A flexible additional bedroom featuring a full size trundle bed with a twin pull-out, providing extra sleeping space when you need it while keeping the room comfortable and functional. This room also includes a desk and chair for a private work space.

Need even more room? The home also includes a pull-out sofa bed in the upstairs loving area, providing additional sleeping accommodations for larger groups.

One of the highlights of Double 7 River Ranch! Our oversized air condition and heated game room was built for friendly competition and late-night fun. You'll find a pool table, shuffleboard, poker table, dart board, arcade game, ping-pong, board games, 65-inch TV, and refrigerator all in one space.

The game room also features a full-glass garage door that can be opened, creating an indoor/outdoor atmosphere and letting you enjoy the ranch views and fresh country air while you play.

The full home and all 77 acres excluding the barns and storage areas.

Because Double 7 River Ranch is a private 77-acre recreational ranch with ponds, river access, hiking trails, a hot tub, firepit, playground, and other outdoor amenities, guests are required to review and sign our Guest Rules & Property Agreement and Assumption of Risk & Liability Agreement prior to arrival.

The agreements outline important property rules, safety information, and the inherent risks associated with enjoying a rural recreational property.

Important property rules include:

No hunting
No discharge of firearms or projectile weapons
No guest use of ATVs, UTVs, dirt bikes, or other motorized recreational vehicles
No swimming or diving in the ponds or river
Children must be supervised around water, the hot tub, firepit, playground, and other outdoor areas

The agreements will be provided to the booking guest after reservation and must be completed prior to check-in.

By booking Double 7 River Ranch, guests acknowledge that these agreements and property rules are a condition of the reservation.
