a long day.

The terrace, on the top floor of the building, overlooks the town and the surrounding hills with a 360 ° view across the Tuscan countryside characterized by enchanting villages like Cortona. In sunny days you can also see Trasimeno lake up to the historic city of Perugia and Assisi.
A unique space to have an aperitif enjoying the sunset or to admire the stars.

The Red Suite, located on the top floor of the house, is a sumptuous and romantic double room with windows on three sides that give a fascinating overview over the hills surrounding the village.
The master suite is embellished with a small living room with red leather armchairs and a private bathroom with Jacuzzi and marble of the Val d'Orcia.

The Blue Suite, the largest of the house, consists of a double room that overlooks the valley and the Tuscan hills, and a spacious double room with single beds that looks at the main street of Montepulciano. This is enriched with a liberty style toilet and a sofa that can be used as a third bed.
The two bedrooms share a comfortable bathroom in a provencal style with a bathtub.

The Green Suite, overlooks the main street of the village and has a double room, a double room with twin beds and a private bathroom with shower.
The double room, with its beautiful details such as the chest of drawers, the classic table lamp and the massive wooden wardrobe, brings to Tuscany of the early twentieth century.
The second bedroom with twin beds is characterized by a wooden painted ceiling and a closet.
You will have 2 free private parking spaces near the house and wi-fi.

FABULOUS!!

My husband and I took our grown family to this lovely home over Easter!! Everything was perfectly delightful from the location to the delish meal that was ready and waiting for us upon arrival!! Valentina was so easy to communicate and deal with!! Even before our arrival she was super helpful and gracious with arranging car services, tours, and chefs to come and prepare meals! Her breakfasts are amazing!! My family had a wonderful time and we look forward to returning!! This is a beautiful location, easy and quick to many lovely, surrounding areas!

Perfectly Perfect Montepulciano

Our family of nine adults thoroughly enjoyed our stay with Ombretta as our hostess. The large apartment is beautifully decorated and has rooms and common rooms for everyone to have their own space and enjoy. Ombretta provides a womderful self service breakfast including fruit, fresh baked goods, yogurt, etc. The apartment is perfectly located in the downtown area of gorgeous Montepulciano and Ombretta gave us lots of suggestions for dinner and sightseeing, including Gianmarco and Tuscany Siena Tours. We all recommend Ombretta and her magnificent apartment to all who want to experience Tuscany!!!

Perfect Location, Perfect Accommodations, Perfect Hosts

My wife and I stayed here for 5 days during our two week European honeymoon. We used this location as our launching pad for daily drives through Tuscany. There is a convenient private parking spot that was close by, we watched the stars from the roof top terrace, and the town itself was more than we could have imagined in that it is unadulterated Tuscany with minimal tourism. The nights were quiet, the A/C worked well, and the bed was very comfortable. The hosts were very helpful, accommodating, and assisted us with our travel plans. Ombretta and Angela helped us schedule massages and a cooking class and gave us tips for how to spend our day. We drove to Sienna, enjoyed it, but it was really loud and city-esque so we loved going back here. We left feeling that we made friends with the hostesses. When we get asked what our favorite part of our trip to Europe was, after going to Paris, Barcelona, Rome, and here, there is no doubt Montepulciano was the highlight.

A truly unique and special property in Tuscany

Thanks to Valentina for being such a helpful and charming host. Residence Fabroni is a historically preserved and spacious bed and breakfast on the top floor of a real Italian Palazzo, right in the center of Montepulciano's historic center. Staying there was a once in a lifetime experience that took us back to life in the 1800's (but with modern appliances). Some of the rooms even have floors and ceilings dating back to the 1300's, when the building was constructed. We spent some wonderful evenings on the rooftop terrace, with its spectacular 360 degree views of the countryside and the city. The eat-in kitchen with its spacious table was probably the second favorite place to hang out. Having rented the entire apartment, we made good use of the kitchen for breakfast and other meals - it had everything we needed - even a meat slicer so we could buy local salumi and cheeses at the shops and try them out. The shops and restaurants were footsteps away, and the town itself had a lot to offer, from an exhibition of DaVinci inventions to Wednesday night wine and food tastings with local producers. Although the property is a walk-up, the stairs leading up were wide and shallow and not at all difficult. The Red Suite on the second floor has air conditioning. We all enjoyed our time in Montepulciano thanks to this house and Valentino and look forward to returning some day.

Fabulous house and fabulous town

Gorgeous apartment in Tuscany

Our multigenerational family of 9 people stayed in this apartment for 3 nights in June. It was our favorite apartment and Montepulciano was our favorite location throughout our Italian vacation. The apartment was comfortable and well appointed. My husband and I were lucky to snag the red bedroom pictured and enjoyed watching the sun rise over Tuscany each morning. The rooftop terrace was a fantastic place to relax, nap, have a glass of wine, play games with the kids, etc. Valentina was a great host! She was very communicative prior to our trip and helped me secure dinner reservations that required calls (don't miss Osteria Aquacheta if you want Florentine steak). Montepulciano is charming on it's own accord. It is also a great jumping off point to explore Tuscan towns by following the Val d'Orcia. Everyone in my family remembers these days as the highlight of our vacation!

Awesome Place to Stay!!!

We had a group of 9 and it fit us very comfortably. The location is perfect with everything within walking distance. The rooftop view is incredible! The host was very responsive and helpful. I fully recommend staying here!

Incredible location in Centro Multipuciano on the main shopping/restaurant/Winery street. Valentina is a great hostess and helps with recommendations and referrals. Parking is very close which is hard to find. Highly recommend.

Amazing Historic Apartment

We stayed with another couple and had an absolutely wonderful time. This tastefully furnished and comfortable historic apartment with great views (especially from the rooftop terrace) is perfectly situated for walking through Montepulciano and close enough for driving to other beautiful cities. Ombretta, the property manager, is so sweet and helpful. She treated us as royalty in this historic palace - the breakfasts she served were amazing! We really loved our stay at the apartment and time spent with Ombretta. We hope we can return again soon!

Perfect place for a family stay in Tuscany!! Exceeded all of our expectations!

We loved our time at Residenza Fabroni! It worked out perfectly for our large group of ten adults. There was enough room for each family unit to have privacy but also plenty of shared spaces for us all to gather together. We were also traveling with our one year old daughter and we pleased to not only have access to a Pack N’ Play but also a high chair! I have stayed at many rental properties but I have never had anyone else offer a high chair and for all those who have traveled with little ones, you know how much easier a high chair makes meal times! As for the property itself, it was lovely, filled with thoughtful detail and historical ambiance. The residence is on the upper floors of a historic building so the climb is not for the faint of heart, but I managed it with a baby and several of the older members of our group, who have limitations on their mobility, managed just fine as well. The climb is well worth the beautiful scenery you can see out almost every window. I think my husband’s favorite part of our entire trip to Italy was the roof-top terrace. The 360-degree views were spectacular and we spent much of our time up there enjoying the stunning Tuscan countryside along with a glass of Vino Nobile. Lastly, I cannot overstate what a wonderful host Ombretta was! She was always accessible to help us plan our day trips, suggest tours and activities, and find a delicious restaurant for dinners. She made this part of our trip pretty much stressful-free because we always knew where to turn with any questions about the area. She was very knowledgeable about the entire region and what it had to offer. Thank you again for your wonderful hospitality! We all loved our time in Montepulciano and if we ever find ourselves back in Tuscany, I’m sure we will stay there again!

Spettacolare!

Ci sono veramente poche parole per descrivere la residenza che ci ha ospitato in quel di Montepulciano! È stato tutto perfetto (grazie Ombretta) e abbiamo passato un capodanno unico!! Consiglio vivamente di soggiornare nella residenza Fabroni anche solo per un weekend e se disponibile prenotate la Suite panoramica al piano superiore!!!
