The open-concept kitchen is bright, stylish, and fully equipped for everything from quick breakfasts to family feasts. You’ll find modern cabinetry and appliances, including a coffee maker, dishwasher, microwave, toaster, oven, refrigerator, and wine glasses for sunset toasts. The breakfast counter seats four for casual bites, while the six-person dining table is ideal for gathering together after a day on the water.

Bedroom #1 comes with a Queen-size bed, TV, and private en-suite bathroom with a shower/tub combo — your peaceful retreat at day’s end.

For added peace of mind, the resort’s front entrance gate is locked during overnight hours, providing an extra layer of security for you and your guests. You’ll receive a personalized gate code prior to arrival, ensuring easy and convenient access at any time.

THINGS TO NOTE:
- A washer/dryer is included.
- Free parking is available onsite for both cars and boat trailers.
- This home is a walk-down unit around the back of the building (lakeside) requiring 24 stairs
- Early Check-In / Late Check Out: These options are based on availability and are NOT INCLUDED in your reservation. Additional fees may apply. Please contact us in advance if you’re interested.
- This home is not pet-friendly. If there is found evidence of an animal presence during your stay or post check-out, you will be charged additional cleaning fees.

• Communal pools, hot tubs, and other facilities in the resort are operated by the HOA, and neither Grand Welcome nor the property owners are responsible or liable for any refunds in the event that they are closed for any reason.

• Parking pass must be filled out and displayed in vehicle(s) at all times throughout your stay. Guests are subject to fines if the completed pass is not displayed.
• No items can be above the bed of the truck or cars. This includes toolboxes, kayaks.
• No over-size vehicles.
• No trailers other than boat trailers allowed in the designated trailer parking. Trailer parking is available in the designated parking area only and MUST have the yellow circle pass hanging on their trailer. No cars/trucks can be parking in this area, and they must be in between the lines.
• There is NO boat launch or slips available at this subdivision. The closest place is Port of Kimberling Marina aka What's Up Doc.

No proper directions given to resort; gate code didn’t work; another family had trouble also; did not tell us there were 24 steps DOWN to condo and UP which was difficult carrying luggage in the dark and we had 2 adult disabled sons with us and I’m 4 months out from knee replacement; 2 different WIFI passwords; no indoor pool; no hot tub. Helpful instructions were located in a folder INSIDE the condo. It was just one thing after another. Would not recommend.
Excellent last minute after terrible experience with Christian on vrbo that left 7 families cancelled the day before arrival. Scrambled and very pleased with where we landed In Kimberling City area. Please do not book with premier host, Christian, on vrbo but yes to David!!

This is an awesome unit to stay in, very clean and practical! Location is wonderful for the Lake & marina as well as easy to get to Branson activities!
Be aware if you have stayed at this property before that the upper half of the property is being sold and currently closed making it appear abandon & not maintained. No impact to this unit or any others down by the Lake, but This impacts the large pool, mini-golf and dock access to the Lake if you’re used to having those things from a previous visit.
The only thing that I didn’t care for was the stairs. I’m 7 weeks out of surgery and it was hard going up and down. The place was nice and we had a good time. Thank you!
We had a lovely stay - the condo was perfect for the 3 of us. I was really impressed that the kitchen was stocked with everything we might need - we brought a lot of our own stuff, but they had it all! There's a bunch of games in the closet as well. Comfy master bed. The entrance is tucked away behind the other units, down about 25 stairs but that was fine for us. The only issue we had is that the pool pass was not in the folder when we arrived, which is needed for the main pool, so we were not able to go after the first day (John let us in but said we had to bring a pass next time).

Very clean condo, had everything we needed for our 4 day trip.
We did blow a fuse in the bathroom with just a blow dryer and straightener. But was able to reset the fuse.
The advertisement said entry level but we were down a flight of stairs around the corner to the back entry. It was difficult for a few of the ladies with hip replacement, knee, and foot surgery.
Again, the condo was great!

VRBO -zero, condo five!
Last time for VRBO as they do nothing but adverts and dump you to folks who speak little English!
Passed off to others who got on the wrong line and sent info for a different listing, causing massive confusion and stress. Four PM Friday day before leaving and we get a bunch of wrong info about parking passes with nobody answering the phones!
The ads show a boat ramp and dock but don't mention those are not for renters but owners only!
Once inside, the condo was basicly great with only minor dings! Better shape and far better stocked than other VRBO.
Owner/operators seem great, everybody up to that point were useless or not plugged in well!

Regrettably, you did not reach out to this number until the day of arrival. Had you done so, all the difficulties you encountered during your stay at this property could have been completely avoided. It is important to note that our listing does not include a boat dock. Instead, all guests can access a boat ramp to launch your boat. Although you inquired about using the dock, it is not available for use. We are glad to hear that the local team provided excellent service, and we wish they had been contacted earlier to prevent this negative complaint and review.
