- The Cottage is located at 207 Alton Shores Road, Alton, NH 03810 1. CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK OUT IS 12 P.M. EST. No early Check-ins. 2. This is a NON-SMOKING Cottage. 3. Pets at the cottage will be discussed prior to check-in. 4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 5. SECURITY DEPOSIT- A security deposit of $200 is required. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met: a. No damage is done to Cottage, its contents or the premises; b. No charges are incurred by the homeowner due to contraband, unauthorized pets or services rendered during the stay; c. All debris, trash, recycling and personal property of Guest are removed from the premises at end of stay; d. Soiled dishes, pots, pans and silverware are washed, dried and put away; e. All food from refrigerator and cabinets are removed from premises at end of stay; f. Cottage is left clean per paragraph 14 below; g. All keys are returned to homeowner and Cottage is left locked; h. All charges accrued during the stay are paid; i. No early check-in or late check out. 6. PAYMENT – After I receive your payment, I will send you keys for the cottage, dump pass, and a postage stamped return envelope for key/pass. 7. CANCELLATIONS – A thirty (30) day written notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no fees or penalties and all deposits will be refunded. Cancellations that are made within 30 days of the arrival date are subject to the loss of 20% of the total reservation cost. Owner will use reasonable efforts to find substitute renters for the cancelled period. If successful, Homeowner will refund Cancellation Fee to the extent the substitute rental fee plus the Cancellation Fee exceeds the rental fee for the cancelled period. 8. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel sixty (60) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least thirty (30) days prior to check-in or above cancellation policy applies. 9. MAXIMUM OCCUPANCY- The max number of guests is limited to six (6) persons. 10. NO DAILY MAID SERVICE – Linens supplied at the cottage will be bed sheets (fitted, one regular, and two pillow cases, per bed), and bathroom towels, hand towels, face clothes. Pullout couch (standard sized) sheets are located in downstairs bedroom closet. Daily maid service is not included. ****Please LEAVE sheets and used towels on the floor of the downstairs bedroom when you leave. 11. FIREWOOD - The cottage has a wood burning fireplace in the living room and a chimney on the deck. Prior to using the living room fireplace, you must open the flu. After lighting, the fireplace must be operated with the glass doors closed. Please be responsible when burning. Burn only hardwood in both fireplaces. Firewood is NOT included in cost of rental. 11. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of confirmation payment, deposit and/or rental money, and the party will not be permitted to check in. 12. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 13. Parking – Parking is limited to three (3) vehicles. Vehicles are to be parked in the driveway only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner. 14. Cleaning Policy – We have found the best way to keep the cottage clean (and rental costs low) are to have the guests clean up after themselves. The cottage should be left in as clean a condition as it is found. This includes dusting, vacuuming carpets/sweeping floors, wash/drying/storing dishes, and cleaning the kitchen and bath. Our guests have done a wonderful job in keeping the house pristine for incoming guests. We hope you find the place immaculate and ask you leave it in the same condition. We have the cottage inspected prior to your arrival and after your departure. This policy worked great in the past and we hope to continue in 2013. 15. ASSUMPTION OF RISK - Owners are not responsible for any accidents, injuries or illness that occurs while in the Cottage or on the premises. Owners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
