The steps leading down to the beach are a safety hazard and need to be replaced. The management company responded promptly to our concern and made some temporizing repairs in <24 hours but a more involved overhauling or replacement should be performed soon! Other than this issue the house is a great place to stay on vacation. Fantastic location, gorgeous view!

A well-appointed, lovely beachfront home!

My husband, myself and friends recently spent one week at Dave Marriner's beautiful beach house. Our visit crossed over both Labor Day weekend and the one that followed. Arrival and check-in was easy...having two parking spaces (one in garage, one outside) is a gift in that part of Laguna and unloading was quick and painless. The decor is 100% Tommy Bahama, with colorful artwork on the walls as well. We did lots of cooking and BBQing...the kitchen was better equipped than ours at home. Comfy living room, huge TV (big bonus for the sports fans in our crew) and of course, the gorgeous deck. We spent many hours sitting outside listening to the waves, dining, relaxing etc. The views are spectacular. We stayed in the Master Suite which has a huge, very comfortable bed (sheets were fab), small living area, a 2nd amazing deck and nice-sized bathroom. It was also very quiet which allowed for other guests to enjoy the top floor without disturbing us. The 2nd and 3rd bedrooms on the main level were also a good size, and the washer/dryer were a welcome amenity. Lots of extra linens too, which was a bonus. There's an outdoor closet next to the private stairs that holds chairs, beach umbrellas and boogie boards, which were a big hit. The beach below the house is just far enough away from the crowds, yet close enough to enjoy a nice walk to downtown and Main Beach. We also rented SUPs for the week from SUP to You...great local company if you enjoy water sports and the owner Steve is awesome. Our only two challenges were 1) - over the holiday weekend the Unit above us was occupied with a family - noise from the kids running back and forth, dropping things on the floor etc was tough at times. Goes with the territory though...things quieted down once they left. 2) - the cleaning lady arrived a few minutes early on check-out day, and was rather rude to my husband and friend as they were frantically trying to pack everything up. We were running a bit past the 11am check out time, mainly because we wanted to leave the house as clean and orderly as possible. Recommend you be packed and out before 11am to avoid this woman. Overall we had a wonderful time at the house, thoroughly enjoyed ourselves and hope to return one day soon. Highly recommend!! Thanks again Dave!!

View amazing. Very dated property with deferred maintenance. No amenities, no wash cloths or guest towels and only one bath towel per guest. Coffer maker was from the 1980s. A lot of money for what you actually get. The pictures on line are not even close to what the property actually looks like.

Very nice stay on the beach

Really had fun. Great location in walking distance to downtown and ocean view restaurants, shops, etc. Fabulous views of the beach and ocean. Quick access to beach via the stairs. House was a bit worn but fine for a beach house. Nice to have the garage and driveway spots. Be aware the garage is small single car wide. Our Q5 just fit. TV’s and WiFi were all good.

Overpriced - Value Doesn't match price - Bait and Switch

Pros- The views are amazing and having 2 decks is great. Great location for restaurants, shopping and groceries. You also have 2 parking spaces but the garage space can only fit a car less then 177 inches. Cons- Arrival was 4:00 and we received a text saying the cleaners were running late and please wait until 4:30 to check in. Cleaners didn’t arrive until 5:00 and finished after 6:00 with no additional notification from SeaBreeze. The cleaners parked in one of the spots we had to park in a tow zone since there were no other open spots. We missed our dinner reservation because we couldn't just leave our cat in the car. When I called SeaBreeze they apologized and said they would escalate and have someone call me. I never received a call but the next day I did get an email saying they would send me $100 for the inconvenience which i would receive in 4-6 weeks. Read other reviews as this is not an isolated incident. When you enter you’ll realize quickly that the pictures on VRBO are very outdated. This property is run down and not worth anywhere what we paid. Here are just a few items to be aware of: Safety issues: Several stairs going down to the beach are rotted and need to be replaced, seems they only replace them when they break. Mildew in downstairs shower and carpet, window frames in kitchen have separated from the glass, do not use the bbq as all 3 propane tanks are severely rusted and should not be used. Floor boards by dinning room table/window are rotted and bow when you walk on them. Other issues- cleaners do not do a deep clean ( hairs in fridge, sand on floors, dirty comforters) so you will have to do some cleaning of your own. Washer and dryer do not work, Awning is almost impossible to close and needs to be serviced, no TV in guest room (pictures show small TV), Does not sleep 8. We wound up boarding our cat since there were no screens on the window (they did add them the next day) but we had already made other arrangements and they did not refund our pet fee. Bottom line- this property is up for sale so it’s clear they want to put as little money as possible into making this a nice property and worth the money they charge in high season. If I had it to do over again I would do more research and stay somewhere else. For SeaBreeze, I don't need another apology and I won’t be staying at any other properties that you manage in the future and please update the pictures on the site as I am not the first person to mention this.

You're paying for the location, and it may be too much

The good parts up front: This rental could not be in a better location if you are visiting Laguna Beach. You can basically walk anywhere, and the parking spot, though difficult to navigate if you have a large vehicle, is nice to have given the difficulty with parking in town. The rental also comes with plenty of towels, which are necessary, more on that below. Now for the not so good: the place is old, beat up, and generally not well cleaned. Ironically, there are little cards all over the place that say something like "we cleaned even under here," but in many cases the dust and sand visibly present in those locations was a little startling. The furniture is falling apart in some places, and the general disrepair of the place leave it looking FAR less swanky and beautiful then the pictures would lead you to believe. The ceilings are also VERY low, so if you're six foot or taller you really need to watch your head. The most disappointing part is the listing claims the place sleeps 8. But even with the most generous accounting for bed and couch space, you can MAYBE get seven adults. The most frustrating was the complete lack of thought for how to clean off sand from your body after you leave the beach. There is no outdoor shower, and the only source of running water is located upstream from the front entrance. There is only a little hose provided, which means every time you return from the beach you're washing off your body and feet in front of the door where the water pools and literally floods the entire area around the front door. I spent more time vacuuming up sand in this house then I do vacuuming my own home. There was sand everywhere, which I realize may be expected when you're living near the beach, but this was excessive. If it weren't for the large stockpile of towels (to use as door mats), we would have brought the entire beach back to the house because we had no way of reasonably washing it off. Overall, I would rent this place again, but only if the price was half of what we paid. It is simply too expensive when all that you're really getting for the price is the location to town. I would far prefer to spend that much money on a place up the hill a way and just find parking when we go to the beach. With that said, with some simple renovations, the addition of a lengthy hose, and an accurate accounting for space (not to mention accurate photos), this place could be worth the price we paid.

Location, Location, Location!!!

Perfect beachfront property in the RIGHT location. Walking distance to Ralphs, Orange Inn, The Deck, and many others. Beach is dog friendly year round. This is not a high end rental and frankly it is very dated, which I was fully aware of. Makes it much more convenient to not worry about a little sand on your feet when you come into the house. Both decks had amazing views and everything was great. In the future, I recommend the property management company ensure their maintenance staff are NOT parked in the only parking spot after 4pm check-in on someone's arrival day. That was the only hiccup. They couldn't even get in touch with him so my husband had to walk around to find him and ask him to move his truck so we can unpack the car. This is Laguna, there is NO other parking around.

The location is perfect. Down the stairs to the beach; two decks over looking the beach. Well maintained with plenty to do. Walking distance to Ralph’s, Taco Loco and all the local hangouts. This 3 bedroom and 3 bathroom accommodations were perfect for our family of 6. We did use the fireplace for the chilly March morning when it was 35 degrees outside. The kitchen was fully loaded with cooking supplies and BBQ tongues/spatulas. Out door seating for eating or lounge chairs for catching some sun. Highly recommended

Great location & view but cleanliness and safety issues. Upon arrival cleaning crew advised us of stained carpet issue from last tenant (pets?) and said they would advise management and have it cleaned. We asked them not to clean during our stay because we didn’t want to deal with wet carpet, drying, etc. Then, a strange occurrence on our second to last day. We awoke to find the door to the upper balcony wide open when we thought we had closed and latched it the night before. Then we found a pair of our shoes missing (strange!) and also found that the upper bedroom window was open, with the stick that had been locking it in the track lying on a chair along with a stack of mail that wasn’t there before. All very strange. Not enough to justify a police report, but very strange indeed. Did someone enter the house during the night? Why would someone come in, leave mail, take a pair of used shoes and not touch anything else, including a couple of phones and iPads that were laying out? We were creeped out and didn’t want to stay another night. We advised the management that we were leaving a day early.

We would have loved this place but..

This house seems perfect for us. However the owner does not tell the management group what’s going on. In our case we were notified that the water heater needed to be repaired the second day of our stay and they would be replacing it at and by noon 🙄. What happened Was the many many workers without masks or gloves showed up at 8 am and finished late almost 7 pm. We didn’t have hot water the first day or any water the second day until late. So no use of toilets. And they took over the entire bottom half of the house. I’ve never seen such mold and filth. It’s was enough to Make someone vomit. Looked like feces everywhere. We contacted the management and owners and didn’t hear from them until we were home after the third day. After the water heater was replaced the upstairs neighbor told us it was a temporary one. We still didn’t have hot water in 1/2 the place. I so needed a calm time and we are very very forgiving people. We should have been credited a day or something.??? The beach was closed due to coronavirus after 10 am so all in all the owner not communicating and being stuck in one room and the deck and without the Use of water Or toilets all day, No hot water in 1/2 the house at all was a bummer. A little communication and response and respect for us would have gone a long way. I’ve never reviewed a place negatively before. Maybe we could get a second try. The house itself is not brand new but Zi liked it, the location, the steps and all were cool too.

Unit not cleaned - not ready at 4pm!!

Upon arrival the unit had not been cleaned from the prior renter, after calling SeaBreeze MGT it took 4 hours until we were able to move into the unit. We are expecting additional compensation as our expectation of watching our first sunset was taken away from us. Once in the unit, the leather couch was ripped/torn, the carpeting was dirty beyond the point of cleaning, screen slider broken in master bedroom, awning over deck, ripped and would not open. All in all this unit needs MAJOR refurbishment. Please reach out to me VRBO so we can discuss the environment, furnishings in this unit . Buyer beware unless major renovations are completed!

Gorgeous views, beautiful home!

Talk about a breathtaking view. It is hard to get any better than this oceanfront house.... literally just steps from a quiet part of the beach, in close walking distance to Laguna Beach, this house is perfectly situated for a relaxing beachside vacation. The house was clean, spacious, and well-maintained. We loved walking to local restaurants, playing bocce ball on the sand, swimming in the water, sitting on the patio for morning coffee (seriously, look at that view!), and appreciating the sunshine and reading books while lounging in the beach chairs. Great location and property for family fun!

The location of the beach house for our family vacation booked through SeaBreeze Vacation Rentals was unbeatable! The private access to the beach below with two balconies overlooking the water was both beautiful and convenient for quick trips down to the shore and wonderful family meals by the seaside. Would love to be back now!

Disgusting!

My husband and I rented a 3-bdrm for a month so we could entertain friends and family while we were here in Laguna. We are from New York state, and our kids go to college out west. We have travelled with similar services before so we know how to look at the listing. We are familiar with California homes. We looked at Google maps and other factors and carefully chose a home with a great address and location, specifically sandwiched between very, very high end luxury homes on a beautiful beach. We read very carefully every word of the web descriptions and five-star reviews, and squinted to see every photo, all of which portrayed a beautiful, well-kept, tommy bahama style home which, if a bit quirky, was done with good furnishings and art. We expected a comfy, nice place. While the location and beach are really, really nice, we arrived to find the furniture was absolutely not as depicted. The unit was crammed with very old, grungy, faded, fraying, stained and deteriorated upholstered furniture, a worn and holey leather sofa that was super uncomfortable, wood furniture with consistently scarred and chipping finishes , and throw pillows that were all worn, musty, fraying and faded. The vertical blinds are cheap and barely function. The deck loungers are broken. The grill was fully corroded. The living room fireplace screen is totally rusted and the gas function itself is just a starter, not a gas fire insert, so the fire is just a line in the floor and not incorporated into the log set as usual. The grout on tile shower floor in back bathroom and the floor itself are discolored. The kitchen sink needs cleaning and resealing as it is disgusting. The umbrellas don't open, the grill is a wreck. We have been totally embarassed to bring our friends here. Even our college aged kids and their friends are discerning enough to see the furnishings in this place are just falling apart. To be fair, the beds were comfortable. The tvs work, etc. Most of the paint is ok, except the main floor deck floor, which is disgusting. The bath and kitchen finishes and condition are just ok, but cannot in any manner be described as "five-star" or "luxury" The home itself, with its great location and views, would be great but needs every piece of furniture replaced before it can be occupied by the high end customer who can afford it. The rental company is top-notch and obviously deals with luxury properties all day long. We asked nicely for a refund, but none was given.

GREAT PLACE !!!!! We rented house for 2 weeks and we will definitely come back to this amazing place !!! Stunning ocean views , very comfortable beds , very clean , kitchen perfectly organized .And of course super good location ...5 minutes walking to Laguna centrum....
