We Have Snow! Modern Country Home close to Skiing, Quaint Towns & Wineries!

Nestled in a small enclave in the Hudson Valley NY, just outside Kingston, this country house has a nice open flow yet with modern amenities and privacy in each bedroom. It boasts 4 large bedrooms - 1 king, 2 queens, and 1 twin bed with 2 1/2 bathrooms equipped with amenities you need including hair dryers, white towels, shampoo, conditioner, body soap and bathtub/showers. Guests will feel right at home with large screen TV's in each of the larger bedrooms, large screen TV in the cozy family that opens to the kitchen, complete with blue stone fireplace. We have a complete kitchen, with high end induction oven/stove and a small oven for heating up or toasting. All our TV's are smart TVs and run on apple or google systems. Our 3 season room features a Joola ping pong table (paddles and balls included) and a pellet stove to keep you warm on snowy evenings. Beautiful views of our wooded backyard, with 4+ acres to hike and explore. Walk thru our woods and find an old desk sitting by the running creek just like Henry David Thoreau would enjoy! Privacy all around and yet minutes to Kingston, Woodstock, Rhinebeck and Saugerties. About 40 minutes to Hunter Mountain Ski Resort, Windham Ski Resort and closer to Belleayre Ski Resort. Many Wineries in the area too. Fun festivals all year round. The perfect place to gather, relax, and enjoy everything the Hudson Valley has to offer.

The Area:
Visit the wonderful history of the area. Kingston was the original capital of New York state and you will find an original senator's home and assembly building tours in Kingston. We are 20 minutes from the Vanderbilt Mansion in Hyde Park and FDR's home and Presidential Library. I highly recommend it! Check out the many walking trails, Rail Trail, famous Katerskill Falls, museum and theater in Woodstock, brewery's, fun and fine dining, throughout Kingston, Rhinebeck, Woodstock and Saugerties, Baliwick Farm for horseback riding, antiquing in Red Hook and Hudson NY. Wineries in all the surrounding towns and further out to Slaatsburg, Millbrook, etc.

-3+ acres of woods to explore complete with running creek. You may see deer, rabbits, hedgehogs, turtles, fox and gophers.

KITCHEN
-Fully stocked kitchen with induction stove top and pots and pans suitable for this top, convection/bake/broil oven underneath. We provide utensils for cooking all types of meals and include toaster/mini oven, Keurig drip coffee maker, and more! A large variety of fun glasses for your cocktails! Be sure to bring your spices for cooking and mixers for cocktails.

BEDROOMS
- 1 with King bed
- 2 with Queen beds
- 1 with Twin bed plus room for a crib, etc.
- 4 pillows, sheets and comforter/duvet for each room
- All white cotton percale bedding and white cotton towels
- 2 Bedrooms have black out drapes

FAMILY ROOM

- Board games, decks of cards, and books, for you to enjoy.

BATHROOM:
-Newer bathrooms with bathtub, (2 with a hand held washer), shampoo, conditioner, soap, hair dryer and curling iron.
-Bath towels are provided

Our baseboard heater is controlled by us thru an app. Please text me if you want it warmer or colder - not a problem!

In addition to baseboard heating we have splits for a/c and heating in the family room and 1 upstairs bedroom. These cover the house and can be used with the remote. Instructions at the house.

-This is a place we share with guests but also our second home and welcome you to treat this as your own.

PETS:
- We are very dog friendly. We have a dog of our own and know how much it means to bring your best friends along for a getaway.
-Well-behaved and house trained dogs are permitted with prior approval. 2 dogs max. No breed or size restriction. Sorry, no cats. There is an additional pet fee of $25 per dog for your entire stay (this will be applied on VRBO. please update your booking to the amount of dogs you will be bringing.
- Please clean up after your dog outside, we have extra poop bags for you in the kitchen by the back door. You can leave the used bags by the garage door outside. This ensures all guests have a pleasurable experience in our backyard. If the dogs run into the woods in the back, you can leave the poop, if its off the beaten track.
-Also please watch the dogs don't nibble on our wood furniture. Much of it is from my parents and has sentimental value.
- We are happy to provide sheets for the sofas, if your dogs jump on the furniture, just let us know in advance or bring your own.

-The home is equipped with a single outdoor camera at the front door. There is also a camera in the basement which is private.

-Any unsafe or dangerous condition must be reported to THE OWNER immediately. THE RENTER acknowledges the use of the property is entirely at THE RENTER's risk. THE RENTER shall indemnify and save harmless THE OWNER against and from any and all expenses, costs, and risks.
