Talmadge was developed in the 1930's by silent movie stars The Talmadge Sisters. It is a quiet, super friendly neighborhood with NO apartment buildings, wide streets and super safe. It is close to major freeways and historical Kensington nextdoor with cute restaurants, wine bars etc.
We are on the edge of the Central San Diego Metro area. Close to freeways connecting all of San Diego. 15mins to Downtown or Balboa Park, 20 to the beaches, 5 minutes to San Diego State University, 10 mins to Mission Trails & Cowels Mountain hiking. You can petty much get everywhere in Central San Diego in about 15-20mins max from the house. You have to walk about 15min to public transportation (but no one really takes that in San Diego. You need a car or use Uber/Lyft.
HOUSE RULES:
**Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host.**
1) No parties, large gatherings or unauthorized guests. Maximum occupancy for this property is 8 people. There shall be a minimum fine of $500 for this violation.
2) No smoking, drugs or illegal substances anywhere on property. There shall be a minimum fine of $1,000 for this violation.
3) Quiet hours 10pm-8am in the courtyard and 11PM inside. Be respectful of neighbors and keep noise levels down at night. There shall be a minimum fine of $500 for this violation.
4) Must be 25 years and older to book.
5) No pets allowed on property unless specifically stated in the listing; there shall be a minimum fine of $500 for this violation. If pets are stated in the listing, then the following rules apply: Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No cats allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied.
6) Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time.
7) A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind.
8) No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee.
9) We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances.
10) All reservations are subject to a non-refundable 8% credit card processing fee even if reservation is refund-eligable. (NOT APPLICABLE TO AIRBNB GUESTS)
Guest gives permission to SafelyStay, Inc., to verify identity, and check criminal databases in order to confirm the reservation. For Airbnb reservations, you may ignore this verification process from Safely if you desire since Airbnb already completed this process with you prior to your reservation. THE PARTIES. This Short-Term Occupancy Agreement (“Agreement”) made on {{reservation_date}} between the following:
Guest: {{guest_name}} (“Guest”), and
Host: West Coast Homestays LLC (“Host”).
THE PREMISES. The Guest agrees to occupy the following residence from the Host located at: {{address}} (the “Premises.)
LEASE TERM. The Guest shall be allowed to occupy the Premises during the following dates: {{checkin_date}} and ending {{checkout_date}} (the “Occupancy Term.”) Check in shall be no earlier than {{checkin_time}} on the first date of the Occupancy Term. Check out shall be no later than {{checkout_time}} on the last date of the Occupancy Term or guest shall incur a late fee of $100 for each half hour they are late to check out.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.
OCCUPANTS. Unless Guest receives Host's prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.
BOOKING FEES. Guest shall pay the Host the amount as detailed during the booking process.
CREDIT CARD AUTHORIZATION. (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU)
Guests, excluding Airbnb reservations, agree that a $500 Pre-Authorization will be held on Guest’s provided credit card to be used as a security deposit. By signing this Agreement, Guest authorizes Host to charge the credit card provided as needed to cover any costs incurred under this Agreement. Again, this DOES NOT apply to Airbnb guests.
Credit Card Processing Fees & Cancellations (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU)
All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 8% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy.

SUBLETTING. Guest does not have the right to sublet the Premises.
INSPECTION. Host has the right to inspect the Premises with prior notice in accordance with State law. Should Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. Guest shall vacate the Premises at the expiration time and date of this agreement.
MAINTENANCE AND REPAIRS. Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by Host as being immediately habitable by the next guest. If Tenant leaves the Premises in a condition worse than normal wear and tear, Guest shall pay for any deep cleaning or extra maintenance needed. Guest agrees that Host shall deduct costs of said services from any Security Deposit or Pre-Authorization Holds prior to a refund if Guest causes damage to the Premises, its furnishings/ possessions or any other aspects of the property. Host may charge the Guest for any damages that exceed any Security Deposit or Pre-Authorization Holds.
SMOKING POLICY. Smoking on the Premises is prohibited. Any signs of smoking will result in a $1000 smoking fee.
TRASH. Guest shall dispose of all waste material generated during the Occupancy Term under the strict instruction and direction of Host: In Trash bins on the Premises outside of public view.
