Although private, Villa Josefina is right in the middle of N Akumal and just steps to Yal-Ku lagoon and all the attractions Akumal has to offer. You can walk to Half Moon Bay in less than 5 minutes and La Lunita restaurant, La Jungla Cafe and La Buena Vida Beach Bar are a short 5-10 min bike ride away, all in Akumal Norte (North Akumal)!

This beautifully appointed home is perfect for families or groups of friends who want to get away from it all! Enjoy drinks on the large terrace and pool deck, sip coffee in the morning at the granite breakfast bar and set up your own cocktail hour with appetizers at your outdoor kitchen adjacent to the pool. This is a gourmet's delight with plenty of space for entertaining, parties and sun.

Speaking of food, the chef designed outdoor kitchen is a centerpiece and is designed for all your cooking whims. Foodies love the large commercial grill, 2 burner commercial gas cooktop, large sink, purified water dispenser and fridge. Lots of electrical outlets outside and a Spanish style roof and lighting assure you can cook everything an anything outside at any time of the day. Take your coffee maker and blender outside for morning smoothies and coffee. Feel free to leave any small appliances outside where they are available for you to use.

If you prefer to have someone else do the cooking for you, Prudi, you housekeeper, is a great cook. She can prepare breakfasts, lunches or dinners as well as light snacks. Just let us know if you want to add this service, or you can even decide once you arrive. (surcharge)

Villa Josefina has 3 bedrooms/3 bathrooms, an additional queen bedroom studio with bath and kitchenette, can be added for a 4th bedroom/bath at an additional charge. Features of the home include a master king suite on the 2nd level with large marble bathroom, outdoor shower and private outdoor terrace, the jr. suite has a king size bed and en-suite bath w shower, the star-fish room is the 3rd bedroom w king size bed and unattached bath with shower. The kitchen is fully equipped, and the open floor plan includes kitchen, dining area and living room. The property has 2 outdoor showers, one outside of the master suite, and one near the pool. The large pool provides a perfect hang out to cool off and enjoy time with family and friends.

Included in your stay is maid service 6 days a week (except Sundays), all linens and pool/beach towels, free purified water, free WIFI, Smart WIFI enabled TV in living room, AC in every room, and free parking. The parking area has charging available for electric golf carts with a surcharge, please inquire.

* For extra space an additional guest house located at the entrance to the property called Casita Sofia is available for up to 2 guests for an additional charge. If you book for up to 6 guests the casita is not included, if you book for 7-8 guests a discounted surcharge is automatically added and the guest house is included in your stay. Casita Sofia is perfect for groups with teenage children or a 4th couple wanting more privacy to be 'together yet apart in separate spaces". The casita has a queen size bed, full kitchenette, cable SKYTV, free WIFI a granite breakfast bar and bath with shower and is fully air-conditioned.

Even though our days are normally 80 degrees, pools can still be chilly in the Fall/Winter and the heater insures your comfort and fun!

Little Mexican Paradise

The home is beautifully decorated, has everything you could need and it’s in a great location. Communication with the owner and her on-site crew was fantastic! If we needed anything taken care of, it was handled immediately. The pool was a great plus, my kids spent a lot of time in it! Thank you for a wonderful stay!

Great stay

We had a lovely stay at Villa Josefina in December of 2023. The property was a perfect size for our family of 6. Everything well appointed, clean and as advertised. Prudi is a huge help and takes care of everything that you need. Cherri provided excellent communication beforehand and was easily reachable. We loved the relaxed feel of Akumal - it fit us perfectly. We all had a wonderful stay and would certainly consider returing again.

Amazing house and location!

We had the best time at Villa Josephina. The house fit our group of 7 people perfectly with the additional casita. The location is perfect for walking and biking to the beach, Yal Ku Lagoon, and local bars and restaurants. The house was very clean and nice. Cherri was incredibly helpful throughout the entire process - she provided so much helpful information ranging from activities in the area to the best transportation services and more. Couldn’t have asked for a better experience!

A great house, very desirable location and a wonderful staff!

My family of 4 and our friends with also 4, had the most amazing stay. The house was beautifully put together. They had all the right appliances, games, and amenities. The pool was clean and very nice! The staff took great care of us. The location was perfect. Near great restaurants, not too far from beaches, and easy drive to all of our adventures. Absolutely worth the stay 2 families. I highly recommend it. And, the owner was very responsive. It was in a secure and safe location of Mexico. Loved it!!!!

Fabulous, private and very special paradise in Akumal, Mexico

We had a wonderful and very special 5 days at Villa Josefina! The house is very comfortable for three couples, a full kitchen and great living space in and outdoors to include a beautiful pool. The air conditioned bedrooms and very comfortable beds were a great end to our very relaxing days in Akumal. It was so nice to have bikes to get around the quaint town of Akumal. The shopping and restaurants were wonderful, we never needed to leave Akumal although we did venture out to some fabulous beaches which were not far away. The house is located in a perfect location near the back of town, very quiet and peaceful. The full kitchen and outdoor barbeque area was fabulous! The staff of the house were so special and very helpful. The owner was great with communication and always available to assist. I highly recommend you visit Villa Josefina, a somewhat hidden paradise.

Lovely Villa in safe area

The Villa and staff were wonderful. Clean, big living areas, nice pool with perfect temperature water, great AC in every room. Only wish we would have known more about access to Half Moon Bay and Akumal Bay, as we love to snorkel, and had no idea how controlled the beaches are there. Within walking distance to Yal Ku Lagoon, Half Moon Bay, and several restaurants, convenience stores, and shops. To get on Half Moon Bay, pay to park, pay an entrance fee, and then pay a guide. Same with Akumal Bay, but Lol Ha Restaurant has a decent deal to buy food there, and get free beach access. Akumal Pueblo is a nice little town, with delicious tamales for sale in the center around 6:30pm every night, for about $1 USD each. Daily housekeeping was a nice treat. Prudy and Alberto (the Villa staff) were extremely helpful and responsive to any issues. Very quiet and safe location. Comfortable and clean villa with plenty of space for families. Owner was responsive and helpful to our pre-trip inquiries. A/C worked great. Room for improvement: Some info provided by the owner was out of date (cost of Yal Ku tickets, and names of property staff). Information on how to access Half Moon Bay and Akumal Bay for swimming/snorkeling would be very helpful, and tips on scams to watch out for. Shampoo and soap were provided (good!), but no conditioner. Outdoor showers were very nice! Access to washer/dryer would be great but did fine without it.

Family Get Away

This was the perfect place to get away from it all!! While I prefer more active areas it is after all a pandemic and we couldn't have picked a better place!! The home is very well taken care of by Purdi (who will cook you just about anything you want). We felt at home for the entire stay. Location is away from the center but nothing you couldn't walk to if you wanted or rent a golf cart, they are so cheap here, like $200 for a week! There are also bicycles at the house as well. It is located next to a cenote so on those days you don't want to do too much its a great place to hang out. Communication from the owner was so amazing and she made sure everything was taken care of on her end even after we had to delay our trip a bit she was very accommodating. I would highly recommend this home for almost any occassion!!

Wonderful trip with small families!

We thoroughly enjoyed our stay at Villa Josefina. The town is very charming and the house is located close to a lagoon we took the kids snorkeling in. The pool was fantastic, the kids were in it every day. The host purchased some pool toys for our stay which was so nice. The staff, Prudi & Eddy, were very nice and helpful. There are multiple fun points of interest a short car ride away. Highly recommend!!

Great house & location.

Villa Josefina was perfect for our group, Prudi & company were extremely attentive and helpful. The villa is at the end of the road next to a nice restaurant & half block from Yal-Ku lagoon. It’s only about 1.5 miles to the arch at the entrance to Akumal Beach with more restaurants and a Super Chomak. Bikes are helpful, or a golf cart if you’re on the lazy side. We visited Tulum & Coba, but there is plenty to do in the area, next time we visit we’ll stay a week!

Fantastic vacation home that's well appointed.

This was the perfect place to stay as the home base for a holiday/visit with our 3 university aged children (plus a significant other). While not on the ocean, it's a mere 5 minute walk to a great beach to snorkel/swim or shorter walk for a glimpse of the ocean with a rocky shore. The complementary bikes ensure that it's quick and easy to get around to pick up a few groceries or get to the excellent Akumal Dive Shop quickly. The house is roomy and very sound proof... I could go to sleep earlier than the young adults and be up early without disturbing them. The kitchen is well equipped for cooking your own meals. The pool, house and yard are cleaned daily with a very efficient and unobtrusive team. Cherri is super helpful & quick to reply to questions about Akumal. I would definitely stay here again for future trips to Akumal.

First class rental for extended family or 3-4 couples

We spent 10 days in this home and its casita over Christmas, 2018. This was our fourth stay in Akumal and we loved this home. It was perfect for us, our adult children and 2 pre-teens. The interior was nicely furnished with good bedroom, bathroom and kitchen facilities. The reason you come to this area is the outdoor options and this house is perfect with a great outdoor kitchen, pool and living areas. There was plenty of room for visiting, dining and relaxing around the beautiful pool. Having caretakers Prudi and Eddy at the house each day was much appreciated for the questions we had and help we needed. The home's location within a block of Yal Ku Lagoon means you will have a quiet vacation home to enjoy and access to the best access to snorkeling in the Rivera Maya.

Rent this house!

We just returned from a 5 night stay in North Akumal and had an amazing time. We were a group of 3 couples and this house was perfect. There was plenty of space for everyone and we enjoyed all the amenities including outdoor kitchen and the beautiful pool area. It worked out well for everyone to have their own bathroom (though there was a line for the outdoor shower off the master!). We did not have a car and did not feel we needed one. The property is easy walking distance from the beach, Yal-ku lagoon, and restaurants and we used the bikes to go into town to go to the main Akumal beach and restaurants there. We had a transportation company from the airport and did a grocery stop in Playa on the way, and used Namaste transportation company for a private tour day to Tulum and a cenote. Most importantly, Cherri made this an incredibly smooth process. She clearly cared about making this a great vacation experience for us and answered any and all questions quickly. We have only been home for 2 days and would book a return trip in an instant if we could!

Amazing home, location and service! 5 stars

The attention to detail and communication by Cherri was my first clue I chose the right vacation home. When we arrived, the home exceeded our expectations and the staff was remarkable. Cherri made sure we had every piece of info we needed about the area and the home was perfectly suited for our needs. Plenty of space, a pool, clean!, etc. The location is perfect, with restaurants, beach and snorkeling all in short walking distance. Easy in and out on a private road and quite. Whether for a family gathering or friends kicking back together, I highly recommend Villa Josephina for your vacation stay. The price is very fair considering the location, amenities and staff.

Everything was perfect

Close to restaurants. Easy to get groceries. Feet from the Lagoon. 30 minutes to Tulum. Very safe and secure and near the end of a perfect road so very little traffic. So much to do and see. Renting a car seemed important if you want to see the sites, but not necessary because of how close to everything that you might want. Probably 8 restaurants within walking distance. We had 6 people and the space was perfect. Prudy and Eddie to care of the place daily. We would go again in a heartbeat

The Perfect Vacation Villa!

Villa Josefina was the best decision we could have made for our Mexican vacation! We loved everything about it from the layout of the house, the updated interior, the beautiful courtyard with a pool and outdoor kitchen, to the perfect location next door to Yal Ku Lagoon! We also rented the 1 bedroom casita, which provided a perfect extra room for one couple. The restaurant next door (literally steps from the door) provided very good food and excellent service. The town of Akumal with shops, stores and restaurants was very walkable or bikeable. There was easy transportation to Tulum or any nearby town or excursion, and Villa Josefina's housekeeper and groundskeeper were available daily to help us with any questions. They kept the grounds and house spotless, and even did our laundry for a very small fee! Don't miss Yal Ku Lagoon, Half Moon Bay, the Turtle Sanctuary, La Lunita, all within minutes of Villa Josefina! We will be back for sure!

The Perfect Mexican Vacation

We made the perfect choice for our Mexican vacation! Villa Josephina was beautifully appointed and pristinely clean. Our group of seven loved the layout and all the wonderful updates to the bathrooms and kitchen. We also rented the adjoining casita and it was perfect for our couple. We spent almost all the time we were at "home" in the lighted pool, the patio, and cooking at the lovely, new outdoor kitchen. The owner, Cherri, was available and answered many questions that helped us navigate the many nearby amenities. There is a lovely restaurant right next door and the Yal Ku Lagoon is a short walk two minute walk from the Villa. Groundskeeper, Edi, and housekeeper, Prudi, were very helpful and kept the place spotless. The charming little town of Akumal Bay, is within walking or biking distance and has a fresh produce, an ATM, a wonderful dive shop which provided diving adventures for some of our group, and beach access, besides several restaurants, shops and cafes. That is also where you can access the famous Turtle Sanctuary. We enjoyed dining on the catch of the day at the lovely La Lunita Restaurant where the tables are set right in the beach sand! Arranging transportation to nearby Tulum, the cenotes, and the ruins is as easy as a phone call. The location of Villa Josephina is perfect to enjoy all that the area has to offer. The village feels so safe and we enjoyed walking and biking well into the starry nights! Loved it! Thanks, Cherri - we are already making plans to come back.
