This 3-bedroom beachfront villa w private 1- bedroom Casita features a sparkling private pool, your own stretch of sandy beach along the northern coast of Ambergris Caye, and a private pier perfect for sunrises, starry nights, swimming, snorkeling or boat pickups. With open-concept living, ocean views, and just a short 20-30 minute scenic golf cart ride to San Pedro, it's the ideal escape for families and friends looking to unwind in Belize.

The villa features a spacious open-concept layout with a fully equipped kitchen, indoor dining, and comfortable lounging areas — all with stunning views of the Caribbean Sea and the Belize Barrier Reef. Each bedroom is thoughtfully appointed with air conditioning, quality linens, and en-suite bathrooms for your comfort.
Step outside to your private pool, just steps from the soft sand and your own dedicated pier — perfect for morning coffee, sunset views.

This quiet, upscale stretch of beach is dotted with boutique resorts, private homes, and a handful of laid-back bars and restaurants you can explore by foot, bike, golf cart or boat. It’s the perfect spot for snorkeling, paddle boarding, or simply soaking up the sun without the crowds.

Guests will have access to the entire property - private pool, balcony, rooftop terrace, dock, beach, electricity, running water, AC, BBQ, ceiling fans, laundry and a fire pit. Additionally, guests are free to use our kayaks/paddle boards located at our dock.

You have a few options to transfer from the Belize City Int'l Airport to San Pedro:
AIR - You can hop on a 15 minute flight to Ambergris Caye via TropicAir.
(Which I can reserve for you as we are TropicAir booking agents)
A round trip flight is approximately US$173.25/person. One Way is US$98.75/person. I would require arrival/departure time as well as the first/last names of all those traveling to reserve your tickets. This is the best way to travel to San Pedro in our experience.

PUBLIC FERRY - Total travel time of approx 2hrs. Take a land taxi from BZE International Airport to the Belize Express ferry terminal (30-40 minutes, $35 for 2px, $5 each additional person) and hop on the ferry from Belize City to San Pedro. ($60, 1.5 hrs)

Private Water Taxi -
- Pick up & Drop off at the Belize International Airport.
- Enjoy an ice cold beer as you step into the boat.
- Refreshing cold towels provided upon arrival to keep you fresh.
- Drop off directly at your villas' pier.
- ($150/person RT)

The plane is 15 minutes travel time, the public water taxi is a total of 2+ hours travel, and the Private Water taxi is approx. 1.5 hours travel.

From your Villa, San Pedro may be reached by boat (approx. 10–15 minutes) golf cart (approx. 25-30 minutes) or taxi ( 15-20 minutes).


The oceanfront villa is located on the tranquil blue coast of Ambergris Caye and is accessible by golf cart, taxi, or by boat. We can help arrange transfers or boat rentals if needed.

NOTES:

- Private Pier: Great for swimming, sunbathing, fishing, or boat pickups.
- Beachfront Location: While beautifully situated on the beach, occasional sea grass may wash up—this is natural and varies with the seasons.
- Private Pool: The pool is cleaned regularly for your comfort. Please supervise children at all times.
- Power & Water: Belize is a developing country. While rare, occasional power or water outages can occur. We appreciate your patience if that happens.
- Wi-Fi: Reliable but may be slower than in urban areas—perfect for emails and browsing, but not for heavy streaming.
- Housekeeping: Mid-stay cleaning is available for longer stays. Just let us know!
- Island Living: Expect the charm of nature—birds, geckos, and tropical breezes included!
- No Smoking Indoors: Smoking is permitted outdoors.
