Events & Gatherings

Small gatherings and celebrations are welcome with prior approval — just no large or disruptive parties. Unauthorized large events may result in a $500 fee. We ask that all guests respect our neighbors and the home.



Quiet Hours

Quiet hours are from 11 PM to 7 AM. Excessive noise during these hours may result in a $250 fee. This helps ensure a peaceful environment for everyone.



Maximum Occupancy

The maximum number of guests is 9.



Damaged Items

We understand accidents happen — just let us know right away. Any damaged or missing items will be charged based on the actual cost of repair or replacement.



Cleanliness

Please leave the property in a reasonably tidy condition. If excessive mess is left behind, a deep cleaning fee of up to $250 may apply. This helps us prepare the space properly for the next guest.



No Smoking Indoors

Smoking is not permitted inside the property. A $500 fee will be charged if smoking is detected indoors. Smoking is allowed outside; please dispose of cigarette waste responsibly.



Late Checkout

Checkout time is 11 AM. If you need extra time, please reach out in advance. Unapproved late checkouts may be subject to a $150 fee.



Heated Pool

Pool Heating is available for an additional $60/day, and $25/day for the Spa.
