The owner does not charge any cancellation fees up to 120 days before arrival for the travel year 2023 and 2024.

The luxury villa with sea views is located near Porto Cristo on a large plot with a very well-kept garden. The quiet location without direct neighbors is ideal for a relaxing vacation and many beautiful beaches on the east coast are within easy reach. A house in a class of its own!

First floor:
On the first floor is the living room with generous room dimensions and elegant furnishings. It offers plenty of space on comfortable sofas and armchairs in front of the TV or at a large oak dining table. Floor-to-ceiling windows and glass doors allow plenty of light into the room. The modern kitchen is very well equipped with three refrigerators and has a cooking island. All rooms have direct access to the terrace. There is a guest WC. Next to it are three bedrooms with double beds (180 cm x 200 cm), en suite bathrooms and access to the terrace.

Upper floor:
There are five double bedrooms on the upper floor. They are each furnished with a double bed (180 cm x 200 cm), an en-suite shower room, a sofa and a TV. Two bedrooms have a private balcony, the three other bedrooms share a large balcony with a beautiful view of the garden. All bedrooms and living areas are equipped with air conditioning units and radiators.

Outdoor area:
The finca is situated on a 36000 sqm plot. The house is surrounded by a beautiful garden with Mediterranean plants, many flowers and fruit trees. The heated pool is a few meters away with a shaded veranda next to it. There is a large, covered terrace with dining table and mobile barbecue right in front of the kitchen.

Pool:
12 m x 6 m, depth: 160 -220 cm, stair access, sun loungers, parasols, outdoor shower by the pool, cleaning with chlorine, pool heating in fall-spring (costs extra depending on temperature and preheating time, 60€/day, also includes heating time).

Arrival and minimum stay:
Check-in from 4 pm, check-out until 10 am. On the day of arrival, luggage can be deposited from 12 noon on request. The minimum stay is 7 nights in the high season (15.06-15.09) and 4 nights in the low season. A surcharge applies for bookings of less than the minimum stay.

Additional costs:
Deposit 3000€ must be transferred four weeks before arrival, for events a deposit of 5000€ must be paid. Larger events are possible, depending on the number of guests and duration there is a surcharge of 1500€-5000€ (maximum 50 additional guests) exact amount on request. The 1st baby set (baby crib & high chair) is free of charge, baby: 0-24 months. Additional baby sets can be provided on request (50€/set/night). Tourist tax is included in the price.

Cleaning:
Incl. final cleaning, incl. intermediate cleaning for stays of 12 days or more. Additional cleaning on request (150 Euro / cleaning 6h and bed linen change 22€/room). Additional bed linen and towels available on request (30€/set). The service is to be paid in cash on site.

Extras:
Pool towels (not for the beach), putting area on a small golf course, but there are no accessories, double filter coffee machine from Krups (20 cups) and bean-to-cup coffee machine from Siemens, Bluetooth speaker boxes from Bose and a mobile outdoor speaker, mobile gas barbecue
