🛏️ Bedroom Setup

The house sleeps groups comfortably with a smart split between the two floors. Every bathroom is stocked with Public Goods toiletries and 100% Turkish cotton bath towels and linens. Pool towels are provided separately.

First Floor:

• Bedroom 2: King bed with attached bathroom. The bathroom is also accessible from the hot tub and pool area, which is a thoughtful detail you'll appreciate after a late night soak.

• Bedroom 3: King bed with attached bathroom Quiet and private on the main level.

Second Floor:

• Bedroom 1: King bed with attached bathroom and a private balcony with its own fire pit.

• Bedroom 4: Two queen beds with a shared bathroom (shared with Bedroom 5)

• Bedroom 5: Two queen bunk beds, plus an indoor kids' playset and foam couch/play area. This room doubles as a second playroom and is a hit with families. A diaper changing station is available in the shared upstairs bathroom for families with babies.

*Four of the five bathrooms have full bathtubs and showers. A highchair and pack 'n play are also available.

The property announces itself before you even walk inside. You pull into a circular driveway, approach through dual front doors, and step into a two story home with panoramic Hill Country views as the backdrop. It's spacious without feeling empty, styled without feeling fussy, and set up so that big groups can spread out or come together depending on the mood.



🛋️ First Floor: Living Room, Lounge & Dining

The main living room anchors the first floor with a wood burning dual faced fireplace that sets the tone for the whole house. It's the room where everyone ends up at some point, whether that's morning coffee on the couch or late night conversations by the fire.

Just off the living room, the lounge area features a pool table and bar counter.

The dining room connects directly to the kitchen and seats the full group comfortably.

This kitchen was set up by someone who actually cooks, and you'll notice the difference immediately.

• Coffee & Tea: A Nespresso barista machine with frother and a variety of capsules, plus a Cuisinart drip coffee maker for the "full pot" crowd. There's also a complete tea bar with a variety of teas and a hot water kettle.

• Cooking: A designer gas stove and oven, essential cooking utensils, bakeware, pantry staples already stocked, a toaster, microwave, and other small appliances.

• Dining & Drinks: Full silverware, plates, and utensils for home cooked meals. Wine glasses, outdoor glasses, cups for every occasion, and bartending tools for craft cocktails. The bar counter in the lounge connects the vibe if you're entertaining while cooking.

🌳 The Backyard

• The Pool: A large wade in swimming pool with a waterfall, infinity edge, and a basketball hoop built right in. The deep end reaches 9 feet, and the shallow entry makes it accessible for all ages. Around the pool, loungers and bean bags with umbrellas are spread out for the people who plan to do absolutely nothing and enjoy every minute of it.

• The Hot Tub: An 8 person hot tub with a bar table and stools right next to it. You can literally sit in the hot tub and set your drink on the bar.

• Stargazing: This property is in a Dark Sky Community, which means the night sky here looks nothing like what you see from the city. The stargazing circle features a Celestron StarSense Explorer Dobsonian Telescope, a serious piece of equipment, not a toy. On a clear night, you'll see things that genuinely stop conversation.

• Putting Green: A custom 5 hole putting green right in the backyard.

• Sports & Games: A volleyball court (ball provided), soccer goals (ball provided), axe throwing game, ladder toss, giant Connect 4, and a KidKraft playset with swings and slide for the younger kids.

• Relaxation: Hammocks and swing chairs are scattered around the property for the people who just want to read, nap, or zone out with Hill Country views.

• The Vibes: A Bluetooth connected patio speaker system lets you play your own music throughout the outdoor space while you swim, soak, or cook. And before you leave, make sure someone in your group takes a photo in front of the epic stargazing mural on the fence, it's become one of those shots everyone posts.

• Grilling: A covered patio with a sitting area and BBQ grill handles cookout nights. Between the grill, the pool, the speakers, and the sunset, you'll have evenings out here that the group talks about for years.

🕓 Check In / Check Out: Check in starts at 4:00 PM. Check out by 10:00 AM.

🚫 No Parties, Weddings, or Events. This is a private residential property and we take this seriously.

🚭 No Smoking or Vaping inside the house.

🐾 No Pets allowed at or inside the property. Any violation of the pet policy will incur a minimum $500 fine.

🪪 Age Requirement: Must be 25 years or older to book. The person who rents the property must be staying at the home.

🎊 No Glitter or Confetti — minimum $250 cleaning fee if found.

🚫 No Hunting, Shooting, or Archery on the property. This is grounds for immediate eviction.

🚫 No UTVs, Four Wheelers, Dirt Bikes, Horses, or Similar Vehicles permitted on the property.

🚫 No Drug Use. Zero tolerance policy.

🚫 No Glass Containers in the hot tub or swimming pool area.

📷 Extended Stays: Stays of 28 days or more may incur an additional cleaning fee. Reach out if you're interested in long term availability.



Safety Notes

➤ Swimming Pool: The pool has a 9 foot deep end and there is no lifeguard on duty. Guests are responsible for supervising all children and anyone else needing attention in and around the pool. No diving anywhere along the pool due to depths and in water benches. Rock patios have uneven surfaces, please take care when walking around the pool area.

➤ Hot Tub: The hot tub is for the enjoyment of adult guests. Children must have constant adult supervision near the hot tub. Unaccompanied minors are not permitted in the hot tub.

➤ Games & Activities: Some games contain small pieces or parts that are not suitable for young children, toddlers, or infants. Do not allow young children to play unsupervised. The house is not child proofed, please inspect any toy or equipment before use by a child.

➤ General: Guests are responsible for all damage, breakage, or loss beyond normal wear and tear. We understand things happen, if something small breaks, just let us know so we can replace it before the next guest arrives.
