Good to Know
Our home sits in a peaceful mountain setting — you may see native wildlife or insects from time to time. We professionally treat the home, but nature is part of the experience.

Because of our elevation, high winds can occur. Please secure outdoor furniture and hot tub covers when not in use.

This is also a working farm property. Your hosts live nearby and may be present for maintenance or support. Our friendly dogs stay within our private area and are not allowed in guest spaces but may occasionally bark when greeting visitors.

•Guest Access
Guests have full private access to the entire WNC Winter Retreat, including both levels of the home, wraparound deck, hot tub, firepit, and game room. The only exceptions are two locked owner’s closets.

Our mountain road is well maintained, but because of the seasonal weather in Waynesville, we recommend AWD or 4WD vehicles during winter months for added peace of mind.

•Parking Instructions
The property offers ample gravel parking for up to four vehicles, making it ideal for families or small groups traveling separately. Please park only in designated gravel areas, not on the grass.

Please do not park in front of or close to the garage.
Parking is allowed only on the right-hand side of the driveway.

Requests submitted after departure or using reviews as leverage may be reported to VRBO.

•Other details to note
To ensure a smooth and compliant stay, all guests are required to electronically sign a short rental agreement before check-in. This form is sent automatically via our Property Management System and confirms that local laws, occupancy limits, and community guidelines are understood and agreed upon.
Reservations without a signed agreement may be subject to cancellation in accordance with policy.

• Minimum Age Requirement: Guests must be 21 years or older to book. Reservations made by anyone under 21 will be canceled without refund.

• No Pets: While we love animals, to maintain the highest standards of cleanliness and comfort for all guests, our home is strictly pet-free. No pets or animals are allowed inside the property at any time.
Violations will result in a $500 fine and/or immediate termination of the stay without refund.

• Guest Responsibility: Guests are responsible for any damaged or missing items. Replacement costs plus a 15% service fee may apply if applicable.

• Mountain Weather & Care: High winds and mountain weather can arise quickly. Please secure outdoor furniture and hot tub covers when not in use.

• Hot Tub Note: The hot tub is professionally serviced and sanitized after each stay. It may not be fully heated upon arrival, but it will warm to temperature soon after.
