Our Luxury Chalet "Almsommer"
The luxury chalet “Almsommer,” newly built in 2019, is located right at the tree line at the foot of the Heidialm, offering panoramic mountain views and private access to the ski area. With 160 m² of living space, plus terraces and balconies spread across three levels, it offers plenty of room for relaxation, family, and friends. The living and wellness areas, as well as the panoramic terrace, are located on the ground floor. Of the 4 bedrooms, 2 are located on the top floor and 2 on the lower level (also with mountain views). There are a total of 4 double beds as well as cots. Maximum number of guests: 12 people (8 adults, 2 toddlers, and 2 infants).
Wellness & Relaxation
The chalet features 3 bathrooms, each with an open-air rain shower, toilet, and high-quality Villeroy & Boch fixtures; one of them also includes a whirlpool tub and a balcony. The choice is yours: Start with a sauna session and then cool off in the snow, or would you rather heat up the hot tub on the terrace first and relax with a glass of wine while the kids enjoy a bubble bath in the whirlpool tub? Or would you rather light the outdoor fireplace or read a book indoors by the wood-burning stove? The choice is yours, and you don’t have to worry about a thing: we’ll take care of the bed linens, towels, and final cleaning for you.
Living & Sleeping
The living room, with its open kitchen and bar counter, invites you to linger. While the kids watch Netflix after an exciting day of skiing, you can cook comfortably in the kitchen while letting your gaze wander over the crackling fire and the mountain peaks. All bedrooms feature satellite/smart TVs. On the large south-facing panoramic terrace, you’ll find everything you need for the perfect holiday in the mountains—an outdoor fireplace grill, a hot tub, and patio furniture. All extras, from Wi-Fi to a washing machine, are of course included.
Location, Amenities & Floor Plans
The chalet, which is accessible via a quiet residential street, features a carport, two private parking spaces, and a ski storage shed right next to the house. Upon request, we offer a garage with an electric car charging station. A staircase provides direct access to the cross-country ski trail, downhill ski slope, and hiking trails.

At the Heidi Chalets, you’ll find a blend of traditional solid-wood construction, eco-friendly design, and modern comforts. With great attention to detail, it’s the perfect place to relax at 1,850 metres in the heart of the Nockberge UNESCO World Heritage Site. We’re located not far from Lake Falkert in a sunny, south-facing spot with panoramic views, right next to the cross-country ski trail, downhill ski slope, and hiking trails.

General Terms and Conditions of Business and Booking Scope of Application: The General Terms and Conditions and Privacy Policy of Heidi Chalets published on this page serve as the basis for the rental agreement.Confirmation of the Reservation: A binding reservation is only confirmed upon receipt of the booking confirmation from the landlord and payment by the tenant within the payment deadline. You will automatically receive the booking confirmation via email. Deposit & Payment Deadline: Upon completion of the booking, 35% of the total amount is due as a deposit. The deposit must be received by us within 7 days. The date the funds are received is decisive. The landlord may cancel the rental agreement if the specified deadlines for payment receipt are not met. The remaining balance must be paid no later than 8 weeks before the start of the trip. For last-minute bookings, the total amount is due immediately. Accepted Payment Methods: The simplest and most cost-effective payment method is bank transfer. You will automatically receive the account information via email along with your personal booking confirmation. Please enquire in advance about payment methods other than those offered on the website. Additional fees may apply. Additional Costs Included in the Booking Price: When you make your booking, the system automatically calculates the additional costs based on the information you provide in the online form. The included additional costs are: – Flat-rate fee for firewood (per night) – Flat rate for water and sewage (per person/night) – Flat rate for bed linens and towels (per person/night) – Municipal trash fee (one 120L bag per stay) – Professional final cleaning of the chalet – Flat fee per pet (if applicable)Additional Costs Billed On-SiteThe tourist tax (currently €2.70 per person/night) is charged for guests aged 17 and older and is due on-site. Electricity costs are billed based on actual metre readings at €0.60 per kWh upon checkout. Discount for Waiver of Cancellation Rights Want to save money? And we need planning certainty. For this reason, we offer you a 3% discount on non-refundable bookings. This is contingent upon timely receipt of the full amount specified in the booking confirmation (minus the discount) and a note in the bank transfer or via email stating, “Waiver of cancellation agreed.”If you are unable to arrive, no refund will be issued. Cancellation Policy & Fees: Cancellations by the renter must be made in writing via email to the provided email address. The following cancellation fees apply, based on the time of cancellation: - Up to 50 days before the start of the rental period: 35% – Up to 30 days before the start of the rental period: 60% – Up to 15 days before the start of the rental period: 90% – Less than 14 days before the start of the rental period: 100% Travel Cancellation Insurance We recommend purchasing travel cancellation insurance. If you wish, you can purchase trip cancellation insurance directly from our partner, Europäische Reiseversicherung, at the time of booking. Check-In & Check-Out Unless otherwise agreed in writing via email, the following times apply for check-in and check-out: – Check-in from 4:00 p.m. – Check-out by 10:00 a.m. Individual check-in and check-out times can be requested. Between 7:00 p.m. and 8:00 a.m., we may charge a flat fee of €25 for arriving at the property.Maximum Occupancy: The chalets may only be occupied and used by the number of people specified at the time of booking. Any increase in the number of guests must be communicated to the landlord via email prior to arrival. Pets: Please specify the exact number of dogs or cats when booking. Pets are generally allowed only on the ground floor and under no circumstances on sofas or beds. We must enforce this policy due to hygiene regulations and for the well-being of other guests. Any damage, such as scratched doors or furniture, will be charged to the guest. Liability & Security Deposit: The security deposit must be paid in cash upon arrival and is currently €350. The renter is obligated to report any damage caused by them immediately and is liable for any accompanying guests. You will receive your security deposit back at check-out, provided the chalet and all furnishings are returned in good condition. Should you have accidentally caused any damage, we are sure to find a suitable solution. Much of this is covered by insurance (e.g., third-party insurance). It is therefore in your best interest to report any damage promptly. Handover of the Chalet upon Departure: The chalet must be left in a clean and tidy condition. The kitchen (pans, dishes) must be left clean and dry in the same place in the cabinets where they were found upon arrival. Unwashed dishes will be charged at cost (minimum €20). Please dispose of trash (empty bottles, paper, and general waste) at the central trash station on the high street. The disposal of any trash left behind will be charged based on the cost incurred. We will remove the bed linens for you. No Smoking Indoors: A strict no-smoking policy applies throughout the entire interior of the property. Failure to comply with the no-smoking policy will result in the full forfeiture of your security deposit. Fire Safety Precautions: Be sure to follow the safety instructions and operating manuals. Only heat the wood-burning stove with dry wood, and always keep the safety glass door closed. Do not place any objects on, next to, or in front of the stove to dry (minimum distance: 1 metre). Never light the HotPot when it is empty—serious fire hazard! Always let the water fill up completely first, and only then begin heating. Sauna: Only essences approved for sauna use may be used, mixed with water in the ratio specified on the packaging. Frost Protection Measures: Empty the HotPot after each bath—but only once the fire has definitely gone out completely. This ensures you always have hygienically sound bath water and effectively prevents frost damage. Unfortunately, we must claim compensation for any damage caused by improper use or frost damage resulting from water that has not been drained, without exception. The HotPot must be handed over empty on the day of departure. Always close all windows and doors when leaving the house to prevent weather-related damage to the house and high electricity consumption. Snow Removal: You have booked a chalet in a high-alpine area. Given the high altitude, you should expect fresh snow and severe frost at any time. On the day of arrival, the driveway is usually cleared. If fresh snow falls during your stay, you are responsible for clearing the driveway and the patio. You’ll find the necessary equipment in the ski storage shed. Please understand that it’s not possible to clear snow at all times at this elevation. We recommend that you clear the driveway and terrace immediately after any fresh snowfall. The longer the snow lies, the heavier it becomes, and the more effort it will take to remove it.
