NO CLEANING FEE-no bed sheets/towels (inquire about our linen package). 2-3 night minimum. 5 minute walk to beach and The Pier, this quaint single story 2 bedroom cottage, 15B, named “All Sprawl Out Again” is located just steps behind our other unit, 15A (see listing # 4213489). Rent separately or rent both. 15B has A/C, Smart TV for streaming (your subscriptions), WIFI, hardwood floors and a washer/dryer (in queen bedroom). Sleeps 6 in beds. Two bedrooms: One bedroom with a queen bed and second bedroom has full bed and twin over twin bunks. Comfortably accommodates 2-6 people. Open concept eating/living area. The kitchen is fully equipped with everything you will need to cook and stay comfortably. Dining table with bench seating and 2 additional chairs to accommodate 6. Small renovated bathroom with a stand-up shower. Cottage is 675 square feet. Adorable, comfortable and clean.
No pets (no exceptions). No smoking in/on the property. Minimum age to rent: 25.
FREE PARKING - Park your car and walk to the beach, pier, restaurants and even the grocery store. Please note that we consider this property our “home away from home.” We hope that you will enjoy its’ charm, as we have in the off-season. The utmost care has been taken to ensure that you have all the amenities you need. Please care for this home as if it were your own.
This rental is in a quiet family neighborhood. Excess noise or parties will not be appreciated by our neighbors and therefore will not be tolerated.
OUTDOOR: Each unit has their own picnic table & gas grill. Additional shared patio with furniture and shared driveway; 2 off-street parking spaces for each unit (passenger vehicles only).
Cooler, beach buggy and beach chairs (located in the shed for 15B) for use during your stay.
NO CLEANING FEE: Although light cleaning is provided after each stay, there is no cleaning fee for this property provided that it is left in the same condition it is found. Tips for the cleaning crew are appreciated. As we do not charge a cleaning fee, bed sheets and towels are NOT provided. Please plan to bring your own sheets/towels (linen package available). Mattress protectors, blankets and pillows are provided. NOTE: If additional cleaning is needed or dishes/pan have to be washed, there will be a minimum $200 cleaning charge deducted from the damage deposit. No exceptions.
LINENS/PAPER PRODUCTS
We ask that you provide your own linens (sheets, pillowcases, bath & beach towels); however blankets, encased pillows, mattress encasements and protectors are provided. Minimal paper products provided at beginning of season. Feel free to use what is there and replenish for the next guests. Please plan to bring along anything you will need for your stay.
SIGNED RENTAL AGREEMENT is required. If a signed rental agreement is not received within 7 days (or within 24 hours for reservations made within 7 days of check-in) after it is sent via your email address on file with VRBO, we reserve the right to cancel your reservation.
Check-in is 4 p.m.; Check-out is 10 a.m.
NOTE: Strict charges apply for late check-out. No exceptions.
$50 per ½ hour after 10 a.m. will be assessed and deducted from the damage deposit unless there is prior written approval from the Homeowner. This means if you check-out at 10:01, you will be assessed $50; if you leave at 10:31, you will be assessed $100.
Children welcome, no smoking, no pets (regardless of size)
PARKING: Parking is limited to 2 off-street parking spaces during your stay. This space is exclusively used for passenger vehicles by the Guest. No other type of vehicle or item may be stored in this space. Parking on the road is not permitted. If more than 2 vehicles are found at any time during your stay without Homeowner’s permission, you will be charged $50 for each night of your stay (deducted from damage deposit) and vehicle is subject to towing. Applicable fines/towing fees are the sole responsibility of the guest. With permission & availability, a 3rd vehicle is possible for a fee.
CANCELLATION POLICY:
Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.

The search took over two years trying to find the perfect property in OOB for off season use and summer rentals. These cottages were purchased in 2016 because of its quiet neighborhood and its’ convenient location to all that OOB has to offer. Seven miles of sandy beach, The Pier, Palace Playland, restaurants/bars, and a grocery store are within a 5 minute walk.
In dedication to its’ previous owner, Sproul, the properties are named “All Sprawl Out” and “All Sprawl Out Again”. He was a long time resident of OOB, as well as a local artist. You can see his beautiful murals at the Bell Buoy Restaurant. Updates to the cottages are made yearly in the off season in preparation for the rental season. Every effort is made to ensure that the properties are equipped with all of the comforts of home. Take a moment to complete the survey at the end of your stay to help create the "honey do" list for the next season.
