Guests are just steps from Pineapple Willy's and minutes from Shipwreck Island Waterpark, St. Andrews State Park, and boat excursions to Shell Island. ◆ Initial Supplies

UMB Vacations provides a starter set of essential items to help you settle in comfortably before your trip to the grocery store. These initial supplies include dishwasher detergent, a small packet of laundry detergent, and basic bathroom amenities (similar to hotel-size and not restocked), such as shampoo, conditioner, and a bar of soap. Each bathroom is stocked with one roll of toilet paper, and the kitchen includes one roll of paper towels. All bed linens and bath towels are provided for your stay. We recommend that guests bring their own beach towels for use at the pool and beach.

By completing this reservation, the guest expressly acknowledges that they have read, understand, and agree to comply with all House Rules and all Shores of Panama Resort rules and regulations. These rules are strictly enforced to ensure a safe, respectful, and enjoyable stay for all guests, owners, and residents. The primary guest agrees to ensure that all occupants and visitors associated with the reservation comply with these policies and accepts full financial responsibility for any violations, damages, fines, penalties, or enforcement actions resulting from noncompliance. By booking, the guest authorizes UMB Vacations to charge the card on file for any applicable amounts.

◆ Minimum Age Requirement

The primary renter must be at least 25 years of age at the time of booking and must remain present at the property for the full duration of the stay. Reservations made under false pretenses, including misrepresentation of age, occupancy, or purpose of stay, may result in immediate cancellation or eviction without refund.

◆ Guest Verification & Booking Requirements

For safety and compliance with local regulations, government-issued photo ID may be requested from adult guests. The guest who books the reservation must be present for the stay and may not book on behalf of another party. Student or party-type bookings are strictly prohibited unless approved in writing prior to arrival.

◆ Check-In / Check-Out

Please follow the designated check-in and check-out times unless approved in writing. Unauthorized late checkouts may result in charges of $100 per hour or up to one full nightly rental rate. Early departures are not eligible for refunds.

◆ Occupancy

Maximum occupancy for this unit is 6 guests. Only registered guests are permitted on the property. Exceeding occupancy limits or allowing unauthorized guests is grounds for additional charges, immediate eviction, and forfeiture of rental payments.

◆ Noise, Parties & Quiet Hours

Quiet hours are 10:00 PM – 10:00 AM. Shores of Panama enforces a zero-tolerance noise policy. Excessive noise, disturbances, or complaints from security or neighbors may result in warnings, fines, or removal from the resort without refund. Parties and events are not permitted.

◆ Smoking Policy

Smoking and vaping are not permitted inside the unit or on balconies. Smoking must occur only in designated areas. A minimum $500 fine, plus cleaning or damage costs, will be charged for violations.

◆ Balcony Rules (Strictly Enforced)

Do not hang anything on balconies, including towels or swimsuits. Throwing anything from a balcony is a felony in the State of Florida. Any violation may result in immediate eviction and police involvement.

◆ Wristbands (Mandatory)

All owners and guests must wear resort wristbands at all times while on property. Children over age 8 are required to wear wristbands. Lost wristbands are subject to a $100 replacement fee, payable by credit card.

◆ Pools & Hot Tub

Pool & hot tub hours: 8:00 AM – 11:00 PM (closed 11 PM – 8 AM for maintenance). No lifeguard on duty — swim at your own risk. Children must be supervised at all times. No glass in pool or hot tub areas. No reserving chairs (first-come, first-served). Only wearable flotation devices allowed. No running, diving, hanging, or jumping. Swim diapers required for children not potty trained. Personal music must be kept at a reasonable level. Hot tub maximum use: 15 minutes, max temperature 104°, no diving.

◆ Elevators

Do not hold elevator doors, jump, overload, or press multiple buttons. Improper use that results in damage or emergency service calls will be charged to the responsible guest.

◆ Parking Garage

Use the parking garage at your own risk. Vehicles over 6'11” in height are not permitted. Vehicles may not exceed 19 feet in length. Trailers are not allowed. Vehicles parked improperly or in reserved spaces may be towed at the guest's expense.

◆ Pets

◆ Inappropriate Attire

Inappropriate attire is prohibited and subject to enforcement at the discretion of resort security.

◆ Utilities

Please use utilities responsibly. Excessive or negligent use, such as running air conditioning with doors or windows open, may result in additional charges.

◆ Personal Property

UMB Vacations and the association are not responsible for lost, stolen, or abandoned items.

◆ Property Access

Management or maintenance personnel may access the unit for emergencies or required service. Advance notice will be provided whenever possible.

◆ Damages

Guests must report damage promptly. Failure to report damage may result in charges to the card on file for repair or replacement. By booking, the guest authorizes UMB Vacations to process such charges if necessary.

◆ Weather, Utilities & Amenity Disclaimer

UMB Vacations is not responsible for temporary interruptions or closures of utilities, internet, elevators, pools, hot tubs, beach access, or other resort amenities beyond our control. No refunds or credits will be issued for weather events, hurricanes, mandatory evacuations, construction, governmental actions, HOA amenity closures, or utility outages.

◆ No Subleasing or Assignment

The reservation may not be assigned, transferred, or subleased under any circumstances. Guests may not advertise or re-rent the property to another party. Violations will result in immediate termination of the stay without refund.

◆ Indemnification

The guest agrees to indemnify, defend, and hold harmless UMB Vacations and the property owner from any claims, damages, liabilities, losses, or expenses arising from the guest's occupancy or use of the property, including personal injury or property damage caused by the guest or their party.

◆ Eviction & Refund Policy

Guests who violate House Rules or Shores of Panama Resort Rules — including noise violations, balcony violations, unauthorized guests, pets, or property damage — may be removed for cause under Florida Statute §509.141. Guests removed for cause will forfeit payment for nights already occupied. Any remaining unused nights will be refunded at the time of removal, less applicable fines or damages. Law enforcement may assist with removal if necessary.
