- AC must be turned off during the day while guests are not on the property -All gates/ doors must be locked when guests are not on the property -We reserve the right for the owner or house manager to enter the property for repairs or maintenance and to check the property during the day to make sure AC is off and everything is locked. This is to ensure that we respond immediately to any issues reported by a guest as sometimes we are not able to reach guests who are out diving or at the beach all day. This also ensures that the property is secured for the safety of all our guests and their belongings. SHOULD A GUEST NOT WISH TO HAVE ANYONE ENTER THEIR APT IF THEY ARE NOT AVAILABLE, WE HAVE A DO NOT DISTURB SIGN YOU CAN PLACE OUTSIDE YOUR DOOR. The house manager will discuss all of this with you upon arrival.

Our home is designed with separate entrances and living areas so the first, second floor and 3rd floor are independent and only share the front gate, and ground floor patio and dive gear rinse and lock up. The back patio and front porch as well as the living areas are perfect for getting together for cocktails with friends or just hanging out and reading a book! The home is very comfortable and lots of good memories have been made here over the years. Most of our guest have been calling Casa La Roja home for over 25 years as they return every year. If you want the convenience of a complete home with a kitchen comfortable living spaces and patios or just a comfortable large apt with incredible views this home can accommodate you.
What makes this House unique
Very quiet area...Mexico can be noisy so we are fortunate to be tucked into a residential neighborhood that is just a few blocks away from all the action yet extremely quiet. We have chosen not to have a pool for safety reasons but there are great pool areas at many local hotels that you can visit and we have always believed Cozumel is about the ocean and on an island you have more beaches and reefs than you can visit on any one trip.
