About this property

River House has beautiful views of the Winooski Falls and is part of Burlington's historic mill neighborhood. It's a 10 minute walk to the Winooski Circle which is full of restaurants and activity. Downtown Burlington and Lake Champlain are a 10 min drive away. This unique, arty, brand new loft space includes hardwood floors, a small kitchen and bath, and a shared outdoor space. River House is a good fit for couples, solo adventurers, and business travelers.

The space

River House was built in the summer of 2017 with its historic mill neighborhood in mind. The original house dates back to the 1890s and you'll see many historic details in the house such as photos, maps and books. There are funky, arty touches around the house including large paintings and some smaller works by local artists. The house is stocked with all the comforts of home and we hope your stay here will be restful and that you will get a chance to explore the neighborhood. River House is permitted and inspected by the city of Burlington.

This is a unique historic neighborhood and the river twists through it. Down the street is the Chace Mill which has a vegan cafe and yoga studio. Across the river is the Champlain Mill which has an outdoor restaurant in the summer and further down the river by the dam is the Woolen Mills. And of course, the Winooski Circle has many restaurants to try and is only a 10 minute walk away.

We are centrally located and a quick drive/walk to Winooski, the UVM Medical Center, UVM, the Burlington International Airport and downtown Burlington. There are nearby walking trails on the Winooski River Walk, Casavant Natural Area and Centennial Woods. There is tons to do here, come visit!

Getting around
There are nearby bus routes and ample street parking if you have more than one car.

Please note:

The guest house is entirely private and is attached to our single family home. We share a backyard and we might cross paths in the foyer outside your front entrance.

We have two outdoor security cameras for our guests safety and ours. They are clearly visible near the entrance to River House and above the shared driveway. There are no cameras inside!

Please be aware that there is some traffic and airplane noise, as well as the very loud F-35 jets. We live in a busy part of town but River House is a little oasis.

Riverhouse Review

The Riverhouse is most certainly a cozier option than a hotel room when we visit our daughter at college. The tiny home is adorned with EVERY amenity that you could possibly need. The home is small and efficient yet also spacious enough for our family of four to have dinner and spend time together. We will definitely check this listing first when we need a place to crash for weekend visits.

Absolutely perfect home for weekend in Burlington.

Eva’s tiny home is the most outstanding spot for a weekend in Vermont. She is thoughtful with every aspect of the home and provides anything we might need. It was the perfect size for us. We absolutely loved our stay. Anyone would be lucky to spend time in this tiny home!!

Tiny House Love!

My wife and I stayed here 11/10-11/12/2023 and wow is it great! I have stayed in numerous VRBO properties over the years and I can honestly say that this is one of the best!! Eva is a great host who provided perfect communication throughout the process and was good enough to make up the couch as a bed so our daughter (21) could stay with us. And the tiny house is SOOO fantastic!! Fresh granola and milk and yogurt--all kinds of coffee, etc...TV has Netflix and other channels, beds are comfy, shower pressure is great, maps and artwork are so cool, parking spot right outside the gate, I could type for hours...We've been visiting our daughter at UVM for 3+ years and staying in hotels and I really wish we found this place sooner!! And Eva, that is THE MOST detailed house book I have EVER seen!! LOL 10/10 stars!! Stay here--you won't be disappointed!

I love living in Burlington, Vermont - across the river from Winooski. I'm an artist who enjoys good food, conversation and nature. I work from home and am often available to help you with any questions or special requests. I make a video series called Stuck in Vermont which celebrates the unique people and places that make our state so special. Hope you get stuck here with us for a spell and relax at River House by the peaceful Winooski Falls.

Why they chose this property

I saw this old house in 2007 and fell in love with it. I was attracted to the proximity to the river and the falls, and the old floorboards and tombstone windows which reflected the rich history in this mill neighborhood. The house dates back to 1890 and was probably used for mill housing at some point. Back then, the owners of this house also owned a huge piece of land that extended down to the river which is now a parking lot and was once their backyard. Many immigrant families have owned this home for short periods over the 130+ years.

Where River House stands now, there used to be an old garage, back porch and shed that dated back to the 1930s. I'm told that 100 chickens used to live in the basement of the old shed during the Depression! I knew when I bought this house that I would eventually need to restore it and replace the dilapidated additions. It took years of planning but finally, in August of 2017, we were able to start the demolition process and build the modern studio loft space that became River House.

I've been slowly restore the older house over the years, replacing the vinyl siding with clapboard and improving the exterior. There is loads to do here but I still love this old house and hope you enjoy the rich history that is part of River House.

What makes this property unique

We are centrally located but the house also feels separate, country-like and like a retreat. In 10 minutes you can drive to the Burlington Airport, South Burlington, downtown Burlington and the Waterfront. In 5 minutes you can walk to the Chace Mill for a haircut, a meal at Pingala or a yoga class at Laughing River. In 10 minutes you can walk to downtown Winooski which has many restaurants, shops, nightlife and activity. We are close to nature walks in Centennial Woods and along the river. We are in walking distance to UVM and the UVM Medical Center. This is a unique neighborhood which is right in the middle of things but the house still feels remote and restful.
