Why Do You Need A Buyer's Agent?
First of All Having a Buyer's Agent Does Not Add to your Cost.
The seller along with the seller's agent pays the buyer's agent fee. Many buyers mistakenly believe they would get a better deal if they do not use a buyer's agent. They assume that since the seller has to pay the agent a commission, they would be willing to pass those savings on to the buyer if they do not use an agent. This is NOT true. In fact, seller's agents charge the same price regardless of whether or not you use an agent.
Here are a few things a buyer's agent does:
Helps you through the negotiating process. This is probably the most important part of having an agent represent you. The agent working for the builder or seller has one job and that is to sell you a home – maximizing the profits for their seller. You have to understand everything you're signing including addendums to the contract, possible delays, what would happen if your current home doesn't sell, etc. The most important thing to remember is that a buyer's agent helps walk you through everything step by step and works FOR YOU, not the seller.
Makes sure you don't overpay for a home. If you buy your home directly from the seller's agent they are only looking out for the seller's interests. A buyer's agent will provide you with valuable comparable properties and five you their opinion of the value.
