One is under the house facing driveway. Another one is on deck facing the entrance.

IMPORTANT NOTE
This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1500 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59 for stays up to 9 nights, with an additional $3 per day for stays longer than 9 nights. Damage waiver purchases are optional.

WATER NOTICE: Due to the local water system, tap water may occasionally appear yellow, especially in toilets. We recommend using bottled or filtered water for drinking and cooking.

To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

1. LIMITED OCCUPANCY:
Occupancy is limited to a maximum of 19 individuals. If the Owner determines this policy has been violated, the Owner reserves the right to expel the entire party without refund.

2. TRANSIENT OCCUPANCY — NO TENANCY CREATED:
This property is a transient vacation rental. It is not the Guest’s residence, domicile, or dwelling.

3. NON-DISTURBANCE CLAUSE:
Renter and their guests shall not disturb, annoy, endanger, or create inconvenience for neighbors, nor shall they use the premises for any unlawful purposes.

4. CARE OF PREMISES/DAMAGES:
PET FRIENDLY — DOGS ONLY, 2 MAXIMUM
We welcome up to 2 dogs, 50 lbs or less each. A non-refundable pet fee of $150.00 per pet, per stay applies and must be disclosed at the time of booking.

Please clean up after your dog. Animals may not be left inside the unit alone unless crated (crate not supplied), and are not permitted on the furniture. The Renter is responsible for all damage and for the full cost of any additional cleaning caused by an animal.

NO SMOKING OR VAPING PERMITTED IN THE HOUSE.

5. OWNER’S RIGHTS:
If the conditions and limitations of this agreement are not met, the Owner reserves the right to cancel the agreement and may enter the property by statutory proceedings or force to inspect the property and ensure the Renter has vacated. All payments made by the Renter shall be forfeited as liquidated damages.

6. INDEMNITY CLAUSE:
The Renter agrees to indemnify and hold the Owner harmless from all claims, including those from third parties, arising from or related to Renter’s use of the property or any personal property provided.

7. NO SUBLETTING:
The Renter may not sublet or assign this lease, in whole or part, without the prior written consent of the Owner.

8. REPAIRS AND MAINTENANCE:
The property is rented with the Owner’s furniture and furnishings. The Owner is not responsible for providing additional furnishings or equipment. The Renter must report any maintenance issues immediately. The Owner will make reasonable efforts to repair or replace faulty equipment but cannot guarantee all equipment will function properly at all times. No rate adjustments or refunds will be made for equipment or appliance failures.

9. CANCELLATIONS:
We understand that plans can change. Please review our cancellation policy below:
• Full Refund: Guests may cancel for a full refund if the cancellation is made at least 30 days prior to the check-in date.
• Grace Period: Guests who cancel within 48 hours of booking are eligible for a full refund, provided the cancellation occurs at least 14 days before check-in.
• Partial Refund: Cancellations made between 7 and 30 days before check-in will receive a 50% refund for all nights.
• No Refund: Cancellations made less than 7 days before check-in are non-refundable.

10. PEST CONTROL & WILDLIFE DISCLOSURE:
Due to the subtropical climate of Texas, guests may occasionally encounter common pests such as American cockroaches (commonly known as “tree roaches”), insects, mosquitoes, or other wildlife typical to the region. This is a normal occurrence in Texas properties and is not indicative of poor housekeeping or property conditions.

11. HURRICANES, TROPICAL STORMS & INCLEMENT WEATHER:
This property is located in a coastal area where hurricanes, tropical storms, flooding, heavy rain, high tides, Red Tide, and other severe weather events may occur. Weather conditions are unpredictable and are outside of the Host’s control.

12. UTILITIES:
Power, internet, water, cable, and other utility services are provided by third-party utility companies and service providers. While every effort is made to maintain these services, the Host has no control over outages, interruptions, equipment failures, weather-related disruptions, or utility company repairs.

13. HOT TUB:
The hot tub is professionally cleaned, sanitized, and balanced prior to your arrival. To ensure it remains clean, safe, and available for all guests, before and after pictures are taken prior to and after your stay. By signing this agreement, you agree to the following rules:

14. MAIN ACCESS ROAD:
The main access road to the property runs alongside the beach and is frequently covered with sand. Road conditions can become difficult or impassable during periods of rain, storms, high tides, or other weather events.

15. PARKING:
You may park up to 6 vehicles in the driveway. Additional parking is permitted on the left and right bays under the house. Center Bay Clearance - Too narrow for parking; please leave it clear.

18. ITEMS LEFT BEHIND / RETURN OF ITEMS
To have an item returned, the guest must request it in writing within the 14-day window. A $50 handling fee plus the actual cost of postage applies to all returns and is due before the item ships.
