About this property
Pickleball · Barn · Creek · Sleeps 22 · 5miles to Main
Welcome to Live Oak Ranch — a 6,000 sq ft Hill Country estate on 6 private acres, just 3 miles south of Fredericksburg's Main Street. With two separate houses, 7 bedrooms, and 275 feet of Live Oak Creek frontage, there's room for the whole group to spread out during the day and gather together at night. Built for family reunions, multigenerational trips, and friend weekends in the heart of Texas wine country.
Step onto the wraparound porch with coffee in hand, settle into a rocking chair, and watch small planes take off and land at the airport directly across the road. It's one of those unexpected details that becomes everyone's favorite thing — kids are mesmerized and adults can't stop watching. In the afternoon, walk the trail down to the creek — skip rocks, explore the banks, or just sit and listen. In the evening, gather around the fire pit and let the sounds of the creek and the stars overhead do the rest.
MAIN HOUSE (5 Bedrooms / 2.5 Baths)
The heart of the estate — soaring ceilings, rich hardwood floors, and a chef's kitchen built for cooking together, with a Wolf 6-burner gas range, oversized island, copper farmhouse sink, and walk-in pantry. The living area flows into a dramatic rock fireplace, and the shiplap-ceilinged dining room is made for late-night board games and bottles of wine. - Primary — King bed, en suite spa bath with clawfoot tub, double vanities, walk-in shower & closet - Bedroom 2 — Queen bed - Bedroom 3 — Queen bed - Bedroom 4 — Queen bed - Bedroom 5 (Office/Flex) — Queen bed, great natural-light workspace
GUEST HOUSE (2 Bedrooms / 1 Bath)
A retreat within the retreat — open-concept living with its own fireplace, exposed-beam ceilings, shiplap walls, wood floors, and a full kitchen. The covered porch has Hill Country views and is the quietest spot on the property for morning coffee or an evening glass of wine. - Bedroom 6 — Twin bed - Bedroom 7 — King bed
CREEK & OUTDOORS
275+ feet of Live Oak Creek frontage. Bring your boots or flip-flops — the trail is perfect for exploring and rock skipping. The hot tub sits under the live oaks, the fire pit is made for s'mores and stargazing, and a pickleball/multi-sport court and putting green give every age something to do. The property is fully fenced with 6 acres of space and parking for 6+ vehicles.
THE BARN — YOUR PRIVATE CLUBHOUSE
The estate's 3-bay barn is the group's private clubhouse — room for your whole party to gather, play, and unwind together without leaving the property. Think lounge space, a spot for games, and a spa-style getting-ready room for slow mornings before a day in wine country. Built as a private amenity for guests staying at Live Oak Ranch.

Just 3 miles south of Fredericksburg's famous Main Street — close enough for wine trails, shops, and restaurants, far enough for total privacy and stargazing. Directly across from Gillespie County Airport and Lady Bird Johnson Golf Course. 30+ wineries within a short drive, 22 miles to Enchanted Rock, and minutes from HEB grocery and Whitewater Amphitheater. About the host
Hosted by Matt Sanderson
Hi! I'm Matt. My family and I are from Texas, and we fell in love with this property the moment we saw the creek winding through the live oaks. I'm a real estate broker and short-term rental host with properties across Texas and Florida, so welcoming friends, family, and guests is something we genuinely love to do. We know what makes a great stay because we've built and cared for these properties from the ground up. Our goal is simple — we want you to have such a good time that you're already planning your next trip back before you pull out of the driveway.
Why they chose this property
We wanted a property that felt like a true escape but stayed close to everything. This stretch of road south of Fredericksburg nails that balance. You're on 6 private acres with nothing but live oaks and creek sounds around you, yet Main Street — 30+ wineries, restaurants, and shopping — is just 3 miles up the road, HEB grocery is minutes away, and Lady Bird Johnson Golf Course is right across the street.
The airport across the road turned out to be one of our favorite surprises — watching small planes take off and land from the front porch has become a highlight for every group that stays, especially families with kids. It's the kind of place where you can do everything or absolutely nothing, and both feel right.
What makes this property unique
Three things nobody else in Fredericksburg offers in one place: 275 feet of Live Oak Creek frontage, a private 3-bay barn clubhouse, and two completely separate houses on 6 fully fenced acres. That combination simply doesn't exist anywhere else in the market.
Most large-group rentals around here give you one big house. We give you a full estate — the main house with a chef's kitchen (Wolf 6-burner range, copper farmhouse sink, oversized island), plus a private guest house with its own kitchen, fireplace, and covered porch. Grandparents get their own space. The couple that wants to sleep in gets their own house. Everyone comes together at the fire pit or down by the creek when they're ready.
The barn is the group's private clubhouse — room for your whole party to gather, play, and unwind together without leaving the property. And when the day winds down, you're soaking in the hot tub under the stars listening to the creek, not loading into an Uber back to a hotel. Your whole group stays, relaxes, and wakes up together on the property.
