Welcome Home to Northern Valley!
This newly-renovated two-bedroom, single-story abode is the perfect place to call home while visiting Columbus. As one side of a duplex, this home features an updated kitchen, a comfy living room, two spacious bedrooms, and a large basement for laundry and storage. The fenced yard and attached one-car garage add convenience to comfort. Set in a quiet residential neighborhood across from a small park, this location offers easy access to metro parks, highways, shopping, and adjacent towns.
Guests may park on the street, the driveway, or in the attached single-car garage with a provided remote opener. On first arrival, you’ll enter through the front door with a keypad lock. Throughout your stay you may use the front door or the garage door. Both entrances lead to the brightly-lit living room with a stylish sectional sofa and 50” smart TV. Down the hall you’ll find a newly-renovated full bathroom with tub/shower combo and two relaxing bedrooms featuring comfortable beds with fresh sheets, extra blankets, black-out shades, and clothing storage.
At the back of the house is the new kitchen with stainless steel appliances and granite countertops. The dining area hosts a table for four and a stocked coffee bar. The back door leads to the large fenced private yard with a patio and table set for outdoor dining. Past the kitchen are the stairs to the large basement with washer and dryer.
Northern Valley is a stylish and practical home perfect for families, friends, roommates, or coworkers looking for a comfortable and easy stay while visiting central Ohio. A quick drive to downtown Columbus, Ohio State, Westerville, Worthington, Gahanna, and New Albany, the house’s location is as convenient as it’s amenities.

SUMMARY
• Quiet hours are 9 PM to 8 AM.
• No parties. Only registered guests allowed unless approved in advance.
• No smoking or vaping anywhere on the property. $1,000 fine for any evidence.
• Pets must be pre-approved. $35/night (up to $200) or $200 flat for 30+ nights. Unapproved pets = $1,000 fine and cancellation.
• Long stays require a signed lease, professional cleanings, and HOA agreement (if applicable).
• Treat the property with care. No tampering with smoke detectors or cameras.
• Any violation of these rules may result in immediate removal without refund, plus applicable fines.
GUEST CONDUCT AND NOISE
• Please treat the property as you would your own home.
• Quiet hours are 9:00 PM to 8:00 AM. Keep noise to a minimum indoors and outdoors.
• In multi-family buildings, keep sound levels low at all hours.
• No parties, events, or open invitations. Only registered guests are allowed unless pre-approved.
• The total number of people (including visitors) may not exceed the occupancy listed. Unapproved guests or over-occupancy may result in a $1,000 fine and cancellation.
NON-SMOKING POLICY
• No smoking or vaping of any kind is allowed on the property (inside or outside).
• Applies to cigarettes, cigars, marijuana, vapes, etc.
• Evidence of smoking (odor, ash, residue) will result in a $1,000 fine and immediate cancellation.
• Additional cleaning or repairs beyond the $1,000 fine may be billed.
• Smoke detectors may be monitored remotely. Do not tamper with any safety device.
CLEANING AND CARE
• Please clean up after yourself. Wash dishes, wipe surfaces, take out trash.
• Treat stains immediately with remover before laundering.
• We provide linens, towels, soap, shampoo, toilet paper, and paper towels. Let us know if anything is missing.
• For stays of 30+ nights, mid-stay professional cleanings are required every 30–45 days and will be billed separately.
• Excessive mess or damage may result in additional cleaning fees.
LONG-TERM STAYS
• 30+ night reservations require a signed lease agreement before check-in.
• Guests must agree to all lease terms sent in advance.
• If the property is in an HOA, guests must also sign and follow the HOA handbook.
