Grand Colosseum Home is a large 2,150 sq ft (200 sqm) ground-floor apartment, designed for guests who want to stay all together under one roof in the very heart of Rome, while enjoying space, comfort, and easy accessibility.

The apartment comfortably accommodates up to 11 guests and is entirely located on one level, with no architectural barriers, making it particularly suitable for elderly guests and travelers with reduced mobility.
Wide doorways, step-free access, and a fully accessible bathroom with roll-in shower ensure ease of movement throughout the home.

Located on the ground floor of a historic Roman building, the apartment opens onto a typical internal courtyard. While this means less natural light than upper-floor properties, it also offers important advantages: excellent sound insulation from street noise, a quieter atmosphere, cooler temperatures during summer months, and very easy access without stairs.

Layout and Spaces

The apartment consists of six bedrooms:

four double bedrooms

one single bedroom

one bedroom with two single beds

There are four bathrooms, including one fully accessible bathroom.

Important layout note:
Due to the apartment’s layout (created by combining two originally separate units), one bedroom is accessed by passing through another bedroom. A second internal entrance is available as an alternative route. Guests should be aware of this feature in advance, especially if privacy between rooms is important.

The heart of the home is a large living and dining area, designed for shared moments.
A large and comfortable dining table seats up to 12 guests, making it ideal for family meals and time together.

The open-plan kitchen is fully equipped with induction cooktop, refrigerator, microwave, dishwasher, cookware, dishes, and cutlery — perfect for guests who enjoy self-catering.

Comfort and Amenities

For comfort during warmer months, the apartment is equipped with air conditioning in all rooms (available seasonally in compliance with local regulations).
During winter, the apartment features central heating by radiators.

All bedrooms are equipped with TVs, and the apartment offers fast Wi-Fi throughout.

For safety and peace of mind, the apartment is equipped with all required safety devices, including smoke detectors and emergency equipment.

The building features an on-site concierge service, providing additional convenience and reassurance, especially for international guests.

House Philosophy

This is a private home, not a hotel.
It is designed to offer space, practicality, comfort, and an authentic Roman living experience, rather than luxury finishes or hotel-style services.

Since 2009, we have been welcoming guests from all over the world, with particular care for families and groups looking for a reliable, well-located home where everyone can stay together.

Location

Via Labicana is a central yet convenient location, well connected by Metro Line B (Colosseo stop), buses, and taxis.
Despite being in the city center, the internal courtyard location ensures a quiet and peaceful stay.

Arrival and Support

Guests are welcomed at check-in by a competent and reliable person, who will explain the apartment and answer any questions regarding the house and its facilities.

We believe in a personal, clear, and human welcome, rather than long written instructions.
During the stay, we remain available for support within the limits of a private home.

Legal Compliance

The property operates fully legally and is authorized by the Municipality of Rome, in full compliance with Italian regulations.

Our Roman adventure

This trip was 7 of us from ages 10 to 86. The host helped get us in early. The ground floor was appreciated since my parents struggled with stairs. Bring the whole family and stay here. Loved it

The hosts and the contact persons were quick with responses and very helpful with getting transportation. We had vans waiting for us at the airport upon our arrival and when we reached the property, an agent was there to explain the house. They also allowed us in about 1 hour earlier which really helped! Although the layout of the house was a little awkward, as there are 3 rooms that connect together that you have to go through to get to the main living area. But we are a close knit family and it didn't bother us. It was clean enough, I don't live there full time and the way it was was fine. I've been in houses far worse. I would stay here again. It was so close to The Colosseum. And we started with a walking tour. It's flat enough that we were able to walk to the Vatican with a senior citizen and child with no problems. The locking of the doors to the house is the only thing I didn't like, because you had to use the key to unlock the doors. So if there is a fire or an emergency, you would have to get the key to escape. There are few windows as well and the windows are all barred. So we just kept the key in the lock just in case. And then there were 3 different keys that you need to use to get in and out. 1. The building door key. There is also a key pad that you can use. 2. The fron door gate key. I never locked this at night, too dangerous incase of emergency. 3. The front door key. Kept this in the lock at night.

A few things....never got communication from the property manager until about 30 min b4 arrival, even though thry told me thry had been trying to resch me. Did not have documenta ready for me to sign. Stil had previous tenants documents on the table. Multiple roaches discovered during our 4 nights. No hand towels in the kitchen at all. Ice cube tray filled with old ice cubes made out of fanta still in freezer. When i asked to get more blankets, was told that it is hot in rome so just turn the AC up or off. If im paying that kind money, i should get blankets if i want them. Small loveseat in the main bedroom extremely dirty. Also, if you rent this, be aware that the listing does not tell you that three bedrooms are all only seprated by doors so if you take the back one or the middle one, you have to walk through the other bedrooms to get out and to the livingroom. Dog barking and man singing outside at 6am!!!. Not what was expected!!!

Convenient and comfortable

Excellent apartment. It was more than big enough for the size of our group--10 people--and close to the Colosseum, the Forum, the bus system, and the subway. Good coffee bar and restaurants nearby. Ilaria was on time to meet us and very helpful. I would definitely stay there again.

Amazing apartment in a great location

Everything about this stay was fantastic. We had a group of 11 (4 adults, 7 kids) and this apartment fit us with plenty of room. The check in process with Susanna was super easy and she went out of her way to meet us even after several delays and arriving 4 hours later than we expected. The location is incredible, a short walk to the Colossuem and walkable to Termini Station. Would definitely stay here again!

Great place for a big family.

We travelled to Rome as the first stop in a big family vacation. We were 9 adults. The property was just a couple of blocks from the Colloseum. It had ample beds and four bathrooms. The check in process was excellent and Sara was helpful with local suggestions. It was a beautiful space that served our large family well.

Ideal location

Overall this location was great for our party of 8. The apartment is ideal for families and those with physical disabilities or limitations. The owner and his staff were accomodating and very easy to work with. Property was clean and well maintained. Some limitations to note were the spotty wifi and the persistent sewer odors.

Very lovely home! Location - you could see and walk the short distance. Family of 9 adults and we all had a bed! Suggest having coded locks so everyone could come go out of the apt and not depend of someone meeting back at the place to let you in.

Excellent location

We stayed at this property pre-cruise for a few days in June. We were a large group and the accommodations suited us perfectly. You camp ask for a more perfect location to visit the Collessum and the surrounding areas. We walked to great pizza places and other restaurants in the area. Small convenient store right next door where we were able to purchase incidentals. Close to the taxi station as well as the Metro. Prefect for our needs! And the teens loved that they had wifi!

We enjoyed 2 days at this property. Communication with Salvatore was always fast and efficient. Check in with Ilaria was also extremely efficient, she even helped to arrange our departure transportation to the airport for us. We had plenty of room for all 12 people (6 adults and 6 kids). The apartment is exactly as described and you can see the Colleseum from the front door! We had an excellent stay.

Location was great

My family of 11 loved the location so close to the colosseum that you could see it to the left of the front door. There were adequate sleeping rooms and 4 bathrooms. The kitchen was a regular home’s kitchen- very useable. The two issues we struggled with a damp bedroom wing where air did not circulate well and a bad odor from the shower drain in that same wing. Fix these issues and the housing would be very pleasant and functional.

Outstanding location and care. By owner

Walking distance to Colossium and other historic sites. Bakery next door and produce shop. Grocery store about 15 min walk away . We had 11 in our party but had beds, towels and hot water for all . Washing machine was a great help in the July warmth. I would recommend this rental!

Hi there!
My name is Salvatore Rinaldi, born in Rome in 1974, i am a roman "doc".
I am a former cook/chef, i studied this "art" at the Italian Chef Academy of Rome where i received my certificate of "Chef/Cook" and i used to work in one of the most prestigious restaurant of Rome, "Il San Lorenzo" where i refined the art of italian, and roman in particular, cuisine.
This is why i would love to please my guests with my cuisine during their stay; carbonara pasta, amatriciana, the famous "cacio & pepe" (cheese and pepper)..and then hand made bread, pizza, focaccia..and then cheese, fish and the best wine to accompany their dinner..
So please do not hesitate to contact me whether you wish to have a cook at home while you here!
I am married and a proud dad of two wonderful girls and since i was young i had a passion for jewels, old coins and precious stones and minerals so i completed my studies at the International Gemological Institute of Antwerp where i received my certificate of Gemologist. My two girls were the reason of the choice i made several years ago: i left the restaurant where i used to work and i started my new career as forensic gemologist and numismatic at the Court Criminal Division of Rome, where i work as a consultant expert.

Why they chose this property

We chose this neighborhood because it offers a rare balance between history, convenience, and everyday livability. Being just a few minutes from the Colosseum means guests can experience Rome’s most iconic sites on foot, without relying on transportation.

At the same time, Via Labicana is a real Roman neighborhood, well connected but not chaotic. Shops, cafés, restaurants, public transport, and taxis are all close by, making it especially comfortable for families, senior travelers, and multi-generational groups.

What we enjoy most is the ability to stay in the heart of the historic center while returning home to a quiet, residential atmosphere, where daily life feels easy and authentic rather than tourist-driven.

What makes this property unique

What truly sets this property apart is the rare combination of generous space, step-free accessibility, and an exceptional central location. Finding a 200 sqm home in the heart of Rome that comfortably accommodates large families and multi-generational groups—all on one level and just minutes from the Colosseum—is extremely uncommon.

The ground-floor layout, wide spaces, and accessible bathroom make the apartment especially suitable for senior travelers and guests with reduced mobility, while the large living and dining areas allow everyone to stay together and share meaningful time.

Located inside a quiet inner courtyard, the apartment offers peace and privacy despite being in the historic center. Since 2009, we have welcomed guests from all over the world who value practical comfort, honesty, and reliability over luxury, and who appreciate a home that truly works for traveling together.
