****Important Vehicle/Safety Requirements****
Due to the steep slope and turn on the driveway, we strongly advise using an all-wheel drive (AWD) or four-wheel drive (4WD) vehicle with snow-rated tires for better traction, especially during winter months. The turnaround area at the top of the driveway is gravel, and it is essential to have an AWD/4WD vehicle to avoid the risk of getting stuck.
We recommend using the turnaround area to back into the carport, which will make exiting much easier. However, please be aware that parking in the turnaround area is prohibited due to county regulations, as it is unpaved and gravel. Thank you for your understanding!

With high-end furnishings, modern decor, and all the comforts of home, including A/C and 500+mbps high speed internet, you'll find everything you need for a memorable stay. The immersion shower is perfect for unwinding after a day of exploration, while the fully equipped kitchen with modern appliances makes meal prep a breeze. Relax with a cup of coffee or a glass of wine as you soak in the serene mountain and lake views.

**5-minutes free shuttle ride through Tahoe Area Regional Transit (TART) to Diamond Peak for skiing (perfect for families—kids 6 and under ski free!) Please check out TART website for more info on how and where you can ride for free.
**15 minutes by car to Mt. Rose, or a short drive to Northstar and Squaw Valley
**5-minute drive to restaurants, Grand Lodge Casio, Raley’s grocery stores, Incline Bow, and more
**5-minute drive to Incline Village Recreation Center, Tennis & Pickleball Center and golf courses

Each room is thoughtfully designed for comfort and relaxation, perfect for families, adventurers, and those looking for a peaceful getaway. Here’s a breakdown of the amenities and layout that make our home a special place to stay.

Upon Arrival: Park either under the carport or paved driveway (refer to “Guest access and Other” section below for details). A few stairs will lead you to the front entrance. Inside, you’ll find a shoe shelf. We kindly ask guests to remove their shoes to help keep the house clean.

Keyless Entry: For your convenience, a keypad on the front door allows access via a unique code that is changed for each guest.

At the Entrance: Right by the front door, we’ve provided a convenient storage space stocked with everything you need for a fun day at the lake or in the snow. You'll find:

**A beach umbrella, towels, surfboards, floaties, beach toys, and a travel cooler
**3 sleds (2 adult-sized, 1 kid-sized) for winter adventures
**Planning a hike? We provide 2 sets of walking sticks for your mountain treks
**Bug spray, ice packs and more

We also have 4 beach chairs, baby gates and a giant Connect 4 game stored under the stairs.

Layout and Climate Control
The home has central heating throughout for cozy winters (up to 5 degrees difference between first and second floor due to the nature of hot air traveling a longer distance), and mini-split air conditioning in the living room and upstairs master bedroom for summer comfort. Ceiling fans are also available in each bedroom for added comfort.

Sleeping Arrangements
Our home features three comfortable bedrooms—one on the lower floor and two upstairs. Each room is thoughtfully equipped with soft cotton sheets, cozy down quilts, wireless chargers, night lights, and alarm clocks in the nightstands for a deep, restful sleep. Ample storage in each room includes a luggage rack, extra blankets and pillows, and hangers.

**Master Bedroom (Upstairs): This spacious room offers a peek-a-boo view of Lake Tahoe. It is finished with a luxurious king bed with a memory foam mattress, blackout curtains, and a Samsung 55" Smart TV. A workstation with an electric standing desk, lamp and monitor is perfect for remote work. A full size Babyletto crib with an organic, breathable sheet is also set up for your little one’s comfort.

**Upstairs Queen and Bunk Room: The peaceful retreat overlooks tranquil pine trees for added serenity. Ideal for families, this room includes a queen bed with a memory foam mattress and a bunk bed with twin mattresses. Kids will love the swivel egg chair for quiet time, fun decors, and a selection of books, toys, and sensory-friendly items like squishmallows, a sound machine, and an Echo Glow night light.

**Downstairs King Room: This cozy room offers serene views of the peaceful pine trees. It features a king bed with a brand-new 10’’ Novaform memory foam mattress. There’s plenty of storage space throughout. A portable Pack’n Play crib with sheets is available in the closet. An electric standing desk with a work lamp and monitor are also set up for remote work needs.

Bathrooms:

**Bathrooms are equipped with lighted mirrors, a magnified makeup mirror (second floor), hair dryers, and immersion shower systems providing a luxurious and enveloping shower experience. They are fully stocked with toiletries like shampoo, conditioner, shower gel, bath towels, toilet papers, Q-tips and cotton wipes. For safety, we also have a non-slip bath mat. Downstairs bathroom also features a baby tub, step stool and baby towels for family convenience.

Living Areas
Living Room: Bright and airy with a view of the lake. It has plenty of seating and a LG Smart Frame TV (Roku-enabled) for your entertainment.

Dining Room: Seats eight comfortably, with an extension option to accommodate up to ten. We also provide a high chair and dishware specially for little ones.

Kitchen: Fully stocked and equipped with stainless steel appliances, including a fridge, dishwasher, microwave, and induction stove. We also provide a coffee and tea station complete with a coffee maker, kettle, and everything needed for a perfect brew. You’ll also find extra kitchen gadgets like a waffle maker, Instant Pot, egg cooker, blender, and more to suit all your culinary needs.

Outdoor Space (*Not usable during winter time when it snows or rains* )
We have two private decks for outdoor relaxation. The main deck, accessed from the living room, includes a sectional sofa, chairs, and a sun umbrella. Enjoy dining al fresco with the stunning backdrop of the lake, or relax with a game of giant Connect 4. The back deck is equipped with a BBQ grill, sun umbrella and storage. Adirondack chairs surround the fire pit area (though outdoor fire is prohibited by the city due to wildfire risks), with a foldable picnic table for extra seating, offering the perfect spot for gathering and soaking up the stunning natural surroundings.

Additional Amenities

Exterior security cameras on property: 2 outside cameras are set up - one located in the carport to monitor driveway, carport and stairs to the house and another one located outside the front door to cover entryway stairs.

Laundry: A washer and dryer are available in the downstairs hallway closet, stocked with laundry essentials, including scent-free detergent for sensitive skin, fabric softener, and dryer sheets. An iron, iron board, and laundry basket are also provided for your convenience.

First-Aid & Safety: A well-stocked first-aid kit, along with flashlights, ice packs, and more, is available for any minor emergencies. House is also equipped with emergency lighting, interconnected smoke and CO2 alarms and an escape ladder for your safety.

Games & Entertainment: We have a wide variety of board games and playing cards for hours of family-friendly fun. You can also stream your favorite video games with our high-speed internet.

Workstation: Two electric standing desks with monitors and desk lamps are set up in the master bedroom and downstairs bedroom to support remote work needs.

Parking: Two parking spaces are available - one covered under the carport and the other one on the paved driveway before the carport. Street parking is NOT allowed per Incline Village short-term rental ordinance, guests are accountable for any towing and regulatory violations fees/fines.

Our home is designed with your comfort in mind, whether you're here for outdoor adventures, relaxation, or family bonding time. We hope you'll enjoy all the thoughtful touches that make this house a perfect Tahoe escape.

Other things to note:
> Our fireplace is a gas-powered stove that requires not-so-straightforward operating knowledge. For safety reason (to prevent accidental gas leak), it's currently serving as a decoration only. Please do not attempt to turn it on. For heating purpose, the house has central heating, mini-splits (heating & cooling), and a portable heater/cooler.

> The Incline Village private beaches will no longer be available to renters. Public beaches like Sand Harbor (4 miles) and Kings Beach (7 miles) are all open to the public.

> Internet and power are very consistent but because of the infrastructure and terrain, outages do happen at a higher rate than most big cities are used to.

> The home has central heating, but it can and it's normal to have up to 5 degrees Fahrenheit difference between first and second floor due to the nature of hot air traveling a longer distance in the ducts.
