This is a newly renovated (May 2024) and beautifully finished cottage in a wonderfully unique and secluded spot benefiting from fantastic countryside and river views. This is the perfect property for a family sleeping 6 at capacity across a super king/twin room with a connected bunk room and sofa bed on the mezzanine level. This property benefits from ample living space for the whole family with a large sunny mezzanine TV room (perfect for the kids!) and a cosy downstairs lounge with woodburning stove (ideal for the adults!).

The Knowe is situated just off the Cateran Trail in Bridge of Cally, which is only 6 miles from Blairgowrie and about 30 minutes drive from the Cairngorms & Glenshee. The Bridge of Cally Hotel has a cosy pub and restaurant and is a pleasant 40min walk away from the cottage. There are also a range of amenities, shops, cafes, and restaurants in Blairgowrie which is a 15 minute drive away.

Your stay at The Knowe can be as relaxing or as active as you wish. The garden is a haven for wildlife and benefits from amazing views across the glen so grab a good book, take a seat and see what you can spot.

The property is perfect for families with most rooms accessed on the ground floor and, at capacity, can host 6 guests via a ground floor king/twin bedroom (Bedroom 1) with direct access to a ground floor bunkroom (Bedroom 2) and a sofa bed in the mezzanine living area sleeps a further 2.

GROUND FLOOR:

Property is accessed via the front door and into a CENTRAL VESTIBULE HALLWAY which provides plenty of space for boots and coats. This hallway provides ground floor access to:

BATHROOM - opposite the front door we access the newly renovated BATHROOM which benefits from all modern amenities and a shower over bath.

BEDROOM 1 - turning left from the front door provides access to Bedroom 1, which sleeps up to 2 in a king/twin bedroom (zip-loc beds can be made up as requested). This bedroom provides charming, picture-window views over the mature cottage garden and direct access through to:
BEDROOM 2 - also benefiting from charming views across the garden, this bedroom is best suited for young children being directly accessed via Bedroom 1 and sleeping 2 in a twin bunk-bed.

LIVING ROOM - turning right from the front door we access the cosy, ground-floor, living room. This room benefits from wood-burning stove (wood provided) and charming views of the garden and glen beyond. This the perfect relaxing space for the adults whether with coffee in hand, enjoying the wildlife in the mature, cottage garden during the day or with feet up, glass of wine and a good book of an evening in front of the stove. This room provides further access to:

KITCHEN - further ground floor doorway from the living room provides access to a fully-equipped, dining kitchen containing everything you need for your stay including washing machine, dishwasher, microwave and coffee maker amongst others. The dining area comfortably seats 6 with direct access to terrace/garden and picnic/BBQ area.


UPSTAIRS MEZZANINE TV ROOM - This is accessed via stairs from the living room and is the perfect space for the kids providing a large, sunny, mezzanine living space with TV & sofa bed (sleeps up to a further 2). This room benefits from spectacular 360 views across the glen and beyond.

OUTSIDE SPACE - Mature, cottage garden, BBQ and picnic area. Parking for 2 cars.

PLEASE NOTE: The cottage is positioned on a sporting estate where there are a mixture of self-catering and employee properties. The property is positioned around 600m from a very fast flowing river and is also surrounded by fields which will be home to farm animals at various times throughout the year. **PLEASE ENSURE CHILDREN ARE SUPERVISED AT ALL TIMES AND DOGS MUST BE KEPT ON LEADS.**

Beautiful part of Scotland.

The decor and amenities in the property were lovely, and the surrounding area was so peaceful, which was perfect for a chilled out weekend. Would happily come back.
