Across this 3-bedroom, 3-bathroom vacation rental located in the sort after mid-century modern Twin Palms neighborhood (also known as the Twin Palms Estates) in central south Palm Springs you’ll experience our commitment to celebrating the culture, art and color of this iconic little city.

With new AC (you'll come to understand why we highlight this if you ever visit during summer, which you should, it's so different in many surprising ways), each room is fully appointed with generous bed-sizes (2 with California King, 1 with Queen), fresh linens, large flatscreen smart TVs, welcome gifts/toiletries, and a bathroom with hair-dryers, body, hand, face and makeup towels, shampoo and conditioner and fresh soaps and lotion.

A completely private pool, hot tub, outdoor rain shower and patio with outdoor lounge and sunbeds will quickly get you and your crew into the Southern Californian vibe, while a separate outdoor BBQ and al fresco dining area will have you cooking up a storm, whatever meal of the day you want to take it all outside.

And when you do adventure out, the house is located in the midcentury mecca of Twin Palms, and Twin Palms is itself located in the popular South Palm Springs hotel and dining precinct, placing you super close to some of the hottest restaurants, coffee houses and cocktail bars in town, as well as being close to downtown, which is just 2 miles away.

For those seeking the outdoors, it’s only a short skip from The Twin Palms Art House to some of the best hiking trailheads, pristine Indian territories and canyons, golf courses and other outdoor amenities. For those with the festival vibe, the host venue for Splash is walking distance from the house and Highway 111 that takes you directly to iconic Coachella and Stagecoach is right around the corner. For the architecture buffs, when at The Twin Palms Art House you’re right in the thick of midcentury modern design and it's the perfect base for any Modernism Week visit (it’s so central that the much-loved double-decker bus tour even passes by the house each festival!).

And even if you’re coming to Palm Springs while balancing work and pleasure, one gig fiber-to-the-house wifi with a mesh booster system pushes high speed internet to every corner of the property so Zooming by the pool is definitely a thing, or if you prefer a more traditional space, the office and sitting room off the Master Suite has you (colorfully) covered, and includes two extra large dedicated TV monitors, a printer and shredder, along with basic stationary.

OFFICE
High speed wifi throughout the property is particularly useful in the office. The office and small sitting area off the Master Suite includes an extra large dedicated monitor, printer and shredder, along with basic stationary and a wonderfully distracting floor-to-ceiling artwall.

LAUNDRY
Fully appointed laundry with washer and dryer, laundry detergent and dryer sheets complementary, towels and linens, clothes hangers, ironing board, hairdryers in all rooms, sun visors for cars, yoga mats, picnic mats.

PARKING
Parking for one car in driveway, ample non-timed limited street parking available

REGISTRATION
After booking, guests will complete an online registration process, typically in the 2 weeks before arrival, to comply with local regulations and property requirements. This includes signing a rental agreement, secure (and very quick) ID verification for all adults and a mandatory Good Neighbor Policy briefing also for all adults, as required by the City of Palm Springs. We’re here to help throughout and aim to make the process as smooth as possible but we thank you in advance for your patience and cooperation!

RENTAL AGREEMENT & HOUSE RULES
Palm Springs has a detailed code for short-term rentals that applies to both hosts and guests. As part of the registration, we’ll send a rental agreement to the “responsible party” (likely you) for electronic signature. This agreement incorporates the house rules for The Twin Palms Art House, which are already available to all guests and potential guests to read elsewhere in this profile.

KNOW-YOUR-GUEST
In the vacation rental industry, “Know-Your-Guest” (KYG) draws on the concept of Know-Your-Customer (KYC), something you might be familiar with from a bank but set at a far simpler and more basic level, involving ID verification and basic screening by a third-party service. This ensures secure data handling and privacy compliance, offering a quick, automated process for both hosts and guests. It helps verify guest identities while safeguarding personal data through robust privacy measures—a win-win for everyone involved.

DAMAGE PROTECTION
Accidents happen to the best of us, that’s life. To make sure everyone feels the Palm Springs chill vibes while they’re staying with us, we require you to take up one of the VRBO offered damage protection options (ie a deposit or a waiver).

POOL OR SPA/HOT TUB HEATING
To offset rising energy costs and reduce carbon usage, we charge a user-pays based heating fee for the pool or spa during your stay. Pool heating is $90/day for the first 7 days, and spa heating is $50/day for the first 7 days, with custom rates after that. A 2-day minimum applies, and for shorter stays (e.g., 2 or 3 day weekends/long weekends), heating must cover the entire stay. For longer stays, tailored periods are possible, but starting heating mid-stay may incur a call-out fee. Please note, only one (pool or spa) can be heated at a time. Fees are paid during registration.

ACCESSIBILITY
Whilst the front entrance of the house has three wide steps followed by two steps back down into the house once inside, the rear and most frequently used entry point of the house is on a single level entrance as is the rest of the house other than the above mentioned front entrance.

SAFETY & SECURITY
The Twin Palms neighborhood of Palm Springs is an extremely low crime area but for additional safety the property has a back-to-base security system including alarm, smoke alarms and carbon monoxide alarm, a fire extinguisher, several first aid kits and for the security of our home there are four exterior security cameras at the property, each facing outwards from the property.

QUIET TIME
The City of Palm Springs including the Twin Palms neighborhood practices a quiet time between 10 PM and 7 AM each day.

NO PETS
We're afraid, after much deliberation, we've determined the house has to have a no pets policy in place. We know that limits some people's ability to stay with us and we really regret that but we have considered this from all angles and have landed in a clear position. We appreciate your understanding and cooperation.

CHECK-IN/CHECK-OUT
Our check-in time is 3:00 PM and our check out time is 11:00 AM. We always try to extend these times where possible but appreciate your understanding on those occasions when it is not.

NO SMOKING
There is strictly no smoking in the property and preferably only smoke outside if you're more than 15 feet from an entrance. This applies to all the smoking or smoking-like options out there, ie cigarettes, marijuana, vapes, etc.

Perfect weekend getaway - highly recommend!!

We had an amazing weekend getaway at Adam's place! The home was absolutely beautiful-stylishly decorated, comfortable, and immaculately clean.The location was perfect and centrally located, making it easy to get around Palm Springs. We especially loved spending time by the pool-it was the highlight of our stay. Highly recommend this spot for anyone looking for a relaxing and memorable escape!

Perfection in (and of) Palm Springs

We chose the Twin Palms Art House for a reunion of widely scattered, long-time friends who love art, great food and conversation--and it was perfect. We wanted an iconic mid-century modern Palm Springs experience, and we got it! Near downtown in a renowned and quiet neighborhood of mid-century modern homes, the house features authentic, colorful, (and very comfortable!) furnishings and decor. The large art collection is well-curated and, like the house, both impressive and whimsical. The exterior is completely private and carefully designed for outdoor living, with a lavish, protected lounge over looking the pool area, and a beautiful desert garden that wraps around the house and includes outdoor dining and multiple gathering spots. The host, Adam, is incredibly hospitable. He's responsive, thoughtful, and highly organized. The materials to acquaint you with the house are outstanding. Our group included great cooks, who loved the well-equipped kitchen. Aside from the original gas cooktop, all the appliances and technology are high-quality and new. The unifying aesthetic of the whole property--color, light, comfort, ease, community and fun--made for an extraordinary experience. It was like stepping into another world. We all left refreshed and reinvigorated.We love Adam's Twin Palms Art House and will definitely be back!
