* Complimentary use of the Emerald Island Resort Clubhouse, and all its facilities to our guests, including heated outdoor swimming pool and spa , Swedish Sauna, Arcade games room, Internet room, club house lounge, Fitness room(gym), also for your use are volleyball and tennis courts, two children`s playgrounds, and serene nature trails to walk and cycle.

Note: $20 one time fee will apply to each car for a gate card to gain much faster access via a dedicated resort gate for your entire stay

During your stay, you will have complete and exclusive access to the home except the owner`s private closet. Guests will also have free unlimited access to Emerald Resort fabulous amenities.

Pool maintenance is weekly, A/C maintenance and pest control are monthly. A service persons normally access the pool from the patio door without entering the house, but they may have to enter the house for A/C maintenance or pest control during your stay. Thank you for your cooperation.

Property Details:

* Initial Supplies: Provided items (Keurig k-cups, trash bags, paper products, soaps, detergents) are for initial use only. You must purchase your own once these items run out.

* Keurig Coffee: Complimentary Keurig coffee pods are provided.

* Cooking Supplies: We provide basic cooking items like pots, pans, salt, and pepper. Cooking oil is not provided due to variety.


Optional Heated Pool & Spa:

* Heating Fee: $45/day for the entire stay or remaining stay. Note: It takes around one day for the water to warm up enough for comfortable use.

* Pre-Arrival Heating: Complimentary heating can be arranged before your arrival if paid for the entire stay, at least 3 days before check-in. Once the heater is turned on, the fee is non-refundable.

* On-Demand Heating: If requested during the stay, the heating fee is due through Airbnb Resolution Center, and a $50 service fee will apply for technician availability.

* Weather Considerations: Pool/spa heating may not work effectively during extreme winter temperatures (below 55°F) or summer conditions that cause water chemical imbalance.


Insect Considerations:

* Florida’s natural areas may lead to occasional insect sightings despite regular pest control treatments.

* Clean food crumbs and garbage daily to help minimize pests.


House Rules:

* No outdoor shoes inside the house.
* No food or drinks in bedrooms.
* Turn off all lights and lock doors/windows when leaving the property.
* Keep doors/windows (including patio doors) closed if air conditioning is on.
* Bring in outdoor cushions to protect from weather.
🏠 Guest Rules and Terms of Stay

We are committed to providing every guest with a clean, comfortable, and enjoyable experience. Unfortunately, due to past violations that caused property damage and impacted future guests, we must emphasize the following rules.

Violators may be held financially responsible for damages, extra cleaning, fines, or other penalties.

🚫 House Rules & Conduct

- No parties or loud noise. Please respect the quiet enjoyment of the neighborhood.

- No smoking, vaping, or e-cigarettes anywhere on the property. A cleaning fee of up to $800 will be charged for odor removal.

- No pets or animal hair are allowed under any circumstances due to severe allergies. Unauthorized pets will result in a $100 charge per pet, per night.

- No illegal activity or drug use. Violations will be reported to local authorities.

- Do not exceed the number of guests listed in your reservation. Unauthorized guests may result in penalties and reservation cancellation.


🧹 Cleanliness & Housekeeping

- Do not stain linens, towels, or other fabrics. Stained items will incur an additional cleaning fee or, if necessary, replacement and restocking charges.

- Please thoroughly clean the kitchen after preparing greasy or heavy meals. The standard cleaning fee does not cover deep cleaning.

- Dispose of all garbage in sealed bags, and place them in designated outdoor bins, chutes, or dumpsters. Loose trash may not be collected in certain resort areas.

- Only soft food waste is permitted in the kitchen sink disposal.

- Toilets are for toilet paper and human waste only. All other items may cause plumbing issues. Guests may opt to use our paid plumbing service in the event of a clog.


💥 Damage, Late Checkout & Lost Items

- Please report any household damages before checkout so replacements can be made for future guests.

- A $60 late checkout fee will apply for checkouts delayed more than 10 minutes, up to one hour. Late departures delay housekeeping schedules.

- Don’t forget personal belongings. If an item must be mailed, a $50 trip fee plus postage will be charged.

- All resort amenities are managed by the resort, not the homeowner or host.

- Availability, hours, and access policies may change without notice. Please confirm details directly with the resort before arrival.


🛠 Equipment Use & Repair Policy

We regularly service and maintain all major equipment (e.g., Air Conditioner, Pool, Spa) and confirm functionality prior to check-in. However, during your stay:

- Mechanical or electrical issues may occur, particularly in extreme weather conditions.

- If so, we will coordinate repairs as quickly as possible.

- Guests waive any claim for refunds or compensation due to equipment malfunctions.


📆 Reservation Changes & Rescheduling Fees

If you need to change your reservation, the following rescheduling fees apply depending on how close the change is to your original check-in date:

- 60% of total cost – Within 28 days

- 70% – Within 21 days

- 80% – Within 14 days

- 90% – Within 7 days

- 100% – On or after the check-in date

Shortened stays are treated as partial cancellations and are subject to the cancellation terms based on your original reservation.

🏊 Private Pool, Spa, and Hot Tub Disclaimer (If Applicable)

The pool, spa, and hot tub are serviced weekly by a specialized cleaning company (except during holidays).

By using these facilities, guests agree that:

- Use is entirely at your own risk

- Children must be supervised at all times

- Guests accept full responsibility for injury, illness, slips, drowning, or accidents

- The homeowner and property manager are not liable for injury or death

- All posted safety rules must be followed

Important usage reminders

- Please treat the pool, spa, and hot tub respectfully — these are not bathtubs.

- Do NOT use soap, shampoo, lotion, creams, oils, or similar substances in the pool, spa, or hot tub; these products cloud the water and can damage the filtration system.

- Shower before entering to remove any cosmetics, oils, or other residues.

Excessive cleaning fee

- A $300 cleaning fee will be charged if excessive cleaning is required due to improper use (for example, use of soaps/lotions that necessitate draining and chemical re-treatment to restore safe water quality).

🔥 Private Gas Grill Use Disclaimer (If Applicable)

Guests may use the outdoor gas/propane grill at their own risk. By using it, you agree to:

- Use is entirely at your own risk

- Operate it safely and never leave unattended

- Guest is responsible for any damage/injury

- Homeowner/property manager is not liable

Any injury, damage, or fire resulting from improper use is the guest’s sole responsibility. The homeowner and management company assume no liability for grill-related incidents.
