A gated 4,100 sq ft residence in Woodland Hills with a pool, private gym, and a dedicated wellness suite with sauna. The home`s European-influenced architecture sets it apart from the surrounding neighborhood, with bay windows, stone detailing, and mature landscaping. Three bedrooms across three levels, a full chef`s kitchen, and multiple indoor and outdoor living areas. Well suited for executives, athletes, and guests seeking serious space and privacy in the west San Fernando Valley.

This is a large, gated home with a lot going on across three levels, and it earns its square footage. The architecture is distinctly European-influenced, with bay windows, stone detailing, and a facade that reads completely differently from the surrounding neighborhood. Once inside, the scale is immediately apparent.

The kitchen is equipped for real cooking: six-burner gas stove, dual oven, kitchen island, Nespresso, and a full appliance suite. A separate dining room seats eight and opens to a private balcony with a propane grill and fire pit. The main living room on the lower level is anchored by large bay windows and connects directly to the backyard through sliding glass doors.

Three bedrooms each have their own character. The primary suite occupies its own floor with a custom Alaskan king bed, private balcony, a jacuzzi soaking tub, walk-in shower, and a large walk-in closet. The queen bedroom has its own ensuite with a soaking tub. The king bedroom has a desk and chair and its own fireplace. All fireplaces in the home are decorative.

The outdoor spaces are the heart of the listing. The backyard flows from an outdoor seating area and daybed past a gas grill and fire pit down to the pool, which is ten feet at its deepest with lounge chairs and umbrellas. The wellness suite sits beyond, a converted greenhouse with a private sauna with Bluetooth audio, a cold plunge, and a yoga and stretching area. The private gym is fully equipped with a squat rack, free weights, treadmill, trainer machine, and more.

Three Nest thermostats control the home`s climate across all three levels. Note that only two floor AC units can operate simultaneously to avoid tripping the system.

Guests will have access to the entire home and all outdoor areas, including the pool, gym, wellness suite, and all three levels of the home. One closet in the kitchen and the garage are reserved for homeowner storage and are not accessible to guests. There will be no one else on the property, other than the weekly gardener and pool tech, unless otherwise discussed with you in advance.

This home sits in a quiet, tree-lined pocket of Woodland Hills, south of Ventura Boulevard, one of the most sought-after corridors in the San Fernando Valley. The neighborhood is residential and calm, with a strong community feel that is increasingly hard to find this close to everything Los Angeles has to offer.

Westfield Topanga and The Village at Topanga are just minutes away, offering a wide range of retail, dining, and day-to-day conveniences. Ventura Boulevard provides a full range of dining options including Il Fornaio, Saint and Second, and Fleming`s Prime Steakhouse, as well as coffee shops, groceries, and pharmacies. Topanga Canyon and the Santa Monica Mountains are immediately accessible for hiking and outdoor recreation. Malibu and the coast are roughly 20 to 25 minutes away via Topanga Canyon Boulevard. The 101 freeway connects easily to the rest of Los Angeles in either direction.

Please note that the road leading to the property is a narrow, one-way street. Guests should drive with care, particularly at night.

Most people choose to have a car when visiting Southern California. There are an abundant amount of unique and significant attractions within two hours of this home. If you`re an explorer, we recommend a car.

The 101 freeway is easily accessible from this location, connecting you to the rest of Los Angeles in either direction. Uber and Lyft are readily available as well.

By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

Please note that in the State of California, guests staying over 30 nights are legally required to sign a CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed.

There is a 10-day grace period to return any items taken from the home at check-out (keys, gate clickers, etc). Replacement costs will be charged to guests if items are not received within 10 days of check-out.

Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a minimum $250 fine.

Pool heating is not available at this property.

Utility Usage: Utilities are included up to the property`s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.

- You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

- Damages and/or failure to pick up after your pet may result in additional charges at check out.

- Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to the Owner and/or Company.

- For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.

- A minimum of $25 will be charged per lost or unreturned keys, fobs, or access cards. Please ensure they are returned before check-out.

- Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a $250 fine.

- Guests are responsible for any damage to the property or its contents during their stay. Any damages must be reported immediately to the host to ensure proper documentation.

- Please dispose of all trash in the designated bins provided. If the trash bins are full, please notify the host for further instructions.

- Any unregistered guests are not allowed to stay overnight without prior written approval from the host. Additional guests may result in an additional charge.
