The home is located in a secure gated community with an attached 2-car garage and driveway parking for up to three additional vehicles. Per HOA rules, no overnight street parking is permitted. Utility Surcharges
• June 1st through September 31st: A $1500/month utility surcharge will apply to help cover the additional energy costs associated with cooling the home during the summer heat.
• Oct 1st through April 30th: Pool heat will be charged per usage. Owner will provide the actual usage and guest will be charged accordingly.
Dog Fee
• Additional fee of $200 per dog per stay - Up to 2 dogs.
• We ask that you pick up after your pet if they relieve themselves in the yard. Signs of extensive pet damage, could result in additional fees. Any signs of pets on the property without our knowledge will incur an additional $500 fee. Sorry not feline friendly.
Additional Policies & Rules
• Cleaning is required every 15 days that is completed by our team of professionals and will be an additional charge that is not included in the confirmed rate.
• No outdoor music. Doors must be closed if playing music within the house.
• 100% quiet hours outside from 10pm-10am
• No smoking inside
• Renter must be 21+
• Guests will sign a Ryson "Terms and Conditions" form and City Ordinances require a copy of your ID to Ryson prior to the day of your arrival.
