Just north of Olde Towne East, King-Lincoln District is the epicenter of the city’s African American heritage, and you’ll see that on display in murals along the Long Street Bridge. The King Arts Complex combines African American art and history with community events like free Summer Jazz Series on Thursday evenings in July and August. The Lincoln Theater is lovingly restored in its original Egyptian style, and you’ll find performances of all types gracing its stage. Please note: While this home is one of many properties in the neighborhood that has experienced updates, the surrounding community is an up-and-coming, urban neighborhood with ongoing development - a mix of old and new. The property has parking for up to 2 personal vehicles, and is accessible to ride share services (i.e. Uber, Lyft, taxi service, etc.), as well as close to a few local bus stops.

PARKING: A maximum of TWO private parking spaces will be available to guests at the back of the property. There is NO parking in front of the property where GPS will direct you, so please see the listing photos for reference. It will be easiest to enter the property through the back entrance and privately fenced yard. More specific instructions will be given once your booking is confirmed.
CAMERA DISCLOSURE: In an effort to maintain a secure premises for our guests, the property is equipped with two motion-sensor, EXTERIOR cameras (1 at the front door and 1 at the back door) that ONLY monitor the exterior. There are no video or audio recording devices inside the property.
NEIGHBORS: This is a private townhome comprising of one unit of a two-unit duplex. There is a shared wall with the other unit of the duplex. Please respect their right to a peaceful neighborhood, and know that neighborhood complaints will not be taken lightly.
Please treat the space with respect. If any problems arise, we will do our best to take action ASAP. There is no one on-site 24/7; however, we have team members that can assist in-person when necessary.

• In multi-family buildings, keep sound levels low at all hours.
• No parties, events, or open invitations. Only registered guests are allowed unless pre-approved.
• The total number of people (including visitors) may not exceed the occupancy listed. Unapproved guests or over-occupancy may result in a $1,000 fine and cancellation.
NON-SMOKING POLICY
• No smoking or vaping of any kind is allowed on the property (inside or outside).
• Applies to cigarettes, cigars, marijuana, vapes, etc.
• Evidence of smoking (odor, ash, residue) will result in a $1,000 fine and immediate cancellation.
• Additional cleaning or repairs beyond the $1,000 fine may be billed.
• Smoke detectors may be monitored remotely. Do not tamper with any safety device.
CLEANING AND CARE
• Please clean up after yourself. Wash dishes, wipe surfaces, take out trash.
• Treat stains immediately with remover before laundering.
• We provide linens, towels, soap, shampoo, toilet paper, and paper towels. Let us know if anything is missing.
• For stays of 30+ nights, mid-stay professional cleanings are required every 30–45 days and will be billed separately.
• Excessive mess or damage may result in additional cleaning fees.
LONG-TERM STAYS
• 30+ night reservations require a signed lease agreement before check-in.
• Guests must agree to all lease terms sent in advance.
• If the property is in an HOA, guests must also sign and follow the HOA handbook.
• Lease terms may include limits on guest turnover and early termination rules.
• Violations may result in immediate cancellation with no refund.
PET POLICY
• No animals are allowed unless pre-approved in writing. This includes short visits.
• For short stays: $35/night pet fee (capped at $200).
• For long stays (30+ nights): $200 flat pet fee per pet.
• Emotional support animals are treated as pets and require approval and fees.
• All pets must be house-trained, non-destructive, and quiet.
• Pet waste must be picked up and properly disposed of.
• Unauthorized pets will result in a $1,000 fine, cancellation, and removal.
SAFETY, SECURITY, AND BEHAVIOR

• Illegal activity (drug use, theft, vandalism, harassment, etc.) will result in immediate eviction and may be reported.
